External mastic in Wellbank, done properly
Movement joints let brickwork, render and cladding expand and shrink without cracking. Its sealant has to flex with the building, season after season, and when it fails, the wall takes the strain and water finds a way in. We’re often asked to deal with cracked joints where brick meets render or frames and water getting into walls through failed joints, across copings & trims, façade panels and render & cladding joints.
Across smaller places in Scotland, stone and harled cottages, farm buildings and newer houses often stand exposed to wind and rain. Gutter joints and wall joints take a battering.

How it works
When we get to you, we check the joints match what you told us. If we find something unexpected, we talk it through with you first. After that, the work takes anything from a few hours to several days, depending on the building. Around Wellbank, distance and access matter more than parking. Tell us how to find the property and how to reach the work.
- We inspect the joints and agree which need resealing and how they’ll be reached.
- We cut out the failed sealant and rake out any dirt or growth.
- Both sides are cleaned back to sound material and primed if needed.
- We push in closed-cell backing rod so the sealant is the right depth and bonds to the sides only.
- The new sealant, chosen to suit the brick or render, is applied and tooled to a neat finish.
Getting ready for the visit
- Keep pets and children clear of the area while we work
- For indoor joints, keep the area dry beforehand if you can
- Tell us about any previous sealing or DIY attempts

Advice
Should I try it myself first?
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.
The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.
Wellbank buildings and the weather
Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that. Dundee’s older tenements are sandstone, and the city sits on the Firth of Tay.
Rented homes near Monifieth station change hands often, and split movement joints are easy to miss on a rental until damp shows inside.

Your questions about external mastic in Wellbank
Do you cover smaller places like Wellbank?
Yes, we do. We work across all of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.
Is Wellbank in your area for external mastic?
Yes, Wellbank is within the area we cover. Our work covers the whole of Scotland. Just send an email to info@mrmastic.co.uk with a few details of the job, and we’ll send you a clear quote.
Can you seal joints between render and window frames?
Yes. We cut out the old sealant, prepare both faces and reseal with a flexible exterior product. We pick a colour that works with both materials.
Do you guarantee your work?
Yes, always. Each job is guaranteed for twelve months, wherever you are.
How long should I leave it?
Most sealants are touch-dry well before they’re fully cured. We will tell you how long to leave the joint.
Do you have insurance?
Yes, we’re fully insured for every job we do.
Will there be a smell?
There can be a smell while the sealant cures, but it fades. Ventilation helps.
What colours does the sealant come in?
There’s a good range of exterior colours, including greys, browns, whites and stone tones. We choose the closest to your brick or render so the joint doesn’t draw the eye.
What affects the cost of external mastic
Your quote is based on your job. We look at:
- Which sealant suits the joint
- Any mould that needs treating
- Whether old sealant or filler has to be cut out
- How much there is to do
Instead of a standard rate, we look at what your job involves: the amount of work, the old material and the access. The price is agreed before we begin.
Asking for a quote
To make quoting easier, let us know:
- If someone has resealed it before
- Any access issues, like height or stairs
- Pictures of the joints, sent by email
- If it’s domestic, commercial or a hotel
To get a quote, email us at info@mrmastic.co.uk with the location and a short description of the problem. We will give you a clear price before any work starts.

What else we do in Wellbank
Do you need external mastic in Wellbank?
Sometimes a movement joint was filled with mortar or a rigid filler by mistake. The joint can’t move, so the wall cracks somewhere else instead.
Look out for any of the following:
- Weathered mastic that no longer stretches
- Rigid filler in a joint that should flex
- Leaking joints around cladding and façade panels
- Damp patches traced to an open external joint
In and around Wellbank, as anywhere, good external mastic starts with a clean, dry, properly prepared joint.

- How the colour is chosen
Keeping the joints in good condition
So the new joints stay in good condition:
- Ask before painting over external sealant
- Make sure movement joints aren’t pointed over
- Have failed joints looked at early
- Clear growth from the base of walls and joints
Don’t paint over the new sealant unless we’ve said the product is paintable. Many exterior sealants aren’t designed to be painted and spoil the finish.
An open movement joint lets rain into the wall every time it pours. That can lead to damp patches, staining and frost damage.
How the job changes by surface
Concrete and blockwork
The face of concrete or block is often dusty, so preparation is key. A primer goes on where the product requires one.
Copings and trims
A failed coping joint lets water into the top of the wall. Resealing them is a small job that protects a lot.
