West End questions
Can a failed shower seal in a tenement flat in West End leak into the flat below?
Yes. With flats above and below, a leak from a failed seal rarely stays in one flat. A proper reseal, with all the old sealant cut out, stops it at the source.
Do you work for hotels and guest houses in West End?
Yes, hotels and guest houses are among the places we work. Rooms can be done a few at a time, so the building stays open.
What should I tell you?
A short description and the location. If we need more, we’ll ask.
What sealant do you use?
It depends on the joint: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. Brands we use include Arbo and Everbuild.
Will it make a mess?
No. We protect the surfaces around the joints, and we tidy up before we go.
Do you hold any approvals?
Yes. We’re ARBOMaster approved, the scheme for applicators of Arbo sealants.
Do the sealants smell?
Possibly a little. Any smell clears as the sealant cures, and ventilation helps.
Can you strip sealant from an acrylic tray safely?
Yes. We avoid heavy scraping and use the right cleaner for each surface.
Remedial sealant for homes and businesses in West End
Water on the floor doesn’t always mean failed silicone. Cracked trays, leaking wastes and faulty valves often look like a sealant problem. When the fault is elsewhere, we say so instead of resealing for the sake of it. If you have sealant that came away because the surface wasn’t prepared and sealant applied over old sealant that has lifted, we can put it right.
West End is in one of Scotland’s four big cities, where many tenement bathrooms were fitted into rooms that weren’t built for them. Space is tight and ventilation can be poor, and steam with nowhere to go is what turns sealant black and grout grey.

Work for landlords, hotels and businesses
We regularly work with letting and managing agents. Tell us the address, the job and how access works and we will give you a quote.
Whether it’s one flat or a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a one-year guarantee.
DIY sealant or a professional job?
If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.
Remedial sealant around West End
West End is within about 1 mile of the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, which wears sealant and grout out faster than in a quiet home. In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in.
In the older streets around St Peter's Mccheyne Church, older homes can move a little, which is hard on rigid grout and tired sealant. For landlords with property near Dundee station, botched sealant from a previous quick fix is easier to strip out between tenants. Managing a site like Harris Academy? Then we reseal washrooms and kitchens in schools and businesses as well as homes.
West End is about 1 mile south-west of Dundee, in Dundee. Every kind of property in West End is covered for remedial sealant, old or new, large or small. The work is guaranteed for a year. Across Dundee, we cover 50 places, West End among them.

Larger places within reach include Broughty Ferry (5 miles east), Monifieth (7 miles east), Barnhill (6 miles east), St Marys (3 miles north), Pitkerro (3 miles north-east) and Whitfield (3 miles north-east).
Local landmarks in West End

The closest station to West End is Dundee station, roughly 1 mile east. Well-known places in the area include Dundee Dental Hospital (0.6 miles east) and Tayside Medical History Museum (less than half a mile north-east). Open spaces near West End include Trottick Mill Ponds and Balgay Hill.
What happens if it’s left?
A failed seal rarely means a new bathroom. When the fittings are sound, stripping and resealing the joints is often enough. Where something else has failed, you’ll hear it from us. Private landlords in West End must meet the Repairing Standard, and damp or leaks can fall short of it, so failed sealant is best replaced before it becomes a complaint.
No two jobs are quite the same, so each one gets its own quote. Size, access and the product the joint needs all make a difference.

What we do, step by step
Once we are on site, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. Most jobs then take a few hours, depending on how many layers have to come out. In a city area like West End, parking may be by permit or pay-and-display, so tell us what’s nearby. For flats, mention the door entry system and any shared-stair arrangements.
- We protect the surfaces around the joint.
- Every layer of failed sealant is stripped out.
- We clean and degrease the joint and look for signs of movement or water.
- New sealant goes in once the joint is dry, and is tooled smooth.
- You get the cure time and our view on why the joint failed.
Getting ready for the visit
- For business premises, tell us about site rules or sign-in
- Let us know if you’ve seen damp or leaks
- Tell us about any previous sealing or DIY attempts

Advice
Keeping the joints in good condition
Looking after new joints is easy, and it makes a real difference:
- Keep bleach and abrasives off the bead
- Have loose fittings fixed before resealing
- Get the cause of a repeat leak found before resealing
- Air the bathroom so the sealant can dry
Leave the new joint to cure fully before it gets wet or moves: generally around 24 hours, or as long as we advise.
If a joint has failed more than once, stop resealing it. Get the cause found first, or the next bead will go the same way.
Honest limits
Before booking, it’s worth knowing the limits too:
- Cracks in the fitting rather than the joint
- Failed tanking or loose tiles behind the sealant
- A leaking trap, valve or supply pipe
If you are not sure, just send an email to info@mrmastic.co.uk and we will give you a straight answer before you book.
