Bathroom resealing near Longforgan

Bathroom resealing in Longforgan, done properly

A shower joint gets soaked every day. Trays, enclosures, screen profiles and wet room floors all need a flexible, waterproof seal. They’re resealed with anti-fungal sanitary silicone, finished smooth so water drains away rather than collecting. If you’re dealing with leaking joints on a shower screen and mouldy sealant that has gone black, we can help, on basins & vanity units, shower trays & enclosures and kitchen worktops & upstands alike.

A bathroom in a place like Longforgan gets the same daily wear as one in a city flat. Generally soft Scottish water means less limescale, but steam still lets mould into sealant and grout.

The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we’ll sort it.

How to look after the new joints

Once the sealant has cured, a few habits help it last:

  • Wipe up water along the back of the worktop
  • Let new sealant cure fully before it gets wet
  • Don’t let bottles sit on the bead
  • Keep scourers and sharp tools away from the bead

Keep water off the new bead until it has cured, following the cure time we give you. After that, a quick wipe after showering helps keep it clean.

Small signs come before a leak: lifting ends, gaps, dark shadows under the bead or a stain downstairs. Any of these means the joint needs attention.

Common questions in Longforgan

Is Longforgan in your area for bathroom resealing?

Yes, Longforgan is within the area we cover. Our work covers the whole of Scotland. You can drop us a line at info@mrmastic.co.uk and tell us what needs doing.

Do you cover smaller places like Longforgan?

Yes, we do. We work across all of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.

What does bathroom resealing cost?

The cost depends on the size of the job, access and how much old sealant has to come out. Ask us for a quote.

Do I have to be there?

Access is agreed with you when the job is booked. For inside work, that normally means someone being in.

Is it messy?

Very little: the area around the joints is protected first, and we tidy up before we go.

Is there any odour?

Sometimes, a little. Any smell clears as the sealant cures, and ventilation helps.

Do you work for hotels and businesses?

Yes. Larger jobs can be planned room by room or area by area.

Is the work guaranteed?

Yes, for 12 months. Looking after the joint as we suggest helps it last.

Surface by surface

Basins & vanity units

On a basin, neatness shows: the bead is right in front of you, so it’s tooled cleanly and evenly, in white, clear or a colour to suit.

Baths

Acrylic baths give a little under load, while steel and cast iron baths move less but still settle when full. Filling the bath first allows for that movement.

How we quote for bathroom resealing

Your quote is based on your job. We look at:

  • Mould in or behind the old joints
  • The number of rooms or windows
  • The size of the job
  • How easy the joints are to reach

No two jobs are quite the same, so we quote each one individually. Size, access and the product the joint needs all play a part, and we’ll explain the quote if you ask.

Asking for a quote

When you contact us, it’s useful to know:

  • Pictures of the joints, sent by email
  • How many joints, rooms or windows are involved
  • The problem you’ve noticed
  • If it’s domestic, commercial or a hotel

It all starts with a short chat. Tell us what’s wrong, where it is and how much there is, and we’ll explain how we’d tackle it. When it suits you, email us at info@mrmastic.co.uk.

Common problems we fix in Longforgan

Sealant laid on a damp, dusty or greasy joint never bonds properly. Traces of soap, bath oil and old sealant stop it gripping, so a rushed job can start to lift early.

People normally contact us when they notice one of these:

  • A messy, uneven bead from a previous reseal
  • Splits where the tray meets the wall
  • Mouldy sealant that has gone black
  • Shrunken sealant along the back of a worktop

What your quote should include

  • Who does the work, and how experienced they are
  • Whether they’re fully insured
  • Whether VAT is included
  • Whether they seal over old material or remove it

10 questions to ask before you book

Should I try it myself first?

A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly, so tell us about it when you ask for a quote.

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.

Bathrooms and kitchens in Longforgan

Longforgan is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

For an older house near a landmark such as Longforgan Parish Church, walls and floors in older homes can move, and sealant and grout show it first.

Why act early in Longforgan

Bleach and mould sprays may lighten black marks for a while, but mould that has grown into the sealant tends to return. The lasting answer is to remove the bead and start again. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, plus any working-time requirements on site. Ask us for a quote and we will explain what it covers.

Why us?

  • We leave the area clean and tidy
  • Any old sealant cut out fully, not covered over
  • Every job guaranteed for a year
  • ARBOMaster approved applicator

How the visit works

We keep the work tidy and contained to the area we’re working on, so you can get on with your day. The job usually takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen, and we tell you how long to leave it before we go. Outside jobs in Longforgan need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. We cover the area around the joints we are working on.
  2. Old sealant is sliced away and the residue removed.
  3. Mould is treated, then the joint is left to dry thoroughly.
  4. Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
  5. The joint is finished neatly and we explain when it can get wet.

Getting ready for the visit
