Glazing silicone in Wellbank

Across Wellbank, we reseal glazing joints in homes, offices and hotels. Conservatories, rooflights, glass panels and shower screens are all part of the job. We work on conservatory frames, glass-to-frame joints and rooflights, and people most often call us about split or lifting silicone on glass and sealant that was laid over old silicone and failed.

Outdoor sealant needs a dry surface, so window work around Wellbank is planned around the weather, and longer journeys are planned in advance. Let us know about access to every frame, including any upstairs.

The work is covered for a year after we finish. If anything is not right with it, drop us a line at info@mrmastic.co.uk.

Why act early in Wellbank

You do not need new glazing because the sealant has gone. If the glass and frame are sound, new silicone is often all it takes. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

Rather than a set price list, we look at what your job involves: how many joints, what’s in them now and how we reach them. You will know the price before we begin.

Why choose Mr Mastic in Wellbank

  • Sanitary silicone with an anti-fungal additive in wet areas
  • White, clear, grey or another colour, product permitting
  • You choose the colour before work begins
  • Any old sealant cut out fully, not covered over

Signs you need glazing silicone in Wellbank

Shower screen silicone gets wet every day. Mould grows into the bead and the edges begin to peel.

Most people get in touch when they notice one of these:

  • Silicone pulling away from the glass
  • Cracked silicone between glass panels
  • Leaking glazing joints on a rooflight
  • Sealant that was laid over old silicone and failed

Around Wellbank, as everywhere, glazing silicone is only as good as the preparation behind it.

What your quote should include

  • Who does the work, and how experienced they are
  • Is the old sealant removed completely?
  • Whether the sealant suits the joint
  • How the surfaces are prepared before sealing

Frames and glazing around Wellbank

Dundee sits on the north bank of the Tay, and much of its older housing is sandstone tenements. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that.

Rented homes near Monifieth station change hands often, and a shower screen or conservatory joint that leaks is easier to reseal while the property is empty.

What happens on the day

When we get to you, we compare the joints with what we discussed. If anything is different, we explain it before carrying on. Most jobs then take a few hours, depending on how many joints need doing. Somewhere like Wellbank may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. We find where water is getting in and check whether it’s a sealant joint.
  2. Old silicone is cut away from the glass and frame without scratching either.
  3. The glass and frame are cleaned and degreased.
  4. New glazing silicone goes in and is tooled to a neat finish.
  5. We check the joints and, where safe, run water over them.

Preparing for the visit

  • Try not to wet indoor joints just before the visit
  • For business premises, tell us about site rules or sign-in
  • Plan for the work area to be out of bounds to pets and children

Related advice

Different surfaces, different methods

Conservatory frames

Frame-to-wall joints on a conservatory move with the weather. We reseal them with a sealant suited to the frame.

Glass-to-glass joints

Glass-to-glass joints depend entirely on the sealant. The bead needs to be tidy and fully bonded.

Should I try it myself first?

If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly.

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.

How we quote for glazing silicone

We don’t publish a price list. The quote depends on:

  • When we can work, for business premises
  • The type of sealant required
  • The size of the job
  • How many areas need sealing

Doing several joints on one visit normally makes better use of the time than several visits, so tell us about everything that needs sealing. We will give you a clear quote for the lot.

Asking for a quote

Photos by email are helpful but not essential. Try to tell us:

  • Access, such as stairs, a lift or height
  • The rough size of the job
  • Photos by email, if that is easy
  • Any previous sealing or DIY work

A good description makes for an accurate quote. Tell us where the job is, what’s wrong and how much there is, and email pictures if that is easy.

Looking after it afterwards

Once the sealant has cured, a few habits help it last:

  • Act on drips or damp patches early
  • Don’t use a blade near the sealant
  • Keep conservatory gutters clear of leaves
  • Squeegee the shower screen after each use

Keep the new joints dry for as long as we advise so the silicone can set properly. From then on, a mild glass cleaner is all it needs.

If silicone on glass has cracked, water is already getting in. Resealing now is a small job compared with fixing water damage later.

Wellbank questions

Will you come out to Wellbank?

Yes. Wellbank is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Is Wellbank in your area for glazing silicone?

Yes. We work across all of Scotland, and Wellbank is part of that. You can email us at info@mrmastic.co.uk and tell us what needs doing, and we will send you a clear quote.

Do you remove the old sealant?

Yes, every time. New sealant won’t bond properly to old, so any old material comes out before anything new goes in.

Should I try DIY first?

Some simple jobs can be done by a careful DIYer. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.

Do you have insurance?

Yes. Mr Mastic is fully insured.

Which products do you use?

It depends on the joint: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. Brands we use include Arbo and Everbuild.

How long should I leave it?

Cure times vary by product and the temperature. We tell you how long to leave it before we go.

Are you an approved applicator?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we are part of it.
