Problem with your baths, showers and worktops in Camperdown? We cut out the old, prepare the joints and apply the right sealant.

  • A joint torn by a bath that flexes

Bathroom resealing near Camperdown

Bathroom resealing in Camperdown

The secret of a lasting bead is the preparation. Every bit of old silicone comes out, down to the thin film left on the tiles, after which the joint is degreased and any mould treated. New silicone goes on only when the joint is fully dry. If you have cracked, shrunken or lifting silicone and new sealant laid over old sealant that is now lifting, we can help, on sinks & splashbacks, shower trays & enclosures and basins & vanity units alike.

In and around a place like Camperdown, homes range from older stone-built properties to newer houses. Where a building moves, cracked grout and split sealant are usually the first signs.

All of our work is guaranteed for twelve months, and the guarantee is the same wherever you are.

When it is not the sealant

We’d rather tell you now than do work that won’t last, so here’s what sealant can’t put right:

  • Leaks from a shower valve, waste or pipework (a plumber’s job)
  • A bath or tray that moves because it isn’t properly supported
  • Water getting in through the grout rather than the sealant

If in doubt, email us at info@mrmastic.co.uk and we will say what we think before you book.

Joints and surfaces we work on

  • Basins & vanity units
  • Sinks & splashbacks
  • Kitchen worktops & upstands
  • Baths
  • Wet rooms
  • Shower trays & enclosures

Aftercare tips

Good habits help new joints last longer. A few tips:

  • Keep an eye on the corners, where splits start
  • Clean with a mild bathroom cleaner and a soft cloth
  • Avoid abrasive pads on the sealant
  • Don’t leave water standing on kitchen joints

Give the silicone time to cure before it gets wet, following the cure time we give you. Once it’s cured, wiping it down after use keeps it looking new.

Each shower pushes a little more water through a failed joint. Over time that water reaches floors, walls and ceilings. Early resealing closes the gap before damage is done.

What affects the cost of bathroom resealing

We do not publish a price list. The quote depends on:

  • Whether old sealant or filler has to be cut out
  • How many rooms, windows or areas are involved
  • Any mould that needs treating
  • The type of sealant required

The cost depends on how much there is to do, how hard the old material is to remove and how easy the joints are to reach. We give a clear quote before any work starts, so you know where you stand.

What to tell us for a quote

Before you ask for a quote, have a think about:

  • Where the job is, and your postcode
  • The type of property
  • How many joints, rooms or windows are involved
  • What the problem is, such as mould, gaps, leaks or cracking

Every job is quoted individually. Simply drop us a line at info@mrmastic.co.uk and describe the job, and photos are welcome.

Bathroom resealing in Camperdown: local notes

Camperdown is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies.

For landlords with property near Invergowrie station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for. If you look after a building such as Menzieshill High School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

How the visit works

Most of a good job is in the preparation, and we don’t rush it. Every joint is cleaned and dried before new material goes in. In total, it generally takes around two hours for one bath or shower, longer for a whole bathroom. For a place like Camperdown, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. We look at every joint first and check for movement or leaks.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. Joints are degreased and any mould is treated.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. The bead is tooled smooth and you are told the cure time, normally around 24 hours.

Preparing for the visit

  • Move anything stored near the joints
  • Mention any tricky access
  • Keep pets and children clear of the area while we work

Advice

Why act early in Camperdown

Bleach and mould sprays may lighten black marks for a while, but mould that has grown into the sealant tends to return. Cutting it out and resealing with anti-fungal silicone is the fix that lasts. Around Camperdown, water from a failed joint in an older stone home can soak into timber and plaster.

No two jobs are quite the same, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all play a part, and we will explain the quote if you ask.

Why us?

  • More than 20 years in sealant work
  • Old sealant always removed completely
  • Sealant colour chosen to suit
  • Quality sealants from Arbo and Everbuild

Can I do it myself?

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

A DIY attempt doesn’t rule out a professional job. We cut it out and start again, so just mention it when you contact us.

What the job involves on each surface

Wet rooms

Wet room floors move slightly as they’re used, so the corners need a flexible seal, not grout. Where grout in a corner has cracked, we can replace it with sealant.

Sinks & splashbacks

The edge of an inset sink is a common place for water to get under the worktop. We reseal the visible edge of the sink where it has failed.
