Bathroom resealing in Dundee: how it works
Homes in Dundee have the same weak spots as anywhere else: the long edge of the bath, the base of the shower tray, the back of the basin and the line along the worktop. Every joint is cut out, cleaned and left dry before it’s resealed. Typical jobs include a joint torn by a bath that flexes and water getting behind the bath panel, across shower trays & enclosures, wet rooms and kitchen worktops & upstands.
When we arrive, we look over the joints with you first, so you know exactly what we’re doing. Surfaces next to the work are protected before any work begins. The work normally takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen.
- We protect the area and cut out all of the old sealant.
- Next, the joint is cleaned and any mould is treated.
- The joint is left to dry, and baths are filled with water first.
- New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
- Finally we tidy up and explain the cure time before we leave.

Bathrooms and kitchens across Dundee
In Dundee, bathroom resealing takes in flats, houses, rentals and businesses, from Broughty Ferry, Stobswell and Monifieth to the quieter places in between. The method is the same everywhere: old material cut out, joints cleaned and dried, and a fresh finish laid.
We work across all of Scotland, from the cities to the islands, and Dundee is part of that. Journeys are planned ahead, and outside jobs are booked around the forecast. Dundee includes coastal places, where outside joints face more wind, rain and salt than they would inland. Walls facing the sea are usually the first to need attention.
Dundee: For site and facilities teams at buildings such as Scottish School of Contemporary Dance, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. For landlords with property near Dundee station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.
Signs you need bathroom resealing
No sealant lasts indefinitely. Daily water, heat and cleaning products slowly wear it down, so its life depends on how the room is used, cleaned and aired.
These are the problems we’re asked about most:
- Mouldy sealant that has gone black
- Damp behind the bath or under the tray
- Lumpy, uneven sealant from a DIY attempt
- Water getting behind the kitchen upstand
How we quote for bathroom resealing
You will get a clear quote before any work starts. It’s based on:
- The amount of work
- Whether there’s mould to deal with
- The number of rooms or windows
- Access and height
No two jobs are quite the same, so we quote each one individually. Size, access and the product the joint needs all make a difference.
What to tell us for a quote
What to tell us when you ask for a quote:
- The problem you’ve noticed
- The rough size of the job
- If it’s domestic, commercial or a hotel
- Where the job is, and your postcode
We do not publish a price list, because every job is different. Instead, your job gets its own clear quote. To arrange one, drop us a line at info@mrmastic.co.uk.
How the job changes by surface
Wet rooms
In a wet room, the joints between floor and walls take standing water. They’re resealed with anti-fungal sanitary silicone, and our work is on the visible joints only.
Baths
Acrylic baths flex the most, while steel and cast iron baths move less but still settle when full. Loading the bath with water before sealing allows for it.
DIY sealant or a professional job?
A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.
How to look after the new joints
Good habits help new joints last longer. Our tips:
- Give the silicone its full cure time
- Check the joints every few months for splits or lifting
- Stick to a soft cloth and a mild cleaner
- Keep bottles off the sealant line
Keep bottles and razors off the sealant line, as they hold water against it. Squeegeeing the walls and tray after use helps the joint dry.
Do not wait for a refit to deal with failed sealant. Like paintwork, sealant needs renewing from time to time, and renewing it as soon as it fails protects everything around it.
Questions from Dundee
Will there be a smell?
Some sealants have a smell while they cure. Opening a window helps.
Can mouldy silicone be sorted out?
Yes, by replacing the sealant. Sprays can fade the marks, but cutting it out and resealing is what lasts. Good ventilation helps keep it away.
Does the resealing come with a guarantee?
Yes, for 12 months. Looking after the joint as we suggest helps it last.
Where is Mr Mastic based?
We’re a Crawley-based firm, with over 20 years’ experience. We work across South East England, London and Scotland.
Are you an approved applicator?
Yes. We hold ARBOMaster approved applicator status and we’re fully insured too.
How long before the new sealant can get wet?
Silicone is touch-dry quite quickly, but it takes longer to cure. Leave it around 24 hours before it gets wet, or follow the cure time we give you.
Can new silicone go straight over the old?
No, and it’s one of the main reasons reseals fail. The old joint is stripped, cleaned and resealed from scratch.
