New build mastic for Logie homes and businesses

How it works

The work is kept neat and contained to the joints we’re treating, so you can carry on as normal. The job generally takes a few hours in a single home, and we tell you how long to leave it before we go. In a city area like Logie, parking may be by permit or pay-and-display, so tell us what’s nearby. For flats, mention the door entry system and any shared-stair arrangements.

  1. We start by going through the snagging items or plot schedule with you.
  2. Every bit of the old builder’s sealant is cut out, with no layer left behind.
  3. We clean out the dust and grit left from the build.
  4. Primer goes on where the surface and product need it, then the new sealant.
  5. Each bead is tooled and the cure times explained.

Advice

New build mastic in Logie

Some new-home owners let the house settle before resealing. For small cosmetic gaps, that’s reasonable, but a failed shower or bath seal shouldn’t wait. If you have messy sealant that spoils new finishes and cracked caulk along new skirting, we can put it right.

In a Scottish city, commercial floors have movement joints and thresholds that wear under traffic. In Logie, we cover those floor joints as well as plot mastic for developers.

There’s a 12-month guarantee on every job.

Can I do it myself?

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, then guaranteed for a year.

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.

Signs you need new build mastic in Logie

Sealant is often one of the last jobs before handover. Joints are not always cleaned of dust or primed, so the bead never bonds properly.

The most common problems we see are:

  • Second-fix sealing on new plots
  • Cracked sealant around new window and door frames
  • Beads laid onto grit and dust from the build
  • Leaking shower tray seals in a new home

Around Logie, as everywhere, new build mastic is only as good as the preparation behind it.

Logie: your questions answered

Can you do new build mastic in Logie?

Yes. We work across all of Scotland, and Logie is part of that. Just email us at info@mrmastic.co.uk with a few details of the job, and we’ll give you a clear quote.

Is there a guarantee on new build mastic in Logie?

Every job comes with our one-year guarantee, wherever it is. We’re also fully insured and ARBOMaster approved.

Will you leave a mess?

Tidy work is part of the job. Nearby surfaces are protected, and the area is left clean when we finish.

Will there be a smell?

It depends on the product. Some products have a noticeable smell, others very little, and any smell fades as they cure.

What should I tell you?

A short description and the location. If we need more, we will ask.

Are you fully insured?

Yes. We’re fully insured.

Does someone need to be in?

We need access to the joints, so we’ll agree that with you when we book. For inside work, that normally means someone being in.

Can landlords and businesses book you?

Yes, often. Several properties can be quoted together, and between tenancies is a good time for the work.

New homes and floors in Logie

Logie is within about 1 mile of the coast. New homes near the sea put their outside mastic to work from day one, so it’s worth checking at snagging. Many new homes in Scotland are timber-framed, so skirting and sealant joints can open up as the building settles.

For new homes near Dundee station, it’s worth checking the sealant early, while snags are still fresh.

What the job involves on each surface

Windows and doors

The gap between a new frame and its plaster reveal often opens up. We cut out the cracked bead and reseal with a flexible sealant in a matching colour.

Skirting and floors

As timber and screed dry, skirting and floors shift. Caulk cracks; a flexible sealant moves with it in a colour to suit.

Why it’s worth doing now in Logie

Resealing everything on a snagging list in one visit is usually simpler than chasing joints one at a time. It’s one visit, one quote and one set of cure times for the lot. In a Scottish city tenement, failed sealant affects more than one flat: a leak can come through the ceiling below, and gaps in shared walls or fire-rated joints matter to every flat.

Combining jobs into one visit generally makes better use of the time than several visits, so tell us about everything that needs sealing. You’ll get one clear quote for the whole job.

Keeping the joints in good condition

Joint life depends on how it’s used and looked after. We suggest:

  • Open a window or run the fan after bathing
  • Avoid running a DIY bead over the old one
  • Don’t wait for the house to settle if water is getting through
  • Look at the sealant regularly in the first couple of years

Keep photos of the joints and any snagging correspondence with your builder. It’s useful if you need to raise other issues later.

Leave a failed new-build seal and water can reach the floor and the ceiling below. Early resealing keeps the job small and protects the rest of the house.
