Hunter's Town questions
Can you help a landlord with a rental near Golf Street station?
Yes, landlords and agents are among the people we work for, and several properties can go on one quote. Just send an email to info@mrmastic.co.uk with the address and what needs doing, and we’ll give you a clear price.
Will you come out to Hunter's Town?
Yes. Hunter's Town is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.
Is it OK to seal over old sealant?
No, it won’t last. It can look neat for a few weeks, but the new layer lifts away from the old one. The old sealant has to come out completely.
Will there be a smell?
It depends on the product. Some products have a noticeable smell, others very little, and any smell fades as they cure.
Will the old sealant be removed?
Yes. We cut out all the old sealant and clean the joint before applying anything new.
How much does external mastic cost in Hunter's Town?
We do not publish prices, because the cost depends on the job: its size, the old material, access and the product needed. You’ll get a clear quote before any work starts.
How long should I leave it?
Most sealants are touch-dry well before they’re fully cured. We’ll tell you how long to leave the joint.
What do you put in the joint?
Each joint gets the product that suits it. Movement, water and weather all affect the choice, and we’ll explain our choice.
External mastic for homes and businesses in Hunter's Town
Many failed façade joints only get noticed once there’s a stain or a damp patch inside. We look over the joints, agree the ones to renew and reseal with a flexible, weatherproof product in a colour to suit. If you have plants rooting in failed movement joints and failed sealant between panels on a façade, we can help.
In and around a place like Hunter's Town, many buildings face open ground and take the full weather. Gutter joints and wall joints take a battering.
Our work is backed for twelve months, and the guarantee is the same wherever you are.

Leave it or put it right?
Mortar or ordinary filler might look like a quick way to close an open joint, but it stops the joint moving. The movement then cracks the brickwork or render nearby. The correct repair is a flexible sealant with the right backing. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
What it costs depends on the size of the job, how much old material has to come out and access to the work. You’ll have a clear quote before any work starts.

When it is not the sealant
To be straight with you, there are a few things sealant will not fix:
- Movement that is more than a sealant joint can take
- Render that’s blown, hollow or coming away
- Cracked brickwork or render that needs a builder or plasterer
Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly before you book.
What we seal
- Brickwork movement joints
- Concrete & block
- Façade panels
- Joints between brick and frames
- Render & cladding joints
- Copings & trims
Surface by surface
Joints between dissimilar materials
Each side of the joint may need its own preparation. Both surfaces are cleaned and primed as the product requires.
Render joints
The face of render can be soft, so a low-modulus sealant is kinder to the joint edges. We prime where the product needs it.
What we do, step by step
Good joint work is mostly preparation, so that is where we spend the time. Every joint is cleaned and dried before new material goes in. All told, the work takes a few hours to a few days, depending on the length of joint and the access. In smaller Scottish places, parking is generally less of an issue than access and distance. Let us know how to find you and how to reach the joints.
- First, the joints are inspected and the access agreed.
- Every bit of old sealant and any mortar or debris is cut out.
- The faces are brushed clean and primed where the product requires it.
- Backing rod sized to the joint goes in to set the depth.
- The exterior sealant is applied, tooled and checked along its length.
Getting ready for the visit
- Keep pets and children clear of the area while we work
- For business premises, tell us about site rules or sign-in
- Let us know about parking restrictions
How to get a quote
Call for a quick quote, or email us if that is easier. Tell us about the joints that need doing and we will talk you through the work.
Advice
Outside joints around Hunter's Town
Hunter's Town is within about 1 mile of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That is hard on movement joints and outside wall joints, especially on the side facing the sea. Harled (roughcast) walls are common in Scotland, and where harling meets frames, pipes and other materials, the joint needs a flexible sealant that grips a rough surface.
If you live in an older home near Carnoustie Parish Church, older walls, gutters and the joints where extensions meet them need a flexible sealant. If you look after a building such as Carnoustie High School, its movement joints, gutters and trims need looking after like any other building’s.
Hunter's Town is about 1 mile west of Carnoustie, in Angus. When to call us in Hunter's Town
UV, rain and frost all age exterior sealant. In time it goes hard, crazes on the surface and stops stretching, so the joint eventually tears or comes away from one side.
Look out for these signs:
- Gaps where render, brick and frames meet
- Damp patches traced to an open external joint
- Sealant that has lost its bond to the brick or render
- Failed sealant between panels on a façade
Rented homes near Golf Street station change hands often, and failed wall and movement joints let damp in, so they’re worth checking between tenancies.
Questions to ask before you book
- What guarantee comes with the work
- Who does the work, and how experienced they are
- What product goes in the joint
- Is the old sealant removed completely?
Should I try it myself first?
Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.
