Remedial sealant in Birkhill

Remedial sealant in Birkhill, done properly

Water on the floor doesn’t always mean failed silicone. A cracked tray, a failed shower valve or a leaking waste can look just the same. When the fault is elsewhere, we say so instead of resealing for the sake of it. We work on botched or over-sealed joints, expansion joints and leaking tray & enclosure joints, and people most often call us about sealant peeling off a dusty or damp surface and dark patches showing through the sealant.

A bathroom in a place like Birkhill gets the same daily wear as one in a city flat. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.

All of our work is guaranteed for twelve months.

What happens if it’s left?

It’s easy to scratch acrylic, enamel or an uPVC frame cutting out old sealant, and any film left behind stops new sealant sticking. Careful stripping is where most of our time goes. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

What you pay reflects the work, not a rough estimate. That is why we ask a few questions first and agree the price before starting.

What you get with us

  • We never seal over old sealant
  • A sealant colour to suit the surroundings
  • Full insurance on every job
  • Arbo and Everbuild products

Take a look at what affects the cost and what customers say.

Looking after it afterwards

Once the sealant has cured, a few habits help it last:

  • Report a tray that rocks or a worktop that lifts
  • Use a soft cloth, not a scourer, on silicone
  • Run the fan after every shower
  • Do not point over movement joints

Watch the joint over the first few weeks, particularly where the original failure was caused by movement. Should anything change, drop us a line at info@mrmastic.co.uk.

If a joint has failed more than once, stop resealing it. Have someone find out why, otherwise the next attempt will fail too.

Birkhill homes and their sealant

Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that does not dry out. Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

For landlords with property near Invergowrie station, failed or mouldy sealant is worth putting right between tenancies, before it turns into a leak. Schools such as Lawside Academy are buildings too, and we reseal washrooms and kitchens in schools and businesses as well as homes.

Common questions in Birkhill

Do you work for landlords with property near Invergowrie station?

Yes, rental work is part of what we do. Just email us at info@mrmastic.co.uk and tell us about the property, and we will give you a clear price.

Is Birkhill in your area for remedial sealant?

Yes. Our work covers the whole of Scotland, and Birkhill is part of that. You can email us at info@mrmastic.co.uk and let us know what needs doing.

Where are you based?

Mr Mastic is based in Crawley. We cover Birkhill and the rest of Dundee.

Can old silicone be taken off without scratching the tiles?

Yes. Residue is removed with a product suited to the surface rather than scraped hard.

When is the sealant fully cured?

Many sealants skin over quickly but take longer to cure fully. We will give you the cure time for the product we used.

What does remedial sealant cost?

There’s no set price, as it depends on the job: how much there is, what’s there now, how we reach it and what it needs. We agree the price before any work begins.

Do you hold any approvals?

Yes. We’re approved under the ARBOMaster scheme, the approved applicator scheme for Arbo sealants.

Can you fix a reseal that hasn’t worked?

Yes. We will take all the sealant out, look for why it failed and reseal it properly.

How we quote for remedial sealant

Every job gets its own quote. This is what makes a difference:

  • Any mould that needs treating
  • The old material and how stubborn it is
  • How many areas need sealing
  • Which sealant suits the joint

Homes and businesses are quoted the same way: how much there is to do, how we reach it and what it needs, along with when we can work on site. Call for a quick quote and we will go through it with you.

Asking for a quote

Photos help, but a description is a good start. Try to tell us:

  • Access, such as stairs, a lift or height
  • Whether it’s a home or a business
  • The address or postcode of the job
  • How many joints, rooms or windows are involved

It all starts with a short chat. Describe the problem, the location and the size of the job. When it suits you, drop us a line at info@mrmastic.co.uk.

For landlords and businesses

Housing providers, facilities teams and property managers book us too. Several sites can go on one quote, and we’re fully insured.

Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance.

Honest limits

We won’t take on work that won’t last, so these are the limits:

  • Water damage behind tiles that needs a tiler
  • Plumbing leaks behind walls or under trays
  • Sealant in an older building that needs testing for asbestos first

If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think.

What we seal

  • Leaking tray & enclosure joints
  • Botched or over-sealed joints
  • Shrunken worktop sealant
  • Mouldy bath & shower sealant
  • Failed movement joints
  • Expansion joints

How the job changes by surface

Worktops & kitchens

Shrunken worktop sealant leaves a gap that lets water into the back edge. We strip it, degrease the joint and reseal.

Leaking trays & enclosures

A cracked tray, failed valve or leaking waste needs a different fix. We say so rather than reseal.

How it works

Before we leave, we go over the finished joints with you and explain the cure time. The visit itself generally takes a few hours for a typical bath or shower, longer where several layers have been applied, depending on the size of the job. Around Birkhill, distance and access matter more than parking. Tell us how to find the property and how to reach the work.

  1. We protect the surfaces around the joint.
  2. The botched or failed sealant is cut away completely.
  3. The joint is degreased and checked for movement and leaks.
  4. New sealant goes in once the joint is dry, and is tooled smooth.
  5. You get the cure time and our view on why the joint failed.

Preparing for the visit

  • Tell us if parking is tricky
  • Where the joints are inside, avoid wetting them before we arrive
  • Mention if the joints have been sealed before
