External mastic near Kingennie

External mastic in Kingennie

We cut out failed sealant, set the joint depth with closed-cell backing rod and reseal with a low-modulus exterior sealant. We pick a colour that sits well with the wall. Common call-outs are for joints with sealant missing in places and old sealant gone brittle and cracked, across render & cladding joints, brickwork movement joints and façade panels.

In and around a place like Kingennie, many buildings face open ground and take the full weather. Outside joints on exposed walls work hard.

Whatever the size of the job, you get the same one-year guarantee.

DIY versus a professional finish

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.

The process

All our tools and materials come with us in the van, so you do not need to buy or prepare anything. After a quick look at the joints together, the area is protected and the work begins. Most jobs take anything from a few hours to several days, depending on the building. In smaller Scottish places, parking is generally less of an issue than access and distance. Tell us how to find the property and how to reach the work.

  1. We look at every joint and agree a colour to suit the wall.
  2. We take out the old sealant until the faces are sound.
  3. Closed-cell backing rod is pushed in so the sealant bonds to two sides only.
  4. We prime the faces where required.
  5. A low-modulus exterior sealant is gunned in and tooled to a neat finish.

Preparing for the visit

  • Mention any leaks or damp you’ve noticed
  • Mention any sign-in or site rules at work premises
  • Move anything stored near the joints

Advice

Work for landlords, hotels and businesses

Whether it’s one flat or a portfolio, the work is the same standard: the old material taken out, careful preparation and a 12-month guarantee.

Landlords and agents in Kingennie can book us as well as homeowners. Sealant work between tenants keeps a property looking cared for.

External mastic in Kingennie: local notes

Plenty of Scottish homes have harled walls, and where harling meets frames, pipes and other materials, the joint needs a flexible sealant that grips a rough surface. Dundee’s older tenements are sandstone, and the city sits on the Firth of Tay, so movement joints and outside wall joints on walls facing the water can take plenty of weather.

If you look after a building such as Monifieth High School, larger buildings have long runs of movement joint that eventually need resealing.

Kingennie is about 3 miles north of Broughty Ferry, in Dundee. Our applicators cover external mastic for homes and businesses in Kingennie. 50 places in Dundee are on our list, large and small. Our Dundee page covers work nearby (6 miles or so).

Leave it or put it right?

Pointing a movement joint with mortar might seem a neat fix, but it locks the joint solid. The wall then cracks somewhere else. A flexible sealant over backing rod is what the joint needs. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

Combining jobs into one visit is generally more efficient than separate visits, so tell us about everything that needs sealing. You will get one clear quote for the whole job.

What we can’t put right

It helps to know what we can’t do too:

  • Subsidence or other structural problems
  • Render that is blown, hollow or coming away
  • Cutting new joints into brickwork, which is building work rather than sealant work

Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly before you book.

Joints and surfaces we work on

  • Brickwork movement joints
  • Façade panels
  • Concrete & block
  • Copings & trims
  • Render & cladding joints
  • Joints between brick and frames

Signs you need external mastic in Kingennie

Sunlight, wet weather and frost wear exterior sealant down. Over the years it hardens, cracks on the surface and loses its give, so the joint eventually tears or comes away from one side.

These are the problems we are asked about most:

  • Rigid filler in a joint that should flex
  • Panel joints letting water in
  • Gaps where render, brick and frames meet
  • Joints with sealant missing in places

For landlords with property near Monifieth station, failed wall and movement joints let damp in, so they’re worth checking between tenancies.

What your quote should include

  • When the joint can take water or movement
  • Who does the work, and how experienced they are
  • How the joint is cleaned and prepared
  • What product goes in the joint
