Need regrouting in Panbride?

Regrouting in Panbride, done properly

Regrouting suits shower walls, bathroom floors, kitchen splashbacks and wet rooms. Some jobs are a whole room, others just the shower. Either way, tiled areas in Panbride are handled the same careful way. We work on shower walls, bathroom wall tiles and tiled floors, and people most often call us about kitchen splashback grout stained by grease and floor grout that has worn and darkened.

Being further from a city doesn’t change the work: old material out, joints cleaned and dried, and a fresh, even finish. We just plan the journey and access beforehand.

You are covered for a year from the day we finish. If there’s a problem with it, please send an email to info@mrmastic.co.uk.

What we cannot put right

To be straight with you, there are a few things sealant will not fix:

  • Loose tiles, which need refixing first
  • Movement in a stud wall or floor
  • A leaking shower valve or waste

Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly.

Surfaces we seal

  • Wet rooms
  • Bathroom wall tiles
  • Tiled floors
  • Shower walls
  • Bathroom floors
  • Kitchen splashbacks

Keeping the joints in good condition

No joint lasts for ever, but care makes a real difference. A few tips:

  • Use a squeegee on the tiles after showering
  • Avoid neat bleach and strong acid descalers on grout
  • Keep an eye on the silicone along the edges
  • Use a soft brush rather than a wire one

Before we leave, you’ll know when the shower can be used. Stick to that time, and avoid scrubbing the new grout hard for the first few days.

If grout in the shower is washing out, act soon. Every shower pushes more water into the gaps and it can end up in the wall or the ceiling below.

Panbride homes and their sealant

Panbride is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that doesn’t dry out.

For an older house near a landmark such as Panbride Parish Kirk, walls and floors in older homes can move, and sealant and grout show it first. For landlords with property near Carnoustie station, stained grout drags a rental down, and regrouting between lets puts that right.

Panbride is about 1 mile north-east of Carnoustie, in Angus. Panbride gets the same service as everywhere we cover: old sealant removed completely, careful preparation and a one-year guarantee. Panbride is one of 40 towns and villages in Angus where we work for regrouting. For nearby work, see our Dundee page.

We cover every part of DD7 for regrouting. That includes homes and businesses on Panbride Road, Linefield Road and Chapman Drive. We also cover the places around Panbride: West Haven (1 mile south), Carlogie (1 mile west), Carnoustie (1 mile south-west), Clayholes (1 mile west) and East Haven (1 mile east). Larger places within reach include Arbroath (5 miles north-east), Forfar (12 miles north-west), Brechin (15 miles north), Letham (8 miles north) and Friockheim (9 miles north).

What affects the quote in Panbride

You’ll get a clear quote before any work starts. It takes into account:

  • The number of rooms or windows
  • The amount of work
  • When we can work, for business premises
  • The type of sealant required

What it costs depends on the size of the job, how much old material has to come out and access to the work. We give a clear quote before we start, so you know where you stand.

What to tell us for a quote

Photos help, but a description is a good start. Please mention:

  • Pictures of the joints, sent by email
  • Access, such as stairs, a lift or height
  • The address or postcode of the job
  • If someone has resealed it before

Need a quote? Please drop us a line at info@mrmastic.co.uk and tell us about the job. We will explain what we’d do and give you a clear quote before we start.

How it works

There’s no need to move everything out, just the space around the work. We protect the rest, and the work takes a few hours for a shower enclosure, longer for a whole room in most cases. For a place like Panbride, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.

  1. First we agree what’s being done and flag any loose tiles.
  2. Grout is raked out without chipping the tiles.
  3. The joints are cleaned out and vacuumed.
  4. We grout the joints and wipe the tiles clean.
  5. We renew the silicone at the corners and edges.

Getting ready for the visit

  • Let us know if you’ve seen damp or leaks
  • For indoor joints, keep the area dry beforehand if you can

Signs you need regrouting in Panbride

Harsh cleaners and scrubbing wear grout away. Some bleaches and acid descalers break grout down over time, leaving the joints sunken and rough.

Keep an eye out for any of the following:

  • Cracked grout along the bath or tray
  • A grout colour that no longer suits the room
  • Grout washed out of a shower
  • Stained grout that cleaning won’t shift

If you look after a building such as Carnoustie High School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

Before you book anyone

  • Who does the work, and how experienced they are
  • What happens if they find a problem under the old sealant
  • What the quote includes, VAT included or not
  • Which sealant they’ll use, and why

10 questions to ask before you book

Questions from Panbride

I let a flat near Carnoustie station. Can you help?

Yes, landlords and agents are among the people we work for. Just drop us a line at info@mrmastic.co.uk with the address and what needs doing, and we’ll give you a clear price.

Do you cover Panbride for regrouting?

Yes, Panbride is within the area we cover. Our work covers the whole of Scotland. Just send an email to info@mrmastic.co.uk with a few details of the job.

Is the work guaranteed?

Every job comes with our 12-month guarantee, and we are fully insured.

Will there be a smell?

Some sealants have a smell while they cure, which fades as it sets. Ventilation helps.

Does someone need to be in?

It depends on the job. For work indoors, someone needs to let us in, while outside work can sometimes be arranged differently.

What sealant do you use?

The product depends on the job: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. Brands we use include Arbo and Everbuild.

Are you fully insured?

Yes. We’re fully insured, and we can confirm the details when we quote.

Should I try DIY first?

Some simple jobs can be done by a careful DIYer. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.

Why act early in Panbride

With regrouting, your tiles stay where they are. Retiling is a much bigger job: stripping, making good, new tiles and new grout, and the room is out of use for longer. If the tiles are sound, regrouting is the simpler fix. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

A few things move the cost up or down: the old material and how easily it comes out, any mould to treat, and whether the work is at height. We take all of that into account in your quote.
