Bathroom resealing in DD1: how it works

With over 20 years in the trade, we reseal baths, showers and kitchens in homes across DD1. We are ARBOMaster approved and fully insured, and every job carries our one-year guarantee. Typical jobs include leaking joints on a shower screen and mouldy sealant that has gone black, across sinks & splashbacks, kitchen worktops & upstands and baths.

When we arrive, we look over the joints with you first, so there are no surprises. We protect the surfaces around the joints before any work begins. The work normally takes around two hours for one bath or shower, longer for a whole bathroom.

  1. We look at every joint first and check for movement or leaks.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. The bead is tooled smooth and you’re told the cure time, normally around 24 hours.

How we quote

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, plus any working-time requirements on site. Ask us for a quote and we will explain what it covers.

Bathroom resealing across DD1: local notes

In DD1, bathroom resealing takes in flats, houses, rentals and businesses, in Stobswell, Blackness and Logie and well beyond. The method is the same everywhere: old material cut out, joints cleaned and dried, and a fresh finish laid.

Scotland has its own building regulations, and homes here bring their own details: harled walls, sash and case windows and, in the larger towns and cities, tenements. DD1 is part of the area we cover across Scotland. Parts of DD1 are on or near the coast, where wind-driven rain and, closer to the shore, salt air are hard on outside sealant. Joints on seaward walls tend to fail first.

Blackness: Schools such as Dundee School of Architecture are buildings too, and we reseal washrooms and kitchens in schools and businesses as well as homes. Letting a property close to Dundee station? Then a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.

What affects the cost of bathroom resealing

Your quote is based on your job. We take into account:

  • When we can work, for business premises
  • How much old sealant there is and how hard it is to remove
  • Access and height
  • The size of the job

What it costs depends on how much there is to do, how much old material has to come out and how easy the joints are to reach. You will have a clear quote before any work starts.

What to tell us for a quote

You do not need to know the technical terms. Just tell us:

  • Where the job is, and your postcode
  • Roughly how big the job is
  • How we’d reach the joints
  • Whether it’s a home or a business

For a quick quote, get us on the phone, or email us if that is easier. Tell us about the joints that need doing and we will talk you through the work.

For landlords and businesses

Whether it’s one flat or a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a 12-month guarantee.

A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance that we can handle for you.

What sealant work can’t fix

Some problems need a builder, plumber or other trade rather than us:

  • Tiles that have come away from the wall
  • A bath or tray that moves because it isn’t properly supported
  • Water coming from the plumbing rather than the joint

What we are called out for in DD1

Baths and trays move. Acrylic in particular gives slightly under the weight of water and a person, and a tray that is not fully bedded can rock. Over time the joint tears or pulls away from the tile.

Any of these means the joints need attention:

  • A bead that has pulled away from the tiles
  • Water escaping at the shower enclosure
  • Damp behind the bath or under the tray
  • A messy, uneven bead from a previous reseal

DIY versus a professional finish

A DIY attempt doesn’t rule out a professional job. We cut it out and start again, so tell us about it when you ask for a quote.

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

DD1 questions

Where is Mr Mastic based?

We work from Crawley. We cover DD1 and the rest of Dundee.

Will it make a mess?

Not at all. The area is protected while we work and cleaned up afterwards.

What does bathroom resealing cost?

It depends on the job, so we quote each one individually. For a quick quote, send an email to info@mrmastic.co.uk with a short description of the job.

What information do you need?

Where the job is, what the problem is and roughly how big it is. If you can, email a few photos.

What colours of sealant can you use?

You’re not limited to white: white, clear and colours to suit tiles and worktops. We can help you pick when we quote.

I’m a tenant. Can you help?

We are happy to deal with the tenant, landlord or agent. Just make sure your landlord agrees.

Which products do you use?

It depends on the joint: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.
