Remedial sealant in Dryburgh

A joint that keeps letting you down needs more than another bead. It helps to have photos when you drop us a line at info@mrmastic.co.uk, and say how long ago it was last done. We work on shrunken worktop sealant, mouldy bath & shower sealant and failed movement joints, and common reasons people get in touch are sealant applied over old sealant that has lifted and smears and lumps from a botched reseal.

Dryburgh is in one of Scotland’s four big cities, where many tenement bathrooms were fitted into rooms that weren’t built for them. Space is tight and ventilation can be poor, which is hard on sealant and grout.

Each job carries a 12-month guarantee, large or small.

Dryburgh: your questions answered

Do you work for hotels and guest houses in Dryburgh?

Yes. Hotel and guest-house work is part of what we do. Jobs can be programmed room by room, with out-of-hours working possible to arrange.

Could a leaking bath seal in my Dryburgh flat reach the neighbours below?

Yes. With flats above and below, a leak from a failed seal rarely stays in one flat. Cutting out the old sealant and laying a fresh bead puts a stop to it.

Which products do you use?

Products from Arbo and Everbuild, among others, picked for each joint. We’ll tell you what we are using and why.

Where is Mr Mastic based?

We’re a Crawley-based firm. We work across South East England, London and Scotland.

What information do you need?

The location, the problem and the rough size of the job. If you can, email a few photos.

Does someone need to be in?

We need access to the joints, so we will agree that with you when we book. Indoors, that generally means someone at home.

I rent my home. Can I book you?

We can work for tenants, landlords or agents. Just make sure your landlord agrees.

Do you hold any approvals?

Yes. We are approved under the ARBOMaster scheme, the approved applicator scheme for Arbo sealants.

How to look after the new joints

Looking after new joints is easy, and it makes a real difference:

  • Use a soft cloth, not a scourer, on silicone
  • Act on a lifting corner right away
  • Do not add new sealant on top of old
  • Keep an eye on the ceiling below the bathroom

Keep the room ventilated: run the fan during and after showers, or open a window.

A split movement joint lets rain into walls and floors, and the longer it’s left, the more the joint edges break down. Resealing while the edges are sound is simpler.

What affects the quote in Dryburgh

Your quote is based on your job. We look at:

  • The size of the job
  • The type of sealant required
  • Any mould that needs treating
  • How many rooms, windows or areas are involved

Instead of a standard rate, we price the job in front of us: the amount of work, the old material and the access. The price is agreed before we begin.

Helping us quote

The more you tell us, the more accurate the quote. When you ask for a quote, tell us:

  • Where the job is, and your postcode
  • The problem you’ve noticed
  • Any previous sealing or DIY work
  • A few photos by email, if you can

Want a quote for remedial sealant? Please send an email to info@mrmastic.co.uk and tell us about the job. You’ll know what we plan to do, and what it will cost, before any work begins.

What we do, step by step

There isn’t much for you to do on the day. Point us to the joints and we will get on with it. The job generally takes a few hours for a typical bath or shower, longer where several layers have been applied. Inside a flat in Dryburgh, the job is planned with you; outside, shared parts may need the factor or other owners involved. Tell us which applies when you book.

  1. We start by checking the joint for movement, leaks and the reason it failed.
  2. Every layer of old sealant is cut and cleaned out.
  3. Next, any mould is treated and the joint dried.
  4. Where the joint moves, backing and a flexible sealant suited to the movement go in.
  5. The new joint is tooled neatly and we explain anything else we found.

Getting ready for the visit

  • Tell us about access, such as stairs, a lift or high-level joints
  • Tell us if parking is tricky
  • Mention any sign-in or site rules at work premises

DIY sealant or a professional job?

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.

What remedial sealant looks like in Dryburgh

Dryburgh is within about 2 miles of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. Sandstone tenements are a big part of Dundee’s housing, so a leaking seal can soon reach the neighbours below.

Managing a site like Menzieshill High School? Then we reseal washrooms and kitchens in schools and businesses as well as homes. In the older streets around Lochee Baptist Church, walls and floors in older homes can move, and sealant and grout show it first. For landlords with property near Invergowrie station, a joint that keeps failing is best fixed properly while the property is empty.

Dryburgh is about 2 miles west of Dundee, in Dundee. Whether you’re in the middle of Dryburgh or further out, remedial sealant is available for homes and businesses alike, from flats and houses to offices and hotels. Dryburgh is one of 50 towns and villages in Dundee we cover.

For landlords and businesses

Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance that we can handle for you.

For anyone letting property in or around Dryburgh, several properties can go on one quote. Just tell us the addresses and what each one needs.

Why act early in Dryburgh

A joint that has failed twice will fail again unless the cause is dealt with. Taking time to find the cause, whether it’s movement, a leak or the wrong product, is what stops it happening again. In a tenement flat in Dryburgh, a failed seal is rarely just your problem: a leak can come through the ceiling below, and gaps in shared walls or fire-rated joints matter to every flat.

We do not show prices on the website, because each job is priced on what it involves. For a quick quote, please send an email to info@mrmastic.co.uk and we’ll talk you through it.

When it isn’t the sealant

Some problems need a builder, plumber or other trade rather than us:

  • A leaking trap, valve or supply pipe
  • Sealant in an older building that needs testing for asbestos first
  • Failed tanking or loose tiles behind the sealant

If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think.
