How we quote for remedial sealant
We don’t publish a price list, because no two jobs are the same. What we look at:
- The type of sealant required
- How many areas need sealing
- The number and length of the joints
- Access and height
Instead of a standard rate, we price the job in front of us: how many joints, what’s in them now and how we reach them. You’ll know the price before we begin.
Helping us quote
A few details help us give you an accurate quote. When you ask for a quote, tell us:
- How many joints, rooms or windows are involved
- The address or postcode of the job
- Access, such as stairs, a lift or height
- Whether it’s a home or a business
Asking for a quote is easy: let us know what needs doing and where, and roughly how big it is. A few photos by email make the job easier to understand, and we will take it from there.
About our remedial sealant in Blackness
Some sealant jobs aren’t a simple reseal, because someone has already had a go. New sealant over old, smeared beads, unsuitable products and hidden mould all need stripping out. We work on shrunken worktop sealant, leaking tray & enclosure joints and failed movement joints, and people most often call us about beads that never stuck properly and leaks that keep coming back after resealing.
Blackness is in one of Scotland’s four big cities, where many tenement bathrooms were fitted into rooms that weren’t built for them. Space is tight and ventilation can be poor, and steam with nowhere to go is what turns sealant black and grout grey.
All our work is covered by a 12-month guarantee.

What else we do in Blackness
What sealant work can’t fix
New sealant cannot fix everything, and we’d rather say so up front. Sealant will not put right:
- A bath, tray or worktop that moves until it’s properly fixed
- Cracks in the fitting rather than the joint
- Failed tanking or loose tiles behind the sealant
If you’re not sure, just email us at info@mrmastic.co.uk and we’ll give you a straight answer before you book.
What we seal
- Failed movement joints
- Mouldy bath & shower sealant
- Leaking tray & enclosure joints
- Expansion joints
- Shrunken worktop sealant
- Botched or over-sealed joints
How the job changes by surface
Movement & expansion joints
A sealant stuck to the back of the joint can’t stretch. Backing stops that, so the sealant grips the two sides only.
Worktops & kitchens
If a worktop moves when you lean on it, the sealant will keep splitting. It needs fixing down first, which we will point out.
Leave it or put it right?
Repeat failures have a cause. Taking time to find the cause, whether it’s movement, a leak or the wrong product, is what stops it happening again. Private landlords in Blackness must meet the Repairing Standard, and damp or leaks can fall short of it, so failed sealant is best replaced before it becomes a complaint.
Doing several joints on one visit generally makes better use of the time than several visits. We will give you a clear quote for the lot.

Your questions about remedial sealant in Blackness
I’m in a tenement in Blackness. Could worn sealant affect the flat downstairs?
Yes, it can. In a tenement, water that gets past failed sealant or cracked grout can run under the bath or tray and through to the ceiling below. It’s worth sorting sealant and grout before it gets that far.
I let a flat near Dundee station. Can you help?
Yes. We work for landlords and letting agents as well as homeowners, and several properties can go on one quote. You can drop us a line at info@mrmastic.co.uk with the details for a clear quote.
Do you cover Blackness?
Yes, we do. Blackness is part of the area we cover.
Do you work for hotels and businesses?
Yes. Hotels, offices and other businesses use us and we are fully insured.
Someone resealed my shower and it’s leaking again. Can you help?
Yes. There’s generally a reason: sealant over sealant, movement or another leak, and we deal with the cause first.
Will it make a mess?
We keep the work tidy. We protect what’s around the joints, and we clear up when we’re done.
What sealant do you use?
Products from Arbo and Everbuild, among others, chosen to suit the joint. We explain the product when we quote.
Are you insured?
Yes. Mr Mastic is fully insured, and we have been doing sealant work for more than 20 years.
Should I try it myself first?
Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.
Do you need remedial sealant in Blackness?
Even good sealant ages. Over the years it shrinks, hardens and gets colonised by mould, faster where ventilation is poor. At that point it has to come out.
Most people get in touch when they notice one of these:
- Worktop sealant that has shrunk and split
- Sealant that came away because the surface wasn’t prepared
- Smears and lumps from a botched reseal
- Leaks that keep coming back after resealing
For site and facilities teams at buildings such as Dundee School of Architecture, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.
Questions to ask before booking
- Which colour the sealant will be
- What the quote includes, VAT included or not
- Whether the sealant suits the joint
- Who does the work, and how experienced they are
How the visit works
There’s no need to move everything out, just the space around the work. We protect the rest, and the job takes a few hours for most joints, depending on how much old sealant has to come out for a typical job. Parking in city streets around Blackness can be tight or controlled, so it helps to know about permits or nearby bays. For flats, mention the door entry system and any shared-stair arrangements.
- We protect the surfaces around the joint.
- The botched or failed sealant is cut away completely.
- The joint is degreased and checked for movement and leaks.
- Once dry, a suitable sealant is applied and tooled.
- You get the cure time and our view on why the joint failed.
Before we arrive
- Move anything stored near the joints
- Where the joints are inside, avoid wetting them before we arrive
- Let us know about stairs, lifts or work at height
