New-build mastic & snagging in Invergowrie, Dundee
Plot mastic for developers and snagging failed sealant in new homes for homes and businesses in Invergowrie and across Dundee. Fully insured, ARBOMaster approved and guaranteed for a year.
- Cracks appearing as a new home settles
- Cracked caulk along new skirting
- Sealant that never bonded to the surface
How we handle new build mastic in Invergowrie
We carry out plot mastic and second-fix sealing for builders, and snagging reseals for new-home owners. Both get the same care over preparation, because that’s what rushed new-build sealant usually lacks. Common call-outs are for sealant work across a run of new homes and cracks appearing as a new home settles, across kitchens, windows & doors and show homes.
Scotland’s cities are still adding new flats and houses, and in new homes, sealant and floor joints are often among the first snags.
There’s a 12-month guarantee on every job, large or small.

Invergowrie: your questions answered
Is new build mastic in Invergowrie guaranteed?
Every job comes with our one-year guarantee, wherever it is. We are fully insured, and an ARBOMaster approved applicator.
I let a flat near Invergowrie station. Can you help?
Yes, rental work is part of what we do. Just email us at info@mrmastic.co.uk and tell us about the property, and we’ll send you a clear quote.
Is there any odour?
Possibly a little. It fades as the sealant cures.
Will you just run a new bead over the existing one?
No. The old sealant is cut out fully, the joint cleaned and primed where needed, before resealing.
What information do you need?
The location, the problem and the rough size of the job. If you can, email a few photos.
My new home is still under warranty. Should I contact you?
Report it to the builder first while you’re covered. If it is not resolved, we will cut it out and reseal it.
Should I try DIY first?
Some simple jobs can be done by a careful DIYer. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.
Why has my new-build shower seal failed already?
It’s common, and there are generally two reasons: the house moving as it dries, and sealant that never bonded properly. Cutting it out and resealing properly fixes both.
What new build mastic looks like in Invergowrie
Invergowrie is close to the coast. Plot mastic on new homes near the coast takes more weather than it would inland, so it’s worth checking at snagging. Many new homes in Scotland are timber-framed, so skirting and sealant joints can open up as the building settles.
If you’ve bought a new home near Invergowrie station, the sealant around baths, showers and frames is worth checking in the first year or two. In and around Invergowrie, as anywhere, good new build mastic starts with a clean, dry, properly prepared joint.

Why it’s worth doing now in Invergowrie
Resealing everything on a snagging list in one visit is normally simpler than chasing joints one at a time. You get one visit and one clear quote. Scottish rain finds any gap around a frame or wall joint, and in a tall building in Invergowrie, damp can travel a long way before it shows.
What it costs depends on the size of the job, how much old material has to come out and how easy the joints are to reach. We give a clear quote before work begins.

DIY sealant or a professional job?
Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.
If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.
Different surfaces, different methods
Show homes
We can refresh show-home sealant that has discoloured or been knocked. The old bead comes out and a clean new one goes in.
Bathrooms and en suites
New-build bathrooms and en suites are where sealant fails most often. We cut out the failed bead, clean and prime, and reseal with anti-fungal sanitary silicone.
How to look after the new joints
After the cure time, these simple habits help:
- Open a window or run the fan after bathing
- Get a leaking seal dealt with right away
- Look at the sealant regularly in the first couple of years
- Resist patching a failed seal with a tube from the DIY shop
Wipe the sealant with warm soapy water. Keep scourers and harsh chemicals off it as they wear the bead.
Mould takes hold quickly in sealant that has gaps or lifted edges. Resealing before mould gets in saves a harder job later.
What we do, step by step
Once we are on site, we check the joints match what you told us. If anything is different, we explain it before carrying on. After that, the work takes anything from a few hours to several days, depending on the number of plots. Many homes in Scotland’s cities are tenement flats, reached through a shared close and up a common stair. For a job in Invergowrie, tell us the floor, how the door entry system works and where we can park nearby.
- First we work through your snagging list or plot schedule with you.
- Failed or untidy sealant is cut out completely.
- Surfaces are cleaned of building dust and primed where needed.
- A sealant chosen for each area goes in and is tooled smooth.
- We check every joint and tell you how long each needs to cure.
Before we arrive
- Keep children and pets away from the work area
- On commercial sites, let us know about site rules
- Mention any tricky access
How to get a quote
The more we know about the job, the more useful the quote. Tell us where the job is, what’s wrong and how much there is, and add photos by email if you can.
