Our bathroom resealing service in DD7
The secret of a lasting bead is the preparation. Every bit of old silicone comes out, down to the thin film left on the tiles, after which the joint is degreased and any mould treated. Only once it’s dry does the new bead go on. We work on baths, shower trays & enclosures and kitchen worktops & upstands, and the jobs we see most are splits where the tray meets the wall and cracked, shrunken or lifting silicone.
There’s no need to move everything out before we come, only the area right around the joints. We protect the rest, and the work takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen in most cases.
- First, each joint is checked for movement and signs of water.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- The joint is cleaned, degreased and treated for mould.
- With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
- We tool the bead to a neat finish and give you the cure time, normally around 24 hours.
What affects the price in DD7
A failed joint rarely gets cheaper to fix by waiting, because water and mould keep working on it. If you’re not sure whether it needs doing, email us at info@mrmastic.co.uk for an honest opinion and a quote.

Around Carnoustie
In Carnoustie, that means homes and buildings near Carnoustie Parish Church and Carnoustie High School and the streets around them. Carnoustie has its own railway station: Golf Street station. A little further out are Panmure Castle (2.1 miles north-west) and Ashludie Hospital (4.1 miles west).
Bathrooms and kitchens across DD7
DD7 has homes of every age, old and new, with plenty of rented property in places like Carnoustie, Hunter's Town and Gardynebourg. Bathroom resealing keeps bathrooms and kitchens watertight and looking cared for.
Scotland has its own building regulations, and homes here bring their own details: sash and case windows, harled walls and, in the towns and cities, tenement flats. DD7 is part of the area we cover across Scotland. Coastal guest houses and holiday lets in DD7 can see heavy use in busy months, so their sealant and grout wear faster than most, and the weather is hard on the outside too.
Carnoustie: Homes close to Carnoustie Parish Church include some older properties, and walls and floors in older homes can move, and sealant and grout show it first. Letting a property close to Golf Street station? Then mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.
Different surfaces, different methods
Baths
The long joint down the side of a bath is where most leaks start, particularly where there’s a shower over the bath. It gets one smooth bead of anti-fungal silicone, tooled so water can’t sit on it.
Wet rooms
A wet room floor and its walls can move independently, so the internal corners need silicone rather than grout. Where grout in a corner has cracked, we can replace it with sealant.
What we are called out for in DD7
A bath shifts a little every time it’s filled and emptied. Acrylic in particular gives slightly under the weight of water and a person, and a tray that is not fully bedded can rock. That movement works at the bead until it splits or peels away.
Signs it’s time to call us include:
- Failed sealant on the screen profile
- Black mould in the silicone that won’t clean off
- A bead that has pulled away from the tiles
- Smears of silicone across the tiles
DIY sealant or a professional job?
If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.
Quotes for bathroom resealing in DD7
We don’t publish a price list, because jobs vary so much. What we look at:
- Whether old sealant or filler has to be cut out
- The number of rooms or windows
- Whether there’s mould to deal with
- When we can work, for business premises
Every job is a little different, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all make a difference.
What to tell us for a quote
When you call or email, these details help:
- If it’s domestic, commercial or a hotel
- What’s wrong with the joints now
- Any previous sealing or DIY work
- How we’d reach the joints
For a quote, email us at info@mrmastic.co.uk and tell us where the job is and what the problem looks like. We’ll give you a clear quote before any work starts.
What sealant work can’t fix
Sealant is not the answer to every problem, and we’d rather say so up front. Sealant won’t put right:
- Water coming from the plumbing rather than the joint
- Damage behind the tiles that needs a tiler
- A tray or bath that’s cracked through
DD7: your questions answered
How long does the new silicone need before I use the shower?
After around 24 hours in most cases. You’ll get the exact cure time before we leave.
Can I do it myself?
Sometimes. The key is preparation: remove all the old material and work on a clean, dry joint. We can always put it right if it fails.
Do you guarantee your resealing?
Yes. Our 12-month guarantee covers every job, and we are fully insured.
Will you leave a mess?
No. We protect the surfaces around the joints, and we tidy up before we go.
Will there be a smell?
Some sealants have a smell while they cure, which fades as it sets. Opening a window helps.
Is it OK to put new sealant on top of the old bead?
No, never. Sealing over the top looks fine for a few weeks, then lifts, because silicone does not bond to silicone. We remove the old bead completely before resealing.
Can landlords and businesses book you?
Yes. We work in homes, commercial premises and hotels, and we are fully insured.
