New build mastic for homes and businesses in Panbride

If your new home has a leaking shower seal, open skirting joints or untidy sealant, we can help. If you’re still within the builder’s snagging or warranty period, tell them first, and if it isn’t put right, get in touch with us. Typical jobs include internal frame sealant that has split and messy sealant that spoils new finishes, on skirting & floors, windows & doors and show homes.

Many newer homes in Scotland are timber-framed and settle as they dry out, so skirting and floor joints can open up. Older stone-built homes, meanwhile, often have timber floors that move with the seasons.

You’re covered for a year from the day we finish. If anything isn’t right with it, drop us a line at info@mrmastic.co.uk.

Mr Mastic applicator sealing the vertical joint between a glass shower screen and tiled wall

Should I try it myself first?

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, then guaranteed for a year.

Different surfaces, different methods

Skirting and floors

As timber and screed dry, skirting and floors shift. We use a flexible product rather than caulk in a colour to suit.

Plot handovers

We work through plots to your schedule, sealing each room ready for handover. Each joint is cleaned and primed where needed so the sealant lasts.

How the visit works

All our tools and materials come with us in the van, so there’s nothing for you to buy. Once we’ve agreed what’s being done, we protect the area and start. It normally takes a few hours in a single home. Outside jobs in Panbride need a dry day, because sealant will not bond to a wet joint, so an outdoor job can move if the forecast changes. Work indoors isn’t affected.

  1. We start by going through the snagging items or plot schedule with you.
  2. The failed sealant is removed completely down to clean surfaces.
  3. Joints are vacuumed and cleaned of building dust.
  4. Primer goes on where the surface and product need it, then the new sealant.
  5. Each bead is tooled and the cure times explained.

Before we arrive

  • Mention any parking rules near the property
  • Mention any tricky access
  • Move anything stored near the joints

What we’re called out for in Panbride

Once people move in, baths and trays take weight and bed down. A bath sealed empty drops slightly when filled, straining the joint.

Most people get in touch after spotting one of these:

  • Second-fix sealing on new plots
  • Smeared, uneven beads picked up at snagging
  • Gaps behind new kitchen upstands
  • Sealant that never bonded to the surface

In and around Panbride, as anywhere, good new build mastic starts with a clean, dry, properly prepared joint.

What to look for in a quote

  • How much experience the applicator has
  • How long to leave it before use
  • How hidden problems are handled
  • Whether VAT is included

Our hiring checklist

For landlords and businesses

Landlords and agents in Panbride can book us as well as householders. Resealing between tenancies keeps a property looking cared for before the next move-in.

Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance that we can handle for you.

Panbride questions

Do you work for landlords with property near Carnoustie station?

Yes. We work for letting agents and landlords as well as householders, and several properties can be quoted together. You can email us at info@mrmastic.co.uk with the details for a clear quote.

Is Panbride in your area for new build mastic?

Yes, Panbride is within the area we cover. Our work covers the whole of Scotland. You can drop us a line at info@mrmastic.co.uk and let us know what needs doing.

What do you put in the joint?

We choose the sealant for the joint, not the other way round. Where it moves, gets wet or faces the weather makes a difference.

Can new sealant go on top of the old bead?

No. Sealing over old sealant looks fine for a few weeks, then lifts. We remove every bit of the old bead before resealing.

Do you use white or clear sealant?

It depends on the joint: white or clear in most bathrooms, and a colour to suit worktops, frames and floors elsewhere. We agree the colour before any work starts.

Is the work guaranteed?

Yes, always. Each job is guaranteed for twelve months, wherever you are.

Is it messy?

Not at all. The area is protected while we work and cleaned up afterwards.

How long does the job take?

As a guide, most jobs take a few hours in a single home. Bigger jobs take longer, and we will say how long yours will take.

Why deal with it now?

A failed shower or bath seal in a new home lets water into floors and walls that are still drying out. Dealing with it early keeps the damage away from ceilings, floors and finishes. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

A few things move the cost up or down: the old material and how easily it comes out, whether mould needs treating, and whether we need extra access for height. We take all of that into account in your quote.

What affects the quote in Panbride

We quote each job individually. This is what makes a difference:

  • How many rooms, windows or areas are involved
  • Whether old sealant or filler has to be cut out
  • The number and length of the joints
  • When we can work, for business premises

No two jobs are quite the same, so we quote each one individually. Size, access and the product the joint needs all play a part, and we will explain the quote if you ask.

Helping us quote

What to tell us when you ask for a quote:

  • Whether it has been sealed before
  • Where the property is
  • Pictures of the joints, sent by email
  • The rough size of the job

To get a quote, drop us a line at info@mrmastic.co.uk and tell us where the job is and what the problem looks like. We will give you a clear price before any work starts.
