About our external mastic in Inverarity

Many failed façade joints only get noticed once there’s a stain or a damp patch inside. We inspect them, agree which need doing and reseal with a weatherproof, flexible sealant in a matching colour. We work on façade panels, joints between brick and frames and render & cladding joints, and common reasons people get in touch are failed sealant between panels on a façade and gaps where render, brick and frames meet.

Stone walls need a stone-friendly sealant, as acetoxy products can attack some stone. Newer houses need their movement joints and roofline trims kept sound.

The work is guaranteed for twelve months. If something is not right with it in that time, tell us and we will put it right.

Different surfaces, different methods

Copings and trims

Joints in copings, parapets and trims are exposed to the worst of the weather. Each is resealed with a weatherproof, flexible sealant.

Joints between dissimilar materials

Each side of the joint may need its own preparation. Both surfaces are cleaned and primed as the product requires.

When it is not the sealant

We’ll always be straight with you, so here’s what sealant cannot fix:

  • Cracks in the bricks or render themselves, away from the joints
  • Movement that’s more than a sealant joint can take
  • Failed render or damaged cladding panels

If in doubt, drop us a line at info@mrmastic.co.uk and we’ll say what we think.

The process

Most of a good job is in the preparation, and we do not rush it. Joints are cleaned back and dried before anything new goes in. In total, it normally takes a few hours for a handful of joints, longer for a whole elevation. In smaller Scottish places, parking is usually less of an issue than access and distance. Tell us how to find the property and how to reach the work, and the visit is planned around that.

  1. We start by checking each joint, agreeing the ones to redo and how we’ll reach them.
  2. We cut out the failed sealant and rake out any dirt or growth.
  3. We clean both faces of the joint and prime them where the product calls for it.
  4. We push in closed-cell backing rod so the sealant is the right depth and bonds to the sides only.
  5. The new sealant, chosen to suit the brick or render, is applied and tooled to a neat finish.

Before we arrive

  • Tell us about any water getting in
  • Clear the area around the work
  • Keep children and pets away from the work area

Walls and rooflines in Inverarity

Plenty of Scottish homes have harled walls, and joints where harling meets other materials need a sealant that can grip and flex. With historic houses such as Glamis Castle (about 4.6 miles north-west) nearby, there’s older building stock in the area around Inverarity as well as newer homes. Where a home is older, older brick and stone need a sealant that suits them, at the right joint depth.

In the older streets around Inverarity Parish Church, old and new materials meet at the roofline and walls, which is where sealant earns its keep.

Why it’s worth doing now in Inverarity

Pointing a movement joint with mortar might seem a neat fix, but it stops the joint moving. The wall then cracks somewhere else. A flexible sealant over backing rod is what the joint needs. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

The cost reflects the work involved, not a rough estimate. That is why we ask a few questions first and give you a clear price before work begins.

Do you need external mastic in Inverarity?

Sunlight, wet weather and frost wear exterior sealant down. Over the years it hardens, cracks on the surface and loses its give, so the next time the wall moves, it splits or pulls away.

The most common problems we see are:

  • Water getting into walls through failed joints
  • Weathered mastic that no longer stretches
  • Joints where the bead has come unstuck
  • Gaps where render, brick and frames meet

In and around Inverarity, as anywhere, good external mastic starts with a clean, dry, properly prepared joint.

What your quote should include

  • The length of the guarantee
  • Whether they seal over old material or remove it
  • What the cure time is
  • What preparation is included

10 questions to ask before you book

Can I do it myself?

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.

Quotes for external mastic in Inverarity

We quote each job individually. These are the things that affect it:

  • When we can work, for business premises
  • How many rooms, windows or areas are involved
  • The number and length of the joints
  • How easy the joints are to reach

Doing several joints on one visit is normally more efficient than separate visits. You’ll get one clear quote for the whole job.

Asking for a quote

Before you ask for a quote, have a think about:

  • What’s wrong with the joints now
  • Photos by email, if that’s easy
  • Where the job is, and your postcode
  • The type of property

We don’t publish a price list, as no two jobs are quite the same. Instead, we give you a clear price for your job. To get started, email us at info@mrmastic.co.uk.

Will the new joint stand out?

The aim is a neat, even joint in a colour that suits the wall. We’ll talk through colour options before work begins from the range available.

How long should I leave it?

Different products cure at different speeds, so follow the cure time we give you.

Do I need to be at home?

Access is agreed with you when the job is booked. Indoors, that normally means someone at home.

Yes, regularly. Several properties can go on one quote.

Can a movement joint be filled with mortar?

No, not if it’s a movement joint. Filling it with mortar defeats its purpose. A flexible sealant is the right fill.
