Regrouting near Clayholes

Regrouting for homes and businesses in Clayholes

Grout is the filler between your tiles, and sealant is what goes along the bath, tray or worktop. Once grout starts to crack or wash away, water can get in behind the tiles. We rake it out and replace it and renew the silicone at the edges. We work on shower walls, bathroom wall tiles and bathroom floors, and common reasons people get in touch are grout that’s cracking and breaking up and discoloured grout on otherwise sound tiles.

Bathrooms in smaller places like Clayholes work just as hard as those in the cities. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.

Whatever the size of the job, you get the same 12-month guarantee in Clayholes and across Angus.

The process

We bring everything the job needs with us, so you do not need to buy or prepare anything. After a quick look at the joints together, the area is protected and the work begins. Most jobs take a few hours, or longer for a fully tiled room. Somewhere like Clayholes may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. We check the tiles are sound and flag any that are loose or hollow.
  2. The old grout comes out to a consistent depth, without damaging the tiles.
  3. The joints are vacuumed and cleaned.
  4. New grout is worked into the joints and cleaned off the tile faces.
  5. Corners and edges are resealed with flexible silicone, not grout.

Preparing for the visit

  • Mention any tricky access
  • Clear items away from the joints we’re working on
  • For business premises, tell us about site rules or sign-in

Advice

Keeping the joints in good condition

So the new joints stay in good condition:

  • Give the walls a quick rinse after use
  • Stick to mild products for cleaning grout
  • Use a soft brush rather than a wire one
  • Check the corner silicone every few months

Before we leave, you’ll know when the shower can be used. Please follow it, and go gently on the grout at first.

Tiles can come away if failed grout is left. By then, new grout alone is not enough so early action pays.

What we cannot put right

To be straight with you, there are a few things sealant will not fix:

  • Movement in a stud wall or floor
  • Water coming from plumbing rather than grout
  • Waterproofing that has failed below the tiling

Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly before you book.

What we seal

  • Bathroom floors
  • Tiled floors
  • Wet rooms
  • Shower walls
  • Kitchen splashbacks
  • Bathroom wall tiles

Why it’s worth doing now in Clayholes

Once grout cracks, water can get behind the tiling. Left alone, that water can loosen tiles or damage the wall, which turns a regrout into a retile. Dealing with it now keeps it small. Around Clayholes, water from a failed joint in an older stone home can soak into timber and plaster.

Rather than a set price list, we look at what your job involves: the amount of work, the old material and the access. The price is agreed before we begin.

Clayholes homes and their sealant

Clayholes is within about 2 miles of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

Homes close to Carnoustie Parish Church include some older properties, and older homes can move a little, which is hard on rigid grout and tired sealant. For site and facilities teams at buildings such as Carnoustie High School, we reseal washrooms and kitchens in schools and businesses as well as homes.

Clayholes is about 1 mile north-west of Carnoustie, in Angus. Clayholes gets the same service as everywhere we cover: old sealant removed completely, careful preparation and a 12-month guarantee. Clayholes is one of 40 towns and villages in Angus where we work for regrouting. Dundee is on our list too, about 10 miles from Clayholes.

We cover every part of DD7 for regrouting and the streets around it. Regrouting is available to properties on Isla Avenue, Shanwell Road and Balmachie Road and the roads around them. If you are just outside Clayholes, we cover Carlogie (1 mile north-east), Hunter's Town (1 mile south), Carnoustie (1 mile south-east), Gardynebourg (1 mile south) and Panbride (1 mile east). Larger places within reach include Arbroath (6 miles north-east), Forfar (11 miles north-west), Letham (8 miles north) and Friockheim (9 miles north).

Questions from Clayholes

Will you come out to Clayholes?

Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.

Is Clayholes in your area for regrouting?

Yes, Clayholes is within the area we cover. We work across all of Scotland. You can send an email to info@mrmastic.co.uk and tell us what needs doing, and we will give you a clear price.

Do you work for letting agents?

Yes, often. We can quote for several properties at once.

When can I use the shower again?

Before we leave, we will tell you how long to wait. The grout and sealant both need to cure before the shower is used.

What guarantee comes with the work?

Our 12-month guarantee applies to all our work, and we are fully insured.

Can new sealant go over the old?

No. Fresh sealant doesn’t stick to old sealant, and it traps any mould or water underneath. It all has to come out first.

Can I do it myself?

You can, for simple jobs. Preparation is everything: all the old sealant out, and a clean, dry joint. We can always put it right if it fails.

Does someone need to be in?

If the work is inside, we need someone to let us in. After that, you can carry on with your day.

What affects the cost of regrouting

Call for a quick quote. What matters most is:

  • Whether old sealant or filler has to be cut out
  • The number of rooms or windows
  • Any working-time requirements on site
  • Any mould that needs treating

Some things make a job bigger or smaller: the old material and how easily it comes out, any mould to treat, and whether we need extra access for height. We take all of that into account in your quote.

Helping us quote

There’s no need for technical detail. It helps if you can tell us:

  • If it’s domestic, commercial or a hotel
  • Any previous sealing or DIY work
  • Pictures of the joints, sent by email
  • What the problem is, such as mould, gaps, leaks or cracking

Want a quote for regrouting? Please send an email to info@mrmastic.co.uk with a few details. We will explain what we’d do and give you a clear price before any work starts.

Surface by surface

Kitchen splashbacks

Splashback grout picks up grease and cooking stains. Stained grout is best replaced.

Bathroom floors

Grout on a floor is walked on as well as wetted. It gets worn and dirty.

Signs you need regrouting in Clayholes

Soap scum and limescale build up on grout that’s hard to shift. The grout beneath can stain and weaken, and at that point, new grout is the better answer.

Signs it’s time to call us include:

  • Grout that stays dark however much it’s cleaned
  • Crumbling grout between the tiles
  • Shower grout that has worn away
  • Floor grout that has worn and darkened

For landlords with property near Golf Street station, a regrout while the flat is empty is quicker than working around a tenant.
