How the job changes by surface
Retail & leisure sites
Shops, gyms, leisure centres and restaurants all have joints that need sealing. Work can be arranged outside opening hours where that is possible.
Rental portfolios
Landlords and agents can have several properties resealed in one programme, with each one done when access suits.
What affects the cost of commercial sealant
We don’t publish a price list, because no two jobs are the same. The quote depends on:
- How much there is to do
- Whether old sealant or filler has to be cut out
- Whether there’s mould to deal with
- The number of rooms or windows
We don’t show prices on the website, because the cost depends so much on the job itself. Call for a quick quote and we will talk you through it.
What we need to know
Photos by email are helpful but not essential. Try to tell us:
- What’s wrong with the joints now
- Any previous sealing or DIY work
- How many joints, rooms or windows are involved
- A few photos by email, if you can
To get a quote, email us at info@mrmastic.co.uk and tell us where the job is and what the problem looks like. We will give you a clear price before any work starts.
What we’re called out for in Blackness
A hotel shower or office washroom is used many times a day, and they’re cleaned with strong products every day. So the silicone ages faster than it would at home.
People usually contact us after spotting one of these:
- Split sealant where wet room floors meet walls
- Silicone laid over old silicone by a previous contractor
- Worktop sealant that has shrunk and stained
- Joints that need doing before an inspection or audit
For landlords with property near Dundee station, we can quote for one property or a whole portfolio of rentals.
Comparing quotes
- Who does the work, and how experienced they are
- Are they insured?
- What product goes in the joint
- Is the old sealant removed completely?
The process
When we get to you, we compare the joints with what we discussed. If anything is different, we explain it before carrying on. After that, the work takes a few hours per room, so whole buildings are phased. For a tenement in Blackness, work inside your flat is between us and you, while shared parts may need the factor or neighbours to agree. It helps to know which it is when you get in touch.
- Tell us the rooms, hours and site rules, and we’ll plan the programme.
- Tell us what paperwork your site needs, and we confirm what we can supply before any work starts.
- Old sealant is cut out room by room and joints cleaned and treated.
- Anti-fungal sanitary silicone goes into wet areas, with suitable sealant elsewhere.
- Each finished area is checked with you and given a cure time.
How to prepare
- Mention any tricky access
- Keep children and pets away from the work area
- Clear items away from the joints we’re working on

We quote each job on its own, so start by telling us what you need. Just send an email to info@mrmastic.co.uk with the details, and photos are welcome.
Advice
Should I try it myself first?
Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.
The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.
What commercial sealant looks like in Blackness
If you run a hotel, guest house or holiday let in a coastal place like Blackness, heavy use in the busy months is hard on washroom and kitchen sealant, and any building work there should leave fire-rated joints made good. Blackness has hotels and guest accommodation in and around it. For hotels, a room-by-room programme keeps most rooms in use while the work goes on.
If you look after a building such as Dundee School of Architecture, busy washrooms and kitchens can be resealed in phases so they stay open.

Your questions about commercial sealant in Blackness
Do you work for landlords with property near Dundee station?
Yes, rental work is part of what we do. You can drop us a line at info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before any work starts.
Do you take on hotel work around Blackness?
Yes, we work for hotels as well as homes and businesses. A room-by-room programme keeps most rooms in use while the work goes on.

Do you remove the old sealant?
Yes. All of the old material is cut out and the joint cleaned before applying anything new.
Can you send RAMS and insurance details for our site?
Tell us what paperwork your site needs, for example RAMS or insurance details, and we will confirm what we can provide when we quote.
What information do you need?
Where the job is, what the problem is and roughly how big it is. If you can, email a few pictures.

What sealant work can’t fix
Some problems need a builder, plumber or other trade rather than us:
- Faulty shower valves and leaking traps
- A shower tray, bath or basin that is cracked or broken
- Extraction that is not working, which needs an electrician or ventilation contractor
If you’re not sure, just send an email to info@mrmastic.co.uk and we’ll give you a straight answer before you book.
What we seal

Aftercare tips
So the new joints stay in good condition:
- Act on lifting sealant before it leaks
- Ask cleaners to go gently on the silicone
- Keep extractor fans working and serviced
- Put a squeegee in each shower
Include sealant in routine room inspections. Checking joints alongside other room checks catches failures before they leak.
Water from a failed shower seal can travel: through floors, into ceilings and across into corridors. Early resealing keeps it from getting that far.
