Bathroom resealing for homes and businesses in Monikie

Sealant is the soft line between a bath, shower or worktop and the wall. Once it cracks or goes mouldy, water starts to find its way through and into the wall or floor. Every trace of the old sealant is taken out and replaced with anti-fungal sanitary silicone. Typical jobs include new sealant laid over old sealant that is now lifting and a bead that has pulled away from the tiles, on shower trays & enclosures, sinks & splashbacks and kitchen worktops & upstands.

Being further from a city doesn’t change the work: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. The journey and access are simply planned in advance.

All our work is covered by a 12-month guarantee.

FAQs for Monikie

Can you help a landlord with a rental near Monifieth station?

Yes, rental work is part of what we do. Just drop us a line at info@mrmastic.co.uk and tell us about the property, and we will give you a clear price.

Is Monikie in your area for bathroom resealing?

Yes, Monikie is within the area we cover. Our work covers the whole of Scotland. You can email us at info@mrmastic.co.uk and let us know what needs doing, and we’ll give you a clear price.

Can you just seal over the old silicone?

No. Sealing over the top looks fine for a few weeks, then lifts. We remove the old bead completely before resealing.

Is it worth trying it myself?

That depends on the joint. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional.

How much does bathroom resealing cost in Monikie?

Size, access and the old material all affect the cost. Ask us for a quote and we’ll talk you through it.

What should I tell you?

Let us know what needs doing and where. If we need more, we’ll ask.

Where are you based?

We work from Crawley. Our applicators cover Monikie.

Do you do kitchens as well as bathrooms?

Yes. The old sealant is cut out and the joint degreased, because cooking grease stops silicone sticking, then we reseal in a colour to suit.

DIY sealant or a professional job?

If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly, so just mention it when you contact us.

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.

Aftercare tips

Looking after new joints is easy, and it makes a real difference:

  • Keep bottles off the sealant line
  • Check the joints every few months for splits or lifting
  • Stick to a soft cloth and a mild cleaner
  • Wait for the cure time we give you

Have a look at the joints every few months. A small split or a corner lifting is easy to spot, and if anything looks wrong, just send an email to info@mrmastic.co.uk.

Do not wait for a refit to deal with failed sealant. Sealant is a maintenance item, like the paint on a window frame, and renewing it as soon as it fails protects everything around it.

Monikie homes and their sealant

Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that doesn’t dry out.

Letting a property close to Monifieth station? Then fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay. If you live in an older home near Parish Church And Burial-Ground, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

When it is not the sealant

We will always be straight with you, so here’s what new sealant won’t do:

  • A leaking waste, trap or valve
  • Damage behind the tiles that needs a tiler
  • Cracks in the tray itself rather than the joint

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we will tell you honestly before booking.

Joints and surfaces we work on

  • Basins & vanity units
  • Shower trays & enclosures
  • Wet rooms
  • Sinks & splashbacks
  • Kitchen worktops & upstands
  • Baths

What happens on the day

Our applicators work methodically: protection first, then preparation, sealing and a tidy-up. For most jobs that takes a morning or an afternoon for most single baths and showers, and the area is left clean. In smaller Scottish places, parking is generally less of an issue than access and distance. Tell us how to find the property and how to reach the work, and the visit is planned around that.

  1. We protect the area and cut out all of the old sealant.
  2. We clean and degrease the joint and treat any mould.
  3. Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
  4. A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
  5. We tidy up and give you the cure time, normally around 24 hours.

Before we arrive

  • Where the joints are inside, avoid wetting them before we arrive
  • Tell us about access, such as stairs, a lift or high-level joints
  • Keep children and pets away from the work area

Whether it’s one flat or a portfolio, the work is the same standard: the old material taken out, careful preparation and a 12-month guarantee.

What affects the cost of bathroom resealing

Jobs vary more than people expect. What affects the quote:

  • The number and length of the joints
  • Mould in or behind the old joints
  • The number of rooms or windows
  • Working hours on commercial sites

Rather than a set price list, we look at what your job involves: the amount of work, the old material and the access. The price is agreed before we begin.

What we need to know

A few details help us give you an accurate quote. When you get in contact, it helps to mention:

  • Whether it has been sealed before
  • Access, such as stairs, a lift or height
  • Where the property is
  • The problem you’ve noticed

For a quick quote, get us on the phone, or email us if that is easier. Tell us about the joints that need doing and we’ll talk you through the work and send you a clear quote.

How the job changes by surface

Basins & vanity units

On a basin, neatness shows: so we keep the line tidy and even, finished in a colour that suits the basin.

Shower trays & enclosures

A tray that rocks will split any sealant. We check for movement before we reseal, and tell you if it needs re-bedding first.
