When it is not the sealant

Before you book, it’s worth knowing the limits too:

  • Fire doors that need new seals, closers or hardware
  • Large holes that need a different fire-stopping system
  • A wall that isn’t a fire-resisting element to begin with

If you are not sure, just drop us a line at info@mrmastic.co.uk and we’ll give you a straight answer.

Why it’s worth doing now in West Haven

Waiting for the next refit can leave a gap open for years. On its own, sealing it now is a small job that doesn’t depend on other work. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

Leaving a failed joint normally makes the job bigger, not smaller, as water and mould keep getting in. If you are not sure whether it needs doing, email us at info@mrmastic.co.uk for an honest opinion and a quote.

Looking after it afterwards

Aftercare is simple:

  • Photograph sealed gaps before they’re covered up
  • Report cracked or damaged seals as soon as you notice them
  • Keep the record of products and locations with your fire safety documents
  • Keep general-purpose foam and caulk away from fire-stopping gaps

Keep the record we give you with the building’s fire safety documents. It saves time at the next inspection or assessment.

Any job that breaks through a wall or ceiling should include resealing. Doing it at the time avoids leaving gaps behind.

West Haven: your questions answered

Do Scottish building rules affect fire-rated sealant work in West Haven?

Building work in Scotland comes under the Building (Scotland) Regulations and their technical handbooks. Fire-rated sealant has to go in to the product’s tested details, and we follow them. We don’t certify buildings or do fire risk assessments; your assessor or building control can tell you what’s required.

Can you help a landlord with a rental near Carnoustie station?

Yes, we work for letting agents and landlords. You can email us at info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before any work starts.

Is standard sealant good enough for a fire gap?

No. A gap that needs fire stopping needs a tested fire-rated product, installed to its details.

Can you match the sealant colour?

Yes. White, clear and grey are common, and other colours are available, and we will agree it with you first.

Are you ARBOMaster approved?

Yes. Mr Mastic is an ARBOMaster approved applicator and we are fully insured too.

What’s the difference between intumescent and fire-rated sealant?

Fire-rated is the broad term for sealants tested for fire stopping. Intumescent ones swell in heat, and they’re one of the options. We use whichever the specification and tested details call for.

Do you certify the fire stopping?

Ratings and certificates are not something we issue. The performance comes from the product’s tested details and the specification from your assessor or designer.

Can you work in occupied buildings?

Yes, in flats, HMOs, schools, offices and other buildings, occupied or empty. Tell us how the building is used and we will plan around it.

What fire rated sealant looks like in West Haven

If you run a hotel, guest house or holiday let in a coastal place like West Haven, heavy use in the busy months is hard on washroom and kitchen sealant, and any building work there should leave fire-rated joints made good. In Scotland, building work comes under the Building (Scotland) Regulations and their technical handbooks. We install fire-rated sealant to the product’s tested details, though we don’t certify buildings or do fire risk assessments.

For landlords with property near Carnoustie station, any gap left by new services in shared walls should be closed with a fire-rated product. For buildings such as Holyrood Episcopal Church, older buildings that have had new heating or wiring often have service gaps worth checking. For site and facilities teams at buildings such as Carnoustie High School, fire-stopping around service openings should be restored whenever new services go in.

How the visit works

All our tools and materials come with us in the van, so there’s nothing for you to buy. After a quick look at the joints together, the area is protected and the work begins. It normally takes a few hours for a handful of gaps, and longer for a whole building. For a place like West Haven, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.

  1. Access to each area is agreed so the work can run in order.
  2. We take out any damaged or unsuitable sealant.
  3. Gaps are cleaned of dust and loose material.
  4. We apply and tool the sealant to the product’s tested detail.
  5. Locations and products are written up and any gaps unsuitable for sealant are flagged.

Getting ready for the visit

  • Let us know if you’ve seen damp or leaks
  • Tell us about any previous sealing or DIY attempts
  • Keep children and pets away from the work area

Advice

Can I do it myself?

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

How the job changes by surface

Masonry and concrete

Masonry is dusty and porous, so preparation matters. The gap is cleaned and backed where required before the sealant goes in.

Flats and HMOs

Converted houses often have gaps around old and new services. We seal the ones on your specification with a tested product.
