Gutter sealing for homes and businesses in Mill of Mains

A drip at a gutter joint is easy to ignore, but the water lands on the same spot every time it rains. Sealing it is quick while the gutter is still sound. Typical jobs include old sealant on roofline trims that has split and quick sealant fixes on gutters that didn’t last, across gutter end caps, soffit joints and uPVC fascias.

On a four-storey tenement, gutter joints are a long way from the street, and a slow drip can stain and soak the stone for a long time before it’s spotted. For a building in Mill of Mains, access is planned first, and shared parts may need the other owners to agree.

All of our work is guaranteed for twelve months, and the guarantee is the same wherever you are.

Can I do it myself?

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

Mill of Mains: your questions answered

I let a flat near Dundee station. Can you help?

Yes, landlords and agents are among the people we work for, and several properties can be quoted together. You can drop us a line at info@mrmastic.co.uk with the details for a clear quote.

How do repairs to the shared parts of a tenement in Mill of Mains get organised?

It usually goes through the owners together, or through the factor if the building has one. The Tenements (Scotland) Act 2004 covers the common parts where the deeds don’t.

Do you work for hotels and businesses?

Yes. We’ve worked for hotels, offices and other businesses, and we’re fully insured.

Will you leave a mess?

We keep the work tidy. Nearby surfaces are protected.

Do you seal gaps in fascias and soffits?

Yes, often alongside gutter joints. Each joint is cleaned and sealed.

Are you an approved applicator?

Yes. We hold ARBOMaster approved applicator status and we are fully insured too.

What do you need from me for a quote?

Just the basics: the address or postcode, what’s wrong and any access issues. Then drop us a line at info@mrmastic.co.uk.

Can you reach high gutters?

That depends on the building. Tell us the height and what’s around the gutter and we will confirm what’s needed.

Landlord and commercial work in Mill of Mains

A neglected joint can let water reach the structure, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance that we can handle for you.

In hotels, rooms out of use cost money, so the work can be planned room by room. Hotel work is part of what we do, alongside homes and businesses.

How the job changes by surface

Gutter end caps

We seal end caps from the inside where we can reach, after cleaning and drying.

Gutter joints

Most gutter leaks start at a joint between sections. They’re cleaned out, dried and resealed.

The process

Every visit runs the same way: we look at the joints together, mask and protect the surrounding surfaces, do the work and tidy away. It generally takes an hour or two for a few joints, longer for a full run. Parking in city streets around Mill of Mains can be tight or controlled, so it helps to know about permits or nearby bays. For flats, mention the door entry system and any shared-stair arrangements.

  1. We find where the water is coming from and check the gutter is sound.
  2. The old sealant and dirt are cleaned out of the joint.
  3. The joint is dried before sealing.
  4. We seal the joint with a sealant made for gutters.
  5. We check the run and clear debris near the joints.

How to prepare

  • Try not to wet indoor joints just before the visit
  • Keep children and pets away from the work area
  • Let us know about parking restrictions

Advice

Why deal with it now?

New gutters cost far more than a few resealed joints. Where the gutter is in good order and only a joint leaks, resealing is the sensible fix. If it has failed, we’ll tell you. In a tenement flat in Mill of Mains, a failed seal is rarely just your problem: water can reach the flat below, and gaps in shared walls or fire-stopping affect the whole stair.

A few things move the cost up or down: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether we need extra access for height. Your quote takes all of that into account.

Common problems we fix in Mill of Mains

Sealant laid on a wet or dirty joint fails early. Some quick repairs peel off within a season or two for this reason.

If you can see any of these, it’s time to have the joints looked at:

  • Old gutter sealant that has let go
  • Water dripping where gutter sections meet
  • Failed sealant on a garage door frame
  • Damp patches inside below a leaking gutter

Homes close to Mains (St Ninian's) Church include some older properties, and the joints between older walls, newer extensions and the roofline need a sealant that can move.

Before you book anyone

  • Is the old sealant removed completely?
  • Who does the work, and how experienced they are
  • Whether the sealant suits the joint
  • How long to leave it before use

What gutter sealing looks like in Mill of Mains

Mill of Mains is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on gutter, fascia and roofline joints, which can dry out and crack sooner where a building faces the weather. Under the Tenements (Scotland) Act 2004, shared parts of a tenement, such as the roof and outside walls, are looked after by the owners together, often through a property factor. Your title deeds say which parts are shared.

Letting a property close to Dundee station? Then leaking gutter joints on a rental are best caught before they stain the walls. If you look after a building such as Scottish School of Contemporary Dance, larger buildings have long runs of movement joint that eventually need resealing.

What affects the cost of gutter sealing

There’s no set price list, because no two jobs are the same. What we look at:

  • Any mould that needs treating
  • Working hours on commercial sites
  • Whether old sealant or filler has to be cut out
  • How much there is to do

What it costs depends on the size of the job, how hard the old material is to remove and how easy the joints are to reach. We give a clear quote before we start.

What we need to know

What to tell us when you ask for a quote:

  • Whether it’s a home or a business
  • The problem you’ve noticed
  • Any access issues, like height or stairs
  • How many joints, rooms or windows are involved

A good description makes for an accurate quote. Tell us where the job is, what’s wrong and how much there is.
