Regrouting in Ninewells

How the job changes by surface

Bathroom wall tiles

Walls outside the shower get less water but grout there still discolours. Regrouting brings them back in line.

Shower walls

Showers put more water on grout than anywhere else. We rake it out and regrout, and reseal the corners.

Regrouting for homes and businesses in Ninewells

Across Ninewells, we regrout tiled showers, bathrooms and kitchens. The old grout is raked out, the joints cleaned and new grout laid, finished with new silicone at the edges. If you are dealing with dirty, worn grout on a tiled floor and gaps where the shower grout has gone, we can put it right, on wet rooms, bathroom floors and bathroom wall tiles alike.

Tenement flats are common in all four of Scotland’s big cities, alongside houses and newer flats. In a tenement, most bathrooms sit above someone else’s ceiling, so failed sealant around a bath or shower can soon become a neighbour’s problem.

A 12-month guarantee comes as standard.

When something else is needed

It helps to know what we can’t do too:

  • A leaking wet room membrane
  • Loose tiles, which need refixing first
  • Movement in a stud wall or floor

If in doubt, email us at info@mrmastic.co.uk and we will say what we think.

Where we work in Ninewells

  • Shower walls
  • Bathroom floors
  • Kitchen splashbacks
  • Bathroom wall tiles
  • Wet rooms
  • Tiled floors

How to look after the new joints

Good habits help new joints last longer. A few tips:

  • Keep the fan on after showering
  • Keep harsh bleach and acid cleaners off the grout
  • Give the walls a quick rinse after use
  • Wipe water off the walls when you’re done

Keep an eye on the silicone in the corners. Corners flex, so the sealant there will need renewing in time, long before the grout does.

Tiles can come away if failed grout is left. By then, new grout alone isn’t enough, so it’s worth acting early.

How we quote for regrouting

Your quote is based on your job. We look at:

  • Mould in or behind the old joints
  • Any working-time requirements on site
  • How much old sealant there is and how hard it is to remove
  • The number and length of the joints

A failed joint rarely gets cheaper to fix by waiting, because water and mould keep working on it. If you’re not sure whether it needs doing, drop us a line at info@mrmastic.co.uk for an honest opinion and a quote.

What we need to know

When you call or email, these details help:

  • Any access issues, like height or stairs
  • Whether it’s a home or a business
  • What’s wrong with the joints now
  • The rough size of the job

Quotes start with a quick conversation. Describe the problem, the location and the size of the job, and we’ll talk you through what we’d do. Whenever you’re ready, drop us a line at info@mrmastic.co.uk.

Why act early in Ninewells

If tiles are loose, regrouting alone isn’t the answer. We point that out first so you know what’s involved. On sound tiles, regrouting avoids the upheaval of a retile. In a tenement flat in Ninewells, a failed seal is rarely just your problem: a leak can come through the ceiling below, and gaps in shared walls or fire-rated joints matter to every flat.

Every job is a little different, so we quote each one individually. Size, access and the product the joint needs all make a difference, and we will explain the quote if you ask.

What you get with us

  • Fully insured
  • More than 20 years in sealant work
  • Arbo and Everbuild products
  • Neat joints and a tidy finish

Ninewells questions

Do you work for landlords with property near Invergowrie station?

Yes, we work for landlords and letting agents. Just drop us a line at info@mrmastic.co.uk and tell us about the property, and we’ll give you a clear price.

Could a leaking bath seal in my Ninewells flat reach the neighbours below?

Yes, and the first sign is often a mark on the ceiling below. A proper reseal, with all the old sealant cut out, stops it at the source.

Do you work for hotels and businesses?

Yes. We work in offices, washrooms, hotels and other commercial premises. We can talk about working times when we quote.

Can new sealant go over the old?

No, and we never do. It may look fine at first, but the new layer lifts away from the old one. The old sealant has to come out completely.

What should I tell you?

Tell us what needs doing and where. We’ll ask anything else we need to know.

Is it messy?

Tidy work is part of the job. Nearby surfaces are protected, and the area is left clean when we finish.

Should I try DIY first?

You can, for simple jobs. Preparation is everything: all the old sealant out, and a clean, dry joint. We can always put it right if it fails.

Do you grout the corners?

We use silicone in corners and along edges. Grout in a moving joint soon cracks.

Regrouting in Ninewells: local notes

Ninewells is within about 1 mile of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

If you look after a building such as Menzieshill High School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. Rented homes near Invergowrie station change hands often, and a regrout while the flat is empty is quicker than working around a tenant.

Ninewells is about 2 miles west of Dundee, in Dundee. Across the DD2 area, our applicators can take on regrouting. We cover 50 towns and villages across Dundee, large and small.

Every address in DD2 is covered for regrouting. Whether your property is on Gala Avenue, Hazel Avenue and Pasteur Lane or a nearby road, we can help. We also cover Menzieshill (1 mile north-east), Charleston (1 mile north), Gowrie Park (1 mile north-west), Balgay (1 mile east) and Invergowrie (1 mile north-west). We also work in nearby towns such as Broughty Ferry (7 miles east), Stobswell (3 miles east), Monifieth (8 miles east), Barnhill (7 miles east), Pitkerro (4 miles east) and Whitfield (5 miles east).

What’s near Ninewells

We work in homes and buildings around Cox Branch Library and Balgay Hill and the streets around them. The nearest railway station is Invergowrie station, roughly 0.9 miles south-west of the centre. Nearby you’ll also find Tayside Medical History Museum (1.8 miles east) and Dudhope Castle (2.1 miles east). Not far away are Balgay Hill and Trottick Mill Ponds.

DIY versus a professional finish

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.

The process

All our tools and materials come with us in the van. After a quick look at the joints together, the area is protected and the work begins. It normally takes a few hours for a shower enclosure, longer for a whole room. In a city area like Ninewells, parking may be by permit or pay-and-display, so tell us what’s nearby. If you’re in a flat, let us know how we get in at the street door.

  1. Every tile area is checked for hollow or loose tiles first.
  2. We rake out the grout evenly, protecting the tile edges.
  3. We vacuum the joints so the new grout bonds.
  4. We regrout the joints and clean the tile faces.
  5. Silicone goes into the corners and along the edges.

Before we arrive

  • Where the joints are inside, avoid wetting them before we arrive
  • Let us know about stairs, lifts or work at height
  • Plan for the work area to be out of bounds to pets and children
