Regrouting in Hunter's Town
When grout stays dark however much you clean it, the stain is often in the grout itself. New grout is the fix that lasts and you can pick a different colour while you are at it. We’re often asked to deal with a grout colour that no longer suits the room and splashback grout that has darkened, across kitchen splashbacks, bathroom wall tiles and tiled floors.
Bathrooms in smaller places like Hunter's Town work just as hard as those in the cities. Generally soft Scottish water means less limescale, but steam still lets mould into sealant and grout.
The work is guaranteed for twelve months. If something isn’t right with it in that time, tell us and we’ll put it right.

Questions from Hunter's Town
Can you help a landlord with a rental near Golf Street station?
Yes, rental work is part of what we do. You can drop us a line at info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before any work starts.
Is Hunter's Town in your area for regrouting?
Yes. Our work covers the whole of Scotland, and Hunter's Town is part of that. Just send an email to info@mrmastic.co.uk with a few details of the job.
Is resealing included with regrouting?
Normally we do both. Grout and sealant do different jobs, so we renew both and it’s all in the quote.
Is there any odour?
There can be a smell while the sealant cures. Opening a window helps.
Which products do you use?
Products from Arbo and Everbuild, among others, picked for each joint. We explain the product when we quote.
Can you change the grout colour?
Yes, regrouting is the time to do it. Tell us the colour you’d like when you ask for a quote.
Is it OK to seal over old sealant?
No. Fresh sealant does not stick to old sealant, and anything trapped underneath, including mould and water, stays there. We remove it all first.
Are you fully insured?
Yes. We are fully insured.
How the visit works
On the day, there’s very little for you to do. Show us the job and we will take it from there. The work itself takes a few hours for a shower enclosure, longer for a whole room from start to finish. For a place like Hunter's Town, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.
- We check the tiles are sound and flag any that are loose or hollow.
- We rake out the old grout to an even depth, taking care of the tile edges.
- Dust and debris are vacuumed out of every joint.
- New grout is worked into the joints and cleaned off the tile faces.
- The corners and edges get new silicone, because grout there would crack.
Getting ready for the visit

- Tell us if parking is tricky

Advice
Aftercare tips
So the new joints stay in good condition:
- Clean with a soft brush, not anything metal
- Do not ignore a tile that feels loose
- Wipe or squeegee the shower walls
- Run the extractor fan during and after a shower
Give the new grout the time we tell you before using the shower, so it cures fully. From then on, a quick rinse after showering helps and let the room air.
Grout that’s washing out of a shower shouldn’t be left. Every shower pushes more water into the gaps and it can end up in the wall or the ceiling below.
How the job changes by surface
Corners and edges
We reseal edges at the same time as regrouting, so everything is renewed at once.
Bathroom wall tiles
Whole bathroom walls can be regrouted in one visit or more, depending on the area. It’s a good time to change the grout colour.

How we quote for regrouting
You will get a clear quote before any work starts. It’s based on:
- How many areas need sealing
- The product the joint needs
- Whether old sealant or filler has to be cut out
- The amount of work
The cost reflects the work involved, not guesswork. That is why we ask about the job first.
What to tell us for a quote
A few details help us give you an accurate quote. When you get in contact, it helps to mention:
- Any access issues, like height or stairs
- Whether it has been sealed before
- Roughly how big the job is
- A few photos by email, if you can
A good description makes for an accurate quote. Tell us where the job is, what’s wrong and how much there is.
Landlords, agents and businesses in Hunter's Town
Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance.
Housing providers, facilities teams and property managers book us too. Several sites can go on one quote, and we’re fully insured.
DIY sealant or a professional job?
The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is.
Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.
What we are called out for in Hunter's Town
Poor ventilation keeps grout damp, and damp grout is where mould grows. Black marks that come back after cleaning are often in the grout itself.
Common reasons people contact us are:
- Dirty, worn grout on a tiled floor
- Old grout in a dated colour
- Stained grout that cleaning won’t shift
- Grout washed out of a shower

Regrouting around Hunter's Town
Hunter's Town is within about 1 mile of the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that doesn’t dry out.
For an older house near a landmark such as Carnoustie Parish Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. Schools such as Carnoustie High School are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.
Hunter's Town is about 1 mile west of Carnoustie, in Angus. We carry out regrouting for homes and businesses in Hunter's Town and nearby, as part of our work across Angus. Across Angus, we cover 40 places, Hunter's Town among them. For nearby work, see our Dundee page.
