What affects the cost of bathroom resealing

You will get a clear quote before work begins. It’s based on:

  • The number and length of the joints
  • Whether the work is at height
  • The product the joint needs
  • The number of rooms or windows

Homes and businesses are quoted the same way: the amount of work, the access and the products needed, plus any working-time requirements on site. Ask us for a quote and we’ll go through it with you.

Helping us quote

There’s no need for technical detail. Just tell us:

  • How we’d reach the joints
  • Whether it’s a home or a business
  • The problem you’ve noticed
  • The rough size of the job

Bathroom resealing for homes and businesses in West Haven

Showers work their sealant harder than baths. Tray edges, screen profiles and wet room joints all rely on silicone to stay watertight. Each gets a bead of anti-fungal sanitary silicone, finished smooth so water drains away rather than collecting. Common call-outs are for mouldy sealant that has gone black and a messy, uneven bead from a previous reseal, across wet rooms, baths and kitchen worktops & upstands.

For a place like West Haven, the job is the same as anywhere: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. The journey and access are simply planned in advance.

Every job is covered by a 12-month guarantee.

DIY sealant or a professional job?

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

A DIY attempt does not rule out a professional job. We cut it out and start again.

When it isn’t the sealant

Some problems need a builder, plumber or other trade rather than us:

  • A cracked shower tray or bath (that needs repair or replacement)
  • Damage behind the tiles that needs a tiler
  • Leaks from a shower valve, waste or pipework (a plumber’s job)

If you are not sure, just send an email to info@mrmastic.co.uk and we’ll give you a straight answer.

Joints and surfaces we work on

  • Wet rooms
  • Kitchen worktops & upstands
  • Shower trays & enclosures
  • Basins & vanity units
  • Sinks & splashbacks
  • Baths

Looking after it afterwards

Aftercare is simple:

  • Dry the bead with a towel now and then
  • Look for lifting corners and small gaps now and then
  • Keep scourers and sharp tools away from the bead
  • Let new sealant cure fully before it gets wet

In a kitchen, do not let water sit along the back of the worktop. A dry joint lasts longer.

Small signs come before a leak: lifting ends, gaps, dark shadows under the bead or a stain downstairs. Any of these means the joint needs attention.

West Haven: your questions answered

Will you come out to West Haven?

Yes, West Haven is covered. We work across all of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Is West Haven in your area for bathroom resealing?

Yes, West Haven is within the area we cover. Our work covers the whole of Scotland. Just drop us a line at info@mrmastic.co.uk with a few details of the job.

Is white the only colour available?

White and clear are the most common choices, but other colours can be used to suit tiles and worktops. Let us know your preference when you ask for a quote.

How do I get a quote for bathroom resealing in West Haven?

We don’t publish prices, because the cost depends on the job: how much there is, what’s there now, how we reach it and what it needs. You will get a clear quote before any work starts.

Will it make a mess?

Tidy work is part of the job. Nearby surfaces are protected, and the area is left clean when we finish.

Is it OK to put new sealant on top of the old bead?

No, and it’s one of the main reasons reseals fail. The old joint is stripped, cleaned and resealed from scratch.

Where do you work from?

We’re based in Crawley, and we work across South East England, London and Scotland.

How long does a bath or shower reseal take?

It depends on how many joints there are and how much old sealant has to come out. For most single baths or showers, allow a couple of hours.

Bathrooms and kitchens in West Haven

West Haven is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies.

Homes close to Holyrood Episcopal Church include some older properties, and timber floors under older bathrooms flex, so joints need a sealant that moves with them. Rented homes near Carnoustie station change hands often, and mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. For site and facilities teams at buildings such as Carnoustie High School, we reseal washrooms and kitchens in schools and businesses as well as homes.

West Haven is about 1 mile east of Carnoustie, in Angus. From the centre of West Haven to the outskirts, we cover bathroom resealing for every kind of property, from flats and houses to offices and hotels. Different surfaces, different methods

Kitchen worktops & upstands

Water behind a laminate worktop can make the edge swell. A sound joint along the back edge stops that, as long as the worktop itself is firmly fixed.

Basins & vanity units

Basins take less water than showers, but the joint behind them is splashed every day. Old sealant there often goes black at the corners, so it’s cut out and renewed just like a bath joint.

Why deal with it now?

Dealing with sealant early is a short job: the work takes a morning or an afternoon for most single baths and showers. Wait for a leak and you may be looking at panels off, drying out and redecorating too. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

Leaving a failed joint usually makes the job bigger, not smaller, as water and mould keep getting in. If you’re not sure whether it needs doing, email us at info@mrmastic.co.uk and we’ll give you an honest view and a quote.

  • We leave the area clean and tidy

What we do, step by step

Before we leave, we go over the finished joints with you. The work normally takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen, depending on the size of the job. Outside jobs in West Haven need a dry day, because sealant will not bond to a wet joint, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.

  1. First, each joint is checked for movement and signs of water.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. Joints are degreased and any mould is treated.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. We tool the bead to a neat finish and give you the cure time, generally around 24 hours.

How to prepare

  • Tell us about any water getting in
  • Let us know about earlier repairs to the joints
  • For indoor joints, keep the area dry beforehand if you can
