External mastic in Brechin

About our external mastic in Brechin

Movement joints let brickwork, render and cladding expand and shrink without cracking. The sealant in it has to stretch and squeeze for years, so once it splits or hardens, the joint stops working and water gets in. If you are dealing with weathered mastic that no longer stretches and water getting into walls through failed joints, we can put it right, whatever the surface.

Outside joints can only be sealed when they’re dry, so work in Brechin depends on the weather, and longer journeys are planned in advance. Let us know about access to every wall and roofline.

The work is covered for a year after we finish. If anything isn’t right with it, send an email to info@mrmastic.co.uk.

Should I try it myself first?

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

Signs you need external mastic in Brechin

Joints sealed without backing rod, or far too deep, rarely last. Sealant bonded to three sides has nowhere to go and tears as soon as the joint widens.

Common reasons people contact us are:

  • Failed sealant between panels on a façade
  • Rigid filler in a joint that should flex
  • Brick movement joints where the sealant has split
  • Cracked joints where brick meets render or frames

Schools such as Brechin High School are buildings too, and movement joints, cladding joints and gutters on larger buildings need the same care as a house’s.

Our hiring checklist

What we do, step by step

Once we’re on site, we check the joints match what you told us. If anything is different, we explain it before carrying on. Most jobs then take a few hours to a few days, depending on the length of joint and the access. Around Brechin, distance and access matter more than parking. Tell us how to find the property and how to reach the work.

  1. First, the joints are inspected and the access agreed.
  2. Every bit of old sealant and any mortar or debris is cut out.
  3. The faces are brushed clean and primed where the product requires it.
  4. Backing rod sized to the joint goes in to set the depth.
  5. The exterior sealant is applied, tooled and checked along its length.

Preparing for the visit

  • Tell us about access, such as stairs, a lift or high-level joints
  • Clear the area around the work
  • For indoor joints, keep the area dry beforehand if you can

What affects the cost of external mastic

Call for a quick quote. The main things that affect it are:

  • The number of rooms or windows
  • Whether the work is at height
  • Mould in or behind the old joints
  • Any working-time requirements on site

Commercial jobs are quoted on the same basis as homes: how much there is to do, how we reach it and what it needs. Ask us for a quote and we’ll explain what it covers.

What to tell us for a quote

To make quoting easier, please include:

  • What’s wrong with the joints now
  • Whether it has been sealed before
  • Access, such as stairs, a lift or height
  • Where the job is, and your postcode

We do not publish a price list, as no two jobs are quite the same. Instead, your job gets its own clear quote. To get started, drop us a line at info@mrmastic.co.uk.

FAQs for Brechin

Do you cover smaller places like Brechin?

Yes, Brechin is covered. Our work covers the whole of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.

Is external mastic in Brechin guaranteed?

All our work, in Brechin and everywhere else, comes with a 12-month guarantee. We’re also fully insured and ARBOMaster approved.

Can you seal over the old sealant?

No. Fresh sealant doesn’t stick to old sealant, and it traps any mould or water underneath. We remove it all first.

Will the old sealant be removed?

Always. Sealing over the old bead is the commonest cause of early failure, so we never do it.

I’m a tenant. Can you help?

Of course. Check with your landlord; we can send the quote to them too.

Will there be a smell?

It depends on the product. Some products have a noticeable smell, others very little.

Do you work for letting agents?

Yes, regularly. We can quote for several properties at once, and between tenancies is a good time for the work.

Do you work for hotels and businesses?

Yes. We have worked for hotels, offices and other businesses.

When it isn’t the sealant

A few problems are outside what sealant work can do:

  • Walls that need new movement joints cut into them
  • Cracks in the bricks or render themselves, away from the joints
  • Damp from another source, such as a leaking gutter or a bridged damp-proof course

Not sure which it is? You can email us at info@mrmastic.co.uk and we will tell you honestly before booking.

  • Render & cladding joints
  • Façade panels
  • Joints between brick and frames
  • Brickwork movement joints
  • Concrete & block
  • Copings & trims

Aftercare tips

Aftercare is simple:

  • Show decorators and builders where the movement joints are
  • Deal with leaking gutters that soak the joints below
  • Keep high-pressure jets off the joints
  • Keep movement joints as flexible joints, not mortar

If you have more work done on the wall, such as new render, cladding or an opening, show the contractor the movement joints. They should be kept open and resealed, not filled.

An open movement joint lets rain into the wall every time it pours. That can lead to damp patches, staining and frost damage which cost more to put right than the joint.

Leave it or put it right?

It often makes sense to reseal all the failing joints on an elevation together. Joints of the same age tend to fail together. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

The cost reflects the work involved, not guesswork. That’s why we ask about the job first.

Brechin buildings and the weather

Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that. Plenty of Scottish homes have harled walls, and where harling meets frames, pipes and other materials, the joint needs a flexible sealant that grips a rough surface.
