How we handle external mastic in Aberlemno
We are ARBOMaster approved applicators, and each external joint gets a sealant suited to it. Porous or awkward surfaces are primed where the sealant needs it and we use one wherever it does. If you are dealing with moss and dirt in joints with no sealant left and damp patches traced to an open external joint, we can help, on façade panels, concrete & block and brickwork movement joints alike.
Outside joints can only be sealed when they’re dry, so work in Aberlemno depends on the weather, and longer journeys are planned in advance. Tell us how to reach each wall, gutter and roofline.
There’s a 12-month guarantee on every job, large or small.

What we do, step by step
Once we’re on site, we compare the joints with what we discussed. If anything is different, we explain it before carrying on. Most jobs then take a few hours to a few days, depending on the length of joint and the access. Somewhere like Aberlemno may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.
- We inspect the joints and agree which need resealing and how they’ll be reached.
- We cut out the failed sealant and rake out any dirt or growth.
- We clean both faces of the joint and prime them where the product calls for it.
- Closed-cell backing rod is fitted to set the depth and stop three-sided bonding.
- The new sealant, chosen to suit the brick or render, is applied and tooled to a neat finish.

What affects the quote in Aberlemno
We quote each job individually. This is what makes a difference:
- The product the joint needs
- The size of the job
- Any working-time requirements on site
- Whether the work is at height
We do not show prices on the website, because each job is priced on what it involves. For a quick quote, please send an email to info@mrmastic.co.uk.
What to tell us for a quote
Before you ask for a quote, have a think about:
- Access, such as stairs, a lift or height
- What the problem is, such as mould, gaps, leaks or cracking
- Whether it has been sealed before
- Where the property is
If you are in Aberlemno and need external mastic, drop us a line at info@mrmastic.co.uk. A short description of the job and where it is helps us quote, and we’ll agree the price before any work begins.
Leave it or put it right?
Pointing a movement joint with mortar might seem a neat fix, but it locks the joint solid. The wall then cracks somewhere else. A flexible sealant over backing rod is what the joint needs. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
What you pay reflects the work, not a rough estimate. That’s why we ask about the job first.

Keeping the joints in good condition
No joint lasts for ever, but care makes a real difference. Our tips:
- Never let anyone fill a movement joint with mortar
- Ask before painting over external sealant
- Get split or bare joints resealed while the damage is small
- Don’t let climbing plants root in the sealant
Keep the joints clear of soil, plants and climbing growth. Damp material against the sealant shortens its life.
Once a joint cannot move, the wall finds another way, often as cracks near the joint. Resealing it early helps prevent that.
Do you need external mastic in Aberlemno?
Using the wrong sealant is another common reason. A stiff, general-purpose sealant can’t cope with a joint that moves a lot, so it pulls away from the edges.
It’s worth asking for a quote if you see:
- Damp patches traced to an open external joint
- Movement joints filled with mortar instead of sealant
- Panel joints letting water in
- Joints where the bead has come unstuck
In and around Aberlemno, as anywhere, good external mastic starts with a clean, dry, properly prepared joint.

Outside joints around Aberlemno
Harled (roughcast) walls are common in Scotland, and joints where harling meets other materials need a sealant that can grip and flex. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that.
If you live in an older home near Aberlemno Parish Church, older walls, gutters and the joints where extensions meet them need a flexible sealant.

How the job changes by surface
Render joints
Render has movement joints and stop beads that need sealing. They’re resealed in a sealant that suits the render.
Joints between dissimilar materials
Each side of the joint may need its own preparation. We prepare both faces so the sealant bonds properly.
