About remedial sealant in Dundee
A joint that keeps letting you down needs more than another bead. Send pictures when you drop us a line at info@mrmastic.co.uk, and say how long ago it was last done. Common call-outs are for dark patches showing through the sealant and torn expansion joints, on shrunken worktop sealant, leaking tray & enclosure joints and botched or over-sealed joints.
You don’t need to clear the whole room or building, just the space around the work. Everything nearby is protected, and the job takes a few hours for most joints, depending on how much old sealant has to come out in most cases.
- We start by checking the joint for movement, leaks and the reason it failed.
- We strip the joint completely, removing any layers below.
- The joint is cleaned, treated for mould and left to dry.
- We use the right backing and sealant for any joint that moves.
- We tool the joint and tell you about anything else that needs attention.
Pricing in Dundee
Rather than a set price list, we price the job in front of us: how many joints, what’s in them now and how we reach them. You will know the price before we begin.
What you get with us
- Tidy, careful work
- We agree the colour with you first
- We’re fully insured
- A 12-month guarantee on all work
Ask for a quote
Getting a quote is simple: let us know what needs doing and where and its rough size. Photos by email help us understand the job, and we’ll take it from there.
Landmarks near Dundee
We work in homes and buildings around St Roque's Library, Scottish School of Contemporary Dance and Dudhope Park. Nearby too are 'The Clep' Public House (0.5 miles north-east) and Lawside Academy (1.2 miles north-west). Dundee’s nearest station is Dundee station, about 1.2 miles south. A little further out are Dudhope Castle (0.7 miles south) and McManus Gallery (0.8 miles south-east). Open spaces near Dundee include Balgay Hill and Trottick Mill Ponds.
Where we work in Dundee
Across Dundee, from Broughty Ferry, Stobswell and Monifieth outwards, we see bathrooms and kitchens of every age. Sealant and grout wear out in all of them, whether it’s a family bathroom, a rented flat or a hotel en suite.
Our work covers the whole of Scotland, Dundee included. Journeys are planned ahead, and outside jobs are booked around the forecast. Along the coast in Dundee, holiday lets and guest houses can have bathrooms in near-constant use, so their sealant and grout wear faster than most.
Dundee: For site and facilities teams at buildings such as Scottish School of Contemporary Dance, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. If you let a flat or house near Dundee station, botched sealant from a previous quick fix is easier to strip out between tenants.
What happens if it’s left?
Another bead over the top won’t fix a failed joint. It can’t bond to what’s underneath, so the leak carries on and there’s now more to remove.
What your quote should include
- Whether you can choose the colour
- What the quote includes, VAT included or not
- Whether they’re fully insured
- What happens if they find a problem under the old sealant
Keeping the joints in good condition
A little care helps the new joints last. We recommend:
- Run the fan after every shower
- Ask why a joint failed before redoing it
- Keep bleach and abrasives off the bead
- Always have old sealant cut out, not covered
Keep an eye on the joint at first, particularly where the original failure was caused by movement. Should anything change, email us at info@mrmastic.co.uk.
Movement joints that have split let water into the structure, and the longer it’s left, the more the joint edges break down. A joint with sound edges is far easier to reseal.
How the job changes by surface
Mouldy bath & shower sealant
Black mould inside the bead won’t scrub out. All of it comes out, and the joint is treated and dried before anti-fungal sanitary silicone goes in.
Over-sealed & botched joints
Every layer has to come out, including the smears and film on surrounding tiles. Only a clean joint will take a new bead.
Quotes for remedial sealant in Dundee
For a quick quote, just ask. The main things that affect it are:
- The product the joint needs
- How easy the joints are to reach
- How many areas need sealing
- Whether there’s mould to deal with
Doing several joints on one visit is usually more efficient than separate visits, so it’s worth mentioning everything you’d like done. You’ll get one clear quote for the whole job.
Helping us quote
What to tell us when you ask for a quote:
- Access, such as stairs, a lift or height
- Whether it has been sealed before
- Roughly how big the job is
- The problem you’ve noticed
For a quote, drop us a line at info@mrmastic.co.uk and tell us where the job is and what the problem looks like. You’ll have a clear quote before any work starts.
Should I try it myself first?
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.
Dundee questions
Is there any odour?
That depends on the sealant. Some smell for a while, some hardly at all.
Can you match the sealant colour?
We will suggest a colour to suit the surroundings, from white and clear to greys and other shades. The choice depends on the product the joint needs.
Do you work for landlords and businesses?
Yes, regularly. Several properties can be quoted together.
Can you strip sealant from an acrylic tray safely?
Yes, with care. The old bead is cut and lifted with tools that suit the surface, and the residue is cleaned away. We point out any damage that is already there.
What should I tell you?
A short description and the location, plus pictures if you have them. If we need more, we’ll ask.
Which products do you use?
Products from Arbo and Everbuild, among others, picked for each joint. We explain the product when we quote.
Will you leave a mess?
Not at all. We work neatly, protect the area around the joints and tidy up afterwards.
