Landlords, agents and businesses in Ninewells

A neglected joint can let water reach the structure, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance that we can handle for you.

We work for letting agents and landlords as well as homeowners. Resealing between tenancies keeps a property looking cared for.

How we handle new build mastic in Ninewells

We carry out plot mastic and second-fix sealing for builders, and snagging reseals for new-home owners. Both get the same care over preparation. Typical jobs include gaps opening as the house dries out and settles and messy sealant that spoils new finishes, across bathrooms & en suites, show homes and skirting & floors.

New flats and houses are still being built in and around Scotland’s cities, and in new homes, sealant and floor joints are often among the first snags, in Ninewells as anywhere.

All of our work is guaranteed for twelve months, and the guarantee is the same wherever you are.

Why deal with it now?

Sealant done properly at handover means fewer callbacks. Snagging visits for failed sealant cost time on every plot. In a Scottish city tenement, failed sealant affects more than one flat: water can reach the flat below, and gaps in shared walls or fire-stopping affect the whole stair.

We do not show prices on the website, because each job is priced on what it involves. Call for a quick quote and we’ll talk you through it.

When something else is needed

Sealant is not the answer to every problem, and we’d rather say so up front. Sealant won’t put right:

  • Settlement cracks that need a surveyor
  • A tray or bath that isn’t properly supported, until it’s fixed
  • Damaged fittings that need replacing

If in doubt, drop us a line at info@mrmastic.co.uk and we’ll say what we think.

How to look after the new joints

After the cure time, these simple habits help:

  • Ventilate bathrooms well, especially in the first year
  • Keep pictures and emails about snagging items
  • Avoid scourers and strong chemicals on sealant
  • Get a leaking seal dealt with right away

Clean the sealant with a mild detergent and a soft cloth. Avoid abrasive pads and strong solvents as they wear the bead.

If a shower tray or bath seal splits in the first year, look for movement. Getting it resealed properly, and any movement checked, stops it recurring.

DIY sealant or a professional job?

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

Do you need new build mastic in Ninewells?

Sealant applied onto damp surfaces does not bond well. Site programmes don’t always leave time for joints to dry first.

These are the problems we are asked about most:

  • New-build shower sealant that has already split
  • Untidy sealant flagged on a snagging list
  • Worktop and upstand sealant coming away
  • Sealant applied over dusty or wet surfaces

For new homes near Invergowrie station, it’s worth checking the sealant early, while snags are still fresh.

What to look for in a quote

  • How the joint is cleaned and prepared
  • Is the old sealant removed completely?
  • How long to leave it before use
  • Whether the sealant suits the joint

Why does sealant fail so quickly in new builds?

New homes dry out and move in their first couple of years, and sealant is often applied quickly onto dusty surfaces. Both lead to early failure.

How it works

On the day, we start by going over the job with you, so there are no surprises. We protect the surfaces around the joints before any work begins. The work generally takes anything from a few hours to several days, depending on the number of plots. Parking in city streets around Ninewells can be tight or controlled, so it helps to know about permits or nearby bays. For flats, mention the door entry system and any shared-stair arrangements.

  1. We start by agreeing which joints are on the list, from the snagging sheet or plot schedule.
  2. Failed or untidy sealant is cut out completely.
  3. Each joint is cleaned of dust and grit, then primed if required.
  4. New sealant suited to each joint is applied and tooled neatly.
  5. Each area is checked and left with its cure time.

Preparing for the visit

  • Clear items away from the joints we are working on
  • Mention any tricky access
  • Where the joints are inside, avoid wetting them before we arrive
