New homes and floors in Brechin

About our new build mastic in Brechin
Developers send us the plot schedule and we work through it. Bathrooms, en suites, kitchens, frames and skirting are sealed ready for handover using the right product for each joint. Common call-outs are for gaps opening as the house dries out and settles and shower seals failing in the first year or two, across skirting & floors, kitchens and windows & doors.
Timber frame is common in newer Scottish homes, and it settles over the first years, so skirting and floor joints can open up. In older homes, timber floors move through the year too.
A 12-month guarantee comes as standard, so you are not left on your own once the job is done.

How to look after the new joints
Aftercare is simple:
- Watch for new gaps as the house dries out
- Clean sealant with mild detergent, not abrasives
- Raise failed sealant with the developer while you’re covered
- Don’t seal over failed sealant yourself
Do not stand on the bath edge or the lip of the tray while the sealant cures. Report any movement in a bath or tray.
If a shower tray or bath seal splits in the first year, look for movement. Getting it resealed properly, and any movement checked, stops it recurring.

Your questions about new build mastic in Brechin
Is there a guarantee on new build mastic in Brechin?
Every job comes with our one-year guarantee, wherever it is. We are fully insured, and an ARBOMaster approved applicator.
Do you cover smaller places like Brechin?
Yes, we do. We work across all of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
Will you leave a mess?
Tidy work is part of the job. Nearby surfaces are protected.
What do you put in the joint?
The product depends on the job: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. Brands we use include Arbo and Everbuild.
Will the old sealant be removed?
Yes, always, and completely. New sealant will not bond properly to old, so the joint is cleaned back first.
Do you use white or clear sealant?
The colour is chosen to suit the tiles, worktop or frame. Let us know your preference when you ask for a quote.
Where do you work from?
We’re based in Crawley, and we work across South East England, London and Scotland.
Are you fully insured?
Yes. We’re fully insured.
What sealant work cannot fix
New sealant cannot fix everything, and we’ll tell you before any work starts. Sealant will not put right:
- Baths and trays that move too much for sealant to cope with
- Leaks from pipes, valves or wastes, which need a plumber
- Settlement cracks that need a surveyor
Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly before booking.

What the job involves on each surface
Show homes
Show homes need sealant that looks right from day one. Every bead is neat and coloured to suit the room.
Windows and doors
Internal joints between frames and plaster often crack as a new house dries. We remove cracked sealant and apply a flexible one.
How it works
Our applicators work methodically: protect, prepare, seal, tidy. For most jobs that takes anything from a few hours to several days, depending on the number of plots and we leave things clean and tidy. For a place like Brechin, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.
- We go through the snagging list or plot schedule and agree the joints to do.
- We cut out every bit of the failed or messy sealant.
- We clean off dust from the build and prime the surfaces where the product needs it.
- We apply a sealant that suits each joint and tool it to a neat finish.
- We check every joint and tell you how long each needs to cure.
Preparing for the visit
- Where the joints are inside, avoid wetting them before we arrive
- Mention any sign-in or site rules at work premises

Related advice
Should I try it myself first?
Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.
A DIY attempt does not rule out a professional job. We cut it out and start again.
Common problems we fix in Brechin
When the heating goes on in the first winter, the house dries fast. Skirting, frames and worktops pull away slightly.
It’s worth asking for a quote if you see:
- Second-fix sealing on new plots
- Gaps behind new kitchen upstands
- Frame joints opening as the plaster dries
- Cracked caulk along new skirting
In and around Brechin, as anywhere, good new build mastic starts with a clean, dry, properly prepared joint.
Before booking anyone

Why it’s worth doing now in Brechin
Resealing everything on a snagging list in one visit is generally simpler than chasing joints one at a time. You get one visit and one clear quote to plan around. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
No two jobs are quite the same, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all play a part.
What you get with us
