Different surfaces, different methods
Windows & doors
Smeared or badly matched mastic can be cut out and redone neatly, matched to the frame colour.
Leaking trays & enclosures
When failed joints are the cause, they’re all cut out and renewed, tray edges and screen profiles included.
Looking after it afterwards
No joint lasts for ever, but care makes a real difference. Our tips:
- Keep bleach and abrasives off the bead
- Deal with small splits early
- Keep the room well ventilated
- Always have old sealant cut out, not covered
Go easy on the new sealant: no scraping, scouring pads or harsh chemicals.
Leaks through failed sealant grow over time. Each use pushes more water behind the bead, into whatever is behind or below. Early action keeps it to a sealant job.
Leave it or put it right?
Mould under a bead cannot be reached by cleaning. The layers have to come out, and the joint treated and dried before resealing. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
Combining jobs into one visit usually makes better use of the time than several visits, so tell us about everything that needs sealing. We’ll give you a clear quote for the lot.

What we do, step by step
Good joint work is mostly preparation, so that’s where we spend the time. Every joint is cleaned and dried before new material goes in. In total, it generally takes a few hours for most joints, depending on how much old sealant has to come out. For a place like Kingoodie, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- We start by checking the joint for movement, leaks and the reason it failed.
- We strip the joint completely, removing any layers below.
- Next, any mould is treated and the joint dried.
- Moving joints get backing and a flexible sealant to suit.
- Finally we finish the joint and talk you through what we found.
Preparing for the visit
- Let us know about parking restrictions
- Clear items away from the joints we’re working on
- Tell us about access, such as stairs, a lift or high-level joints

DIY sealant or a professional job?
Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.
When to call us in Kingoodie
Using the wrong product is a common cause: acrylic caulk in a wet area, a general-purpose sealant on a moving joint, or an acetoxy silicone on natural stone or some metals. Each fails in its own way.
It’s worth asking for a quote if you see:
- Thick, messy sealant smeared over tiles
- Decorators’ caulk around a bath or shower
- Movement joints that have split or pulled away
- A shower that leaks however often it’s resealed
Homes close to All Souls Episcopal Church include some older properties, and walls and floors in older homes can move, and sealant and grout show it first.
Questions to ask before you book
- When the joint can take water or movement
- How hidden problems are handled
- What preparation is included
- How much experience the applicator has
How we quote for remedial sealant
We quote each job individually. This is what makes a difference:
- The number and length of the joints
- How many areas need sealing
- When we can work, for business premises
- Mould in or behind the old joints
Leaving a failed joint generally makes the job bigger, not smaller, as water and mould keep getting in. If you’re not sure whether it needs doing, email us at info@mrmastic.co.uk and we’ll give you an honest view and a quote.
What to tell us for a quote
When you call or email, these details help:
- The type of property
- Any access issues, like height or stairs
- Pictures of the joints, sent by email
- The rough size of the job
A good description makes for an accurate quote. Tell us where the job is, what’s wrong and how much there is.

Common questions in Kingoodie
Will you come out to Kingoodie?
Yes, Kingoodie is covered. We work across all of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
I let a flat near Invergowrie station. Can you help?
Yes, we work for landlords and letting agents. You can email us at info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before work begins.
Do you have insurance?
Yes. We are fully insured for domestic and commercial work.
My shower still leaks after a reseal. Can you sort it?
Yes. We check it’s the sealant and not the tray, valve or waste, then the joints are stripped and resealed.
What if the leak is not the sealant?
We’ll tell you. A cracked tray, faulty valve or leaking waste needs a different trade, so we won’t pretend it will.
Someone sealed over the old bead. Can you fix it?
Yes. Each layer is cut out and the residue cleaned off, before resealing with a single bead.
Can you match the sealant colour?
We help you choose a colour that suits. The product needed can limit the range.
Will the old sealant be removed?
Yes. We cut out all the old sealant and clean the joint before applying anything new.
Kingoodie homes and their sealant
Kingoodie is within about 1 mile of the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, which wears sealant and grout out faster than in a quiet home. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.
If you look after a building such as Menzieshill High School, we reseal washrooms and kitchens in schools and businesses as well as homes. Letting a property close to Invergowrie station? Then a joint that keeps failing is best fixed properly while the property is empty.
