About our new build mastic in East Haven

We work in new homes and on new-build sites across East Haven. One shower or a whole phase of plots, the method doesn’t change: remove, clean, prime where needed, then a neat new bead. We work on windows & doors, kitchens and skirting & floors, and the jobs we see most are leaking shower tray seals in a new home and second-fix sealing on new plots.

Many newer homes in Scotland are timber-framed and settle as they dry out, so skirting and floor joints can open up. Older stone-built homes, meanwhile, often have timber floors that move with the seasons.

Each job carries a 12-month guarantee, large or small.

Questions from East Haven

Can you help a landlord with a rental near Carnoustie station?

Yes. We work for landlords and agents as well as homeowners, and several properties can be quoted together. You can send an email to info@mrmastic.co.uk with the details for a clear quote.

Is East Haven in your area for new build mastic?

Yes, East Haven is within the area we cover. We work across all of Scotland. Just drop us a line at info@mrmastic.co.uk with a few details of the job.

Can you reseal over the builder’s sealant?

No. New silicone won’t bond to old silicone, so sealing over the top fails quickly. We cut the old bead out completely.

Do you hold any approvals?

Yes. We are approved under the ARBOMaster scheme, the approved applicator scheme for Arbo sealants.

What colour sealant will you use?

The colour is chosen to suit the tiles, worktop or frame. Let us know your preference when you ask for a quote.

Is it worth resealing while the house is still settling?

If the seal has failed and water is getting in, do it now. Hairline cosmetic gaps can wait until the house has settled.

My new home is still under warranty. Should I contact you?

Start with the builder if you are in the snagging or warranty period. Once that’s done, or if they won’t put it right, we’ll cut it out and reseal it.

Will the old sealant be removed?

Always. Sealing over old sealant is the main reason resealing fails early, so we never do it.

Joints and finishes in East Haven homes

East Haven is close to the coast. New homes near the sea put their outside mastic to work from day one, so any gaps are best picked up early. Timber frame is common in newer Scottish homes, so skirting and sealant joints can open up as the building settles.

In and around East Haven, as anywhere, good new build mastic starts with a clean, dry, properly prepared joint. For new homes near Carnoustie station, it’s worth checking the sealant early, while snags are still fresh.

How to look after the new joints

Looking after new joints is easy, and it makes a real difference:

  • Do not seal over failed sealant yourself
  • Keep photos and emails about snagging items
  • Wait for the cure time before using a resealed shower
  • Put sealant faults on your snagging list early

Leave the sealant for the cure time we give you before showering or bathing. Most silicones need around a day.

If a shower tray or bath seal splits in the first year, look for movement. Have it resealed, and the tray or bath checked, before it gets worse.

For landlords and businesses

We also work for property managers and facilities teams in East Haven and across Angus. Several sites can be quoted together.

Hotels need rooms back in use, so the work can be planned room by room around your bookings where we can. We have worked in hotels as well as homes and businesses.

When it is not the sealant

Sealant isn’t the answer to every problem, and we’d rather say so up front. It will not solve:

  • Structural cracks in walls or ceilings
  • Disputes or warranty claims with your builder
  • Leaking fittings rather than failed sealant

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly before you book.

What we seal

  • Kitchens
  • Plot handovers
  • Windows & doors
  • Skirting & floors
  • Bathrooms & en suites
  • Show homes

Why deal with it now?

Resealing everything on a snagging list in one visit is normally simpler than chasing joints one at a time. You get one visit and one clear quote to plan around. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, plus any working-time requirements on site. Ask us for a quote and we’ll explain what it covers.

What you get with us

  • White, clear, grey or another colour, product permitting
  • We leave the area clean and tidy
  • Anti-fungal silicone where joints get wet
  • We agree the colour with you first

What affects the cost of new build mastic

The quote reflects the job in front of us. We take into account:

  • The old material and how stubborn it is
  • Working hours on commercial sites
  • The number of rooms or windows
  • The product the joint needs

Every job is a little different, so each one gets its own quote. Size, access and the product the joint needs all play a part.

What we need to know

Before you ask for a quote, have a think about:

  • Whether it’s a home or a business
  • The rough size of the job
  • Any access issues, like height or stairs
  • Whether it has been sealed before

It all starts with a short chat. Tell us what’s wrong, where it is and how much there is, and we will explain how we’d tackle it. Whenever you’re ready, send an email to info@mrmastic.co.uk.

The process

On the day, we start by going over the job with you, so there are no surprises. Surfaces next to the work are protected before we start. The work normally takes a few hours in a single home. Outdoor work around East Haven depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Work indoors isn’t affected.

  1. We start by agreeing which joints are on the list, from the snagging sheet or plot schedule.
  2. The old bead comes out in full, with no layer left behind.
  3. Surfaces are cleaned of building dust and primed where needed.
  4. We apply a sealant that suits each joint and tool it to a neat finish.
  5. We check every joint and tell you how long each needs to cure.

Before we arrive

  • Let us know about earlier repairs to the joints
  • Tell us if parking is tricky
  • Mention any tricky access

Advice

What the job involves on each surface

Kitchens

As a new house dries, worktops and walls shift a little, opening gaps behind the upstand. A fresh flexible bead closes them.

Plot handovers

Good preparation at handover saves snagging later. Dust from the build is removed first and primer used where needed.
