Bucklerheads External Mastic
Our applicators work in Bucklerheads on sealing brickwork movement joints, render, cladding and façade joints. Old sealant removed completely, joints prepared properly and a 12-month guarantee.
- Leaking joints around cladding and façade panels
- Movement joints with cracked, split or missing sealant
- Old sealant gone brittle and cracked
DIY sealant or a professional job?
A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly, so tell us about it when you ask for a quote.
The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is.
External mastic in Bucklerheads
Ground-floor and low-level joints are straightforward to reach. Where joints are higher up, tell us about the building when you get in touch and we’ll confirm what’s needed to reach them safely. We’re often asked to deal with failed seals between different materials and plants rooting in failed movement joints, on render & cladding joints, brickwork movement joints and concrete & block.
In and around a place like Bucklerheads, many buildings face open ground and take the full weather. Outside joints on exposed walls work hard.
We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we will sort it.

Your questions about external mastic in Bucklerheads
Do you cover Bucklerheads for external mastic?
Yes, Bucklerheads is within the area we cover. We work across all of Scotland. Just drop us a line at info@mrmastic.co.uk with a few details of the job.
Will you come out to Bucklerheads?
Yes, we do. We work across all of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
Can new sealant go over the old?
No, because it fails. We remove every bit of old sealant first, so the new joint bonds to clean surfaces.
What is a movement joint?
A movement joint is a planned break in the wall that absorbs expansion and shrinkage. It’s sealed with a flexible sealant, not mortar.
Should I try DIY first?
You can, for simple jobs. Preparation is everything: all the old sealant out, and a clean, dry joint. We can always put it right if it fails.
Are you ARBOMaster approved?
Yes. We are approved under the ARBOMaster scheme, the approved applicator scheme for Arbo sealants.
Is there a guarantee?
Yes, for a year. If anything is not right with the work within the year, let us know and we’ll sort it.
Do you use backing rod?
Backing rod controls the sealant depth and keeps it off the back of the joint. Then the sealant bonds to two faces and can move.
Landlord and commercial work in Bucklerheads
Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance that we can handle for you.
If you manage several properties in or around Bucklerheads, several properties can be quoted together. Just tell us the addresses and what each one needs, and photos by email help.
Honest limits
New sealant cannot fix everything, and we’d rather say so up front. It won’t solve:
- Failed render or damaged cladding panels
- Adding movement joints to masonry that has none
- Damp from another source, such as a leaking gutter or a bridged damp-proof course
If you’re not sure, just email us at info@mrmastic.co.uk and we will give you a straight answer before booking.

Quotes for external mastic in Bucklerheads
Your quote is based on your job. We take into account:
- The type of sealant required
- Whether there’s mould to deal with
- How much there is to do
- How much old sealant there is and how hard it is to remove
Doing several joints on one visit is normally more efficient than separate visits, so it’s worth mentioning everything you’d like done. You will get one clear quote for the whole job.
Asking for a quote
You do not need to know the technical terms. It helps if you can tell us:
- Roughly how big the job is
- Photos by email, if that is easy
- Where the job is, and your postcode
- What’s wrong with the joints now
The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints, and add photos by email if you can.
What we do, step by step
On the day, there’s very little for you to do. Show us the job and we’ll take it from there. The job generally takes a few hours to a few days, depending on the length of joint and the access, including the tidy-up. In smaller Scottish places, parking is normally less of an issue than access and distance. Tell us how to find the property and how to reach the work, and the visit is planned around that.
- We look at every joint and agree a colour to suit the wall.
- Failed sealant is removed back to clean, sound faces.
- Closed-cell backing rod is pushed in so the sealant bonds to two sides only.
- We prime the faces where required.
- A low-modulus exterior sealant is gunned in and tooled to a neat finish.
Preparing for the visit
- Try not to wet indoor joints just before the visit
- Clear items away from the joints we are working on
- Mention any sign-in or site rules at work premises
Getting a quote
Getting a quote is simple: let us know the job and the location and its rough size. A few pictures by email make the job easier to understand, and we will take it from there.
Advice

What else we do in Bucklerheads
Why it’s worth doing now in Bucklerheads
Sealing over the top of old mastic does not hold for long. The new layer can’t bond properly to old, weathered material, so the old joint is cut out fully first. In an older home around Bucklerheads, damp from a failed joint can get into timber and plaster.
The cost depends on how much there is to do, how hard the old material is to remove and how easy the joints are to reach. We give a clear quote before we start.
Why us?
- 12-month guarantee on every job
- Full insurance on every job
- Anti-fungal sanitary silicone in wet areas
- Any old sealant cut out fully, not covered over

Looking after it afterwards
Good habits help new joints last longer. A few tips:
- Act on the first splits you see
- Check external joints each spring
- Make sure movement joints are not pointed over
- Point out the joints to other trades
Make sure anyone working on the wall later knows where the movement joints are. They should be kept open and resealed, not filled.
Leaks behind façade panels and render often go unseen. By the time there’s a damp patch, the damage can be well established so early resealing is worth it.
Bucklerheads buildings and the weather
Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that. Dundee’s older tenements are sandstone, and the city sits on the Firth of Tay, so movement joints and outside wall joints on walls facing the water can take plenty of weather.
For landlords with property near Balmossie station, split movement joints are easy to miss on a rental until damp shows inside. Schools such as Braeview Academy are buildings too, and movement joints, cladding joints and gutters on larger buildings need the same care as a house’s.
