Floor joint sealing in Logie, done properly
Where skirting is painted, we can use a flexible sealant that takes paint. In wet areas we’d normally use silicone because it handles water. We work on concrete floor joints, commercial floors and tiled floors, and the jobs we see most are rigid edge joints in tiled floors and cracked caulk along skirting in bathrooms and kitchens.
In a Scottish city, commercial floors have movement joints and thresholds that wear under traffic. Those joints, and plot mastic for developers, are part of the work we cover in Logie.
A one-year guarantee comes with the work, just as it does everywhere we cover.

Should I try it myself first?
If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.
The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.
Your questions about floor joint sealing in Logie
Do you work for landlords with property near Dundee station?
Yes. We work for landlords and agents as well as householders, and several properties can go on one quote. You can email us at info@mrmastic.co.uk with the details for a clear quote.
Is floor joint sealing in Logie guaranteed?
Every job comes with our one-year guarantee, wherever it is. We’re also fully insured and ARBOMaster approved.
Will the old sealant be removed?
Yes, every time. New silicone doesn’t stick to old silicone, so the joint is cleaned back first.
What causes gaps between the floor and skirting?
Timber floors and skirting shrink and swell through the year. A flexible sealant closes the gap without cracking like caulk.
How long does floor joint sealing take?
As a guide, most jobs take a few hours for most rooms, longer for large commercial floors. Larger jobs naturally take longer.
Is caulk good enough for skirting?
Caulk is fine for dry joints that don’t move, but it splits where the joint moves or gets wet. For most floor joints, we use a flexible sealant.
Is it OK to seal over old sealant?
No, because it fails. The old sealant always comes out first.
My floor grout keeps cracking in a line. Can you help?
Usually, yes. Straight cracks in grout often show where a movement joint was needed. We rake out that line and seal it with flexible sealant.
Landlord and commercial work in Logie
Hotels need rooms back in use, so the work can be planned room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.
We work for letting agents and landlords as well as homeowners. Sealant work between tenants keeps a property looking cared for before the next move-in.
Why act early in Logie
Filling a skirting gap with caulk looks fine at first, but the movement soon cracks it. A flexible sealant moves with the floor. In a tenement flat in Logie, a failed seal is rarely just your problem: a leak can come through the ceiling below, and gaps in shared walls or fire-rated joints matter to every flat.
We don’t show prices on the website, because the cost depends so much on the job itself. Call for a quick quote and we’ll talk you through it.

Keeping the joints in good condition
Aftercare is simple, and it makes a real difference:
- Check skirting joints after the heating season
- Keep floor cleaning water to a minimum at the edges
- Lift furniture rather than dragging it across joints
- Keep heavy wheels off new concrete joints until cured
Lift furniture rather than sliding it over sealed joints. Dragging can tear the bead.
Once concrete joint edges start to break, wheels make it worse. Early resealing helps keep the joint intact and the floor safer.
The process
On the day, there’s very little for you to do. Show us the job and we will take it from there. The work itself takes a few hours for most rooms, longer for large commercial floors, including the tidy-up. In a Scottish city, a lot of jobs are in tenement flats, up a common stair from a shared close. In Logie, it helps to know the floor, the door entry arrangements and the nearest parking.
- First we check the joint and the floor and agree which sealant suits it.
- Whatever is in the joint now, whether caulk, grout or sealant, comes out.
- We clean and vacuum the joint and fit backing where the depth needs setting.
- A flexible sealant, or a floor-joint sealant for concrete, is applied in a colour to suit.
- Finally we tool it smooth and explain when the floor can be used and cleaned.
How to prepare
- Tell us about any previous sealing or DIY attempts
- Mention any parking rules near the property
- Mention any leaks or damp you’ve noticed

What floor joint sealing looks like in Logie
Timber frame is common in newer Scottish homes, and as the frame dries and settles, skirting and sealant joints can open up. Floors around Dundee run from suspended timber in older homes to concrete in newer houses and units, and each moves in its own way. The joint at the skirting or threshold has to allow for that.
For landlords with property near Dundee station, gaps at skirtings and thresholds are worth sealing between tenancies. If you look after a building such as Harris Academy, floor joints in corridors, halls and entrances take heavy wear and need resealing before the edges break up.

Different surfaces, different methods
Thresholds
Thresholds take daily traffic, so we choose a hard-wearing, flexible product and neatly finished.
Skirting boards
Skirting pulls away from the floor as floors shrink and settle. We seal them with a flexible sealant rather than caulk.
What sealant work cannot fix
Some problems need a builder, plumber or other trade rather than us:
- A tiled floor that needs relaying
- Subfloor problems that need a flooring contractor
- Cracked or broken concrete slabs
If in doubt, send an email to info@mrmastic.co.uk and we will say what we think.
