What affects the cost of remedial sealant

The price is agreed before any work begins. It takes into account:

  • The old material and how stubborn it is
  • How many areas need sealing
  • Which sealant suits the joint
  • Working hours on commercial sites

The cost depends on the amount of work, how much old material has to come out and how easy the joints are to reach. We give a clear quote before we start.

What we need to know

There’s no need for technical detail. Just tell us:

  • Where the property is
  • What’s wrong with the joints now
  • Any access issues, like height or stairs
  • How many joints, rooms or windows are involved

For a quote, send an email to info@mrmastic.co.uk and tell us where the job is and what the problem looks like. We’ll give you a clear price before any work starts.

Remedial sealant in Kingennie

A movement joint stops working when its sealant splits or sets hard. The old sealant comes out and backing goes in to control the depth, before resealing with a flexible product suited to the movement. Typical jobs include smears and lumps from a botched reseal and sealant applied over old sealant that has lifted, across shrunken worktop sealant, botched or over-sealed joints and mouldy bath & shower sealant.

For a place like Kingennie, the job is the same as anywhere: old material out, joints cleaned and dried, and a fresh, even finish. The journey and access are simply planned in advance.

Big or small, you get the same 12-month guarantee.

What we cannot put right

To be straight with you, there are a few things sealant won’t fix:

  • Older mastics that may need an asbestos check before removal
  • Cracks in the fitting rather than the joint
  • Plumbing leaks behind walls or under trays

If in doubt, email us at info@mrmastic.co.uk and we will say what we think.

Joints and surfaces we work on

  • Failed movement joints
  • Botched or over-sealed joints
  • Mouldy bath & shower sealant
  • Shrunken worktop sealant
  • Leaking tray & enclosure joints
  • Expansion joints

The process

There is not much for you to do on the day. Show us the job and we will take it from there. The job generally takes a few hours for a typical bath or shower, longer where several layers have been applied. Somewhere like Kingennie may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. We look at how the sealant has failed and check for movement or a leak path.
  2. We strip the joint completely, removing any layers below.
  3. Next, any mould is treated and the joint dried.
  4. We use the right backing and sealant for any joint that moves.
  5. Finally we finish the joint and talk you through what we found.

How to prepare

  • For business premises, tell us about site rules or sign-in
  • Keep pets and children clear of the area while we work
  • Tell us about access, such as stairs, a lift or high-level joints

Advice

Surface by surface

Worktops & kitchens

Shrunken worktop sealant leaves a gap that lets water into the back edge. We strip it, degrease the joint and reseal in a colour to suit.

Leaking trays & enclosures

If the tray is cracked, or the leak is from the valve or waste, sealant will not fix it. We’ll tell you what we find.

Kingennie: your questions answered

Do you cover Kingennie for remedial sealant?

Yes. Our work covers the whole of Scotland, and Kingennie is part of that. Just send an email to info@mrmastic.co.uk with a few details of the job.

Will you come out to Kingennie?

Yes, we do. We work across all of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Where do you work from?

Mr Mastic is based in Crawley. Our applicators cover Kingennie, along with the rest of our area.

Do you do commercial work?

Yes. We’ve worked for hotels, offices and other businesses, and we’re fully insured.

Are you an approved applicator?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we’re part of it.

Which products do you use?

It depends on the joint: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.

How long will it take to strip and reseal the joint?

The number of joints and layers decides it. You will have a timescale before any work begins.

I rent my home. Can I book you?

Yes. Ask your landlord first, and we can send them the quote if that helps.

Signs you need remedial sealant in Kingennie

Sealant needs a clean, dry surface with no grease on it. Residue, moisture or dust left in the joint weaken the bond, and the joint starts to come away early.

These are the problems we are asked about most:

  • Mould trapped under a layer of silicone
  • Leaks that keep coming back after resealing
  • Sealant that came away because the surface wasn’t prepared
  • Movement joints that have split or pulled away

For landlords with property near Monifieth station, failed or mouldy sealant is worth putting right between tenancies, before it turns into a leak.

Comparing quotes

  • What happens if the job turns out different
  • How the joint is cleaned and prepared
  • Who does the work, and how experienced they are
  • Is the old sealant removed completely?

Should I try it myself first?

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.
