Our floor joint sealing service in Dundee

Painted skirting can be sealed with a flexible product that can be painted over. For bathrooms and kitchens, silicone is usually the better choice, which isn’t made to be painted. Common call-outs are for tiled floors with no room to move and threshold joints that have opened or worn, on thresholds, concrete floor joints and wet room & bathroom floors.

There is not much for you to do on the day. Point us to the joints and we will get on with it. The job generally takes a few hours, depending on the length of joint from start to finish.

  1. First, the floor type, the gap and the traffic are checked.
  2. We remove what’s in the joint now.
  3. The joint is vacuumed clean and backing fitted where needed.
  4. We apply the sealant in a colour that suits the floor.
  5. The joint is tooled neatly and the cure time explained.

Floor joint sealing across Dundee: local notes

Across Dundee, from Broughty Ferry, Stobswell and Monifieth outwards, new homes go up alongside older streets. Snagging in new homes and floor joints in older ones are both part of the work.

Scotland has its own building regulations, and homes here bring their own details: sash and case windows, harled walls and, in the towns and cities, tenement flats. We work across Scotland, including Dundee. Parts of Dundee are on or near the coast, where wind-driven rain and, closer to the shore, salt air are hard on outside sealant. Walls facing the sea are normally the first to need attention.

Dundee: Letting a property close to Dundee station? Then a tidy floor and skirting joint helps a rental look ready for the next tenant. For site and facilities teams at buildings such as Scottish School of Contemporary Dance, floor joints in corridors, halls and entrances take heavy wear and need resealing before the edges break up.

Why deal with it now?

Water that gets past a floor joint can damage the floor beneath. Dealing with it early keeps the repair to the joint.

Questions to ask before booking

  • How much experience the applicator has
  • What preparation is included
  • How long the guarantee is
  • What happens if the job turns out different

When something else is needed

It helps to know what we cannot do too:

  • Water getting under the tiles from elsewhere
  • Tiles that have lifted or broken
  • Floors that are uneven or need levelling

Should I try it myself first?

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

Keeping the joints in good condition

Simple care keeps the joints in good condition. We recommend:

  • Keep caulk for dry, still joints only
  • Don’t paint over silicone
  • Do not slide heavy items over sealed joints
  • Avoid sloshing water against skirting

Lift furniture rather than sliding it over sealed joints. Sharp edges can cut the sealant especially in the first few days.

A tiled floor that cracks along a line will keep cracking until it can move. Adding a movement joint early can stop cracks spreading to the tiles.

Why it fails

Grout is rigid, so a tiled floor with nowhere to move cracks along a grout line. You will see a crack running along the grout, where a flexible joint should have been.

Signs it’s time to call us include:

  • Skirting that has pulled away from the floor
  • Dirt and water collecting in open floor joints
  • Grout cracking in a straight line across a floor
  • Worn sealant at door thresholds

Your questions about floor joint sealing in Dundee

Can I do it myself?

You can, for simple jobs. Preparation is everything: all the old sealant out, and a clean, dry joint. We can always put it right if it fails.

What does floor joint sealing cost?

The cost depends on the size of the job, access and how much old sealant has to come out. Ask us for a quote.

Will there be a smell?

Sometimes, a little. Any smell clears as the sealant cures.

Can you reseal concrete floor joints in an industrial unit?

Yes. We clean out the joints and reseal them with a product suited to the floor. Tell us what runs over the floor and we will quote.

How long will you be here?

Most jobs take a morning or an afternoon for most homes, including the preparation. We’ll confirm how long when we quote.

Is the work guaranteed?

Yes, always. There’s a 12-month guarantee on every job.

What should I tell you?

A short description and the location. If we need more, we will ask.
