What the job involves on each surface

Joints between dissimilar materials

Each side of the joint may need its own preparation. We prepare both faces so the sealant bonds properly.

Brickwork movement joints

Brick movement joints are often mistaken for a missing mortar line. If that is happened, we rake it out and reseal it properly.

External mastic for homes and businesses in West Haven

A movement joint is only as good as its depth. Backing rod controls how deep the sealant goes and keeps it off the back of the joint, leaving it bonded to two faces so it can move with the wall. If you have panel joints letting water in and gaps where render, brick and frames meet, we can help.

Outside joints can only be sealed when they’re dry, so work in West Haven depends on the weather, and longer journeys are planned in advance. Tell us how to reach each wall, gutter and roofline.

We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we’ll sort it.

Why deal with it now?

An open joint keeps letting water into the wall with every downpour. In cold weather, frost can damage wet brick and render near the open joint, so the problem grows beyond the joint itself. In an older home around West Haven, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.

A few things move the cost up or down: how much old sealant there is and how stubborn it is, any mould to treat, and whether we need extra access for height. We take all of that into account in your quote.

Why us?

  • Homes, businesses and hotels
  • Any old sealant cut out fully, not covered over
  • One-year guarantee on every job
  • Sanitary silicone with an anti-fungal additive in wet areas

What we do, step by step

Every visit runs the same way: we check the joints, mask and protect the surrounding surfaces, do the work and tidy away. Most jobs take anything from a few hours to several days, depending on the building. For a place like West Haven, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.

  1. Each joint is checked and the colour of the new sealant agreed.
  2. Failed sealant is removed back to clean, sound faces.
  3. Backing rod goes in so the sealant can stretch between the two faces.
  4. Primer is applied wherever the sealant needs it.
  5. A low-modulus exterior sealant is gunned in and tooled to a neat finish.

How to look after the new joints

Looking after new joints is easy, and it makes a real difference:

  • Leave the joints unpainted unless we’ve said otherwise
  • Never let anyone fill a movement joint with mortar
  • Keep water from gutters off the wall
  • Don’t let climbing plants root in the sealant

Don’t paint over the new sealant unless we’ve said the product is paintable. Many exterior sealants are not designed to be painted, and paint can crack as the joint moves.

Once a joint can’t move, the wall finds another way, usually as cracking in the brickwork or render nearby. Catch it early and you reduce the risk.

External mastic in West Haven: local notes

West Haven is within about 1 mile of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That is hard on movement joints and outside wall joints, especially on the side facing the sea. Harled (roughcast) walls are common in Scotland, and where harling meets frames, pipes and other materials, the joint needs a flexible sealant that grips a rough surface.

For an older house near a landmark such as Holyrood Episcopal Church, an extension built onto an older house moves differently, and the joint between them takes the strain. Rented homes near Carnoustie station change hands often, and outside joints that have cracked can let damp into a rental, so check them between lets.

What sealant work can’t fix

To be straight with you, some problems need a different trade:

  • Cracking across the wall rather than at a joint
  • Damp that is not coming from the joint
  • Structural movement, which needs a surveyor or engineer

Not sure which it is? You can email us at info@mrmastic.co.uk and we will tell you honestly.

What we seal

  • Concrete & block
  • Brickwork movement joints
  • Joints between brick and frames
  • Copings & trims

Quotes for external mastic in West Haven

Jobs vary more than people expect. The main factors:

  • The old material and how stubborn it is
  • Whether there’s mould to deal with
  • How many rooms, windows or areas are involved
  • The type of sealant required

No two jobs are quite the same, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all play a part.

Helping us quote

You do not need to know the technical terms. It helps if you can tell us:

  • Whether it has been sealed before
  • Where the job is, and your postcode
  • The rough size of the job
  • Whether it’s a home or a business

Asking for a quote is easy: let us know the job and the location. Photos by email help us understand the job.

What we’re called out for in West Haven

Many joints fail because they were sealed too deep or with nothing behind them. If the sealant sticks to the back as well as the sides, it cannot stretch and rips as the joint opens.

People normally contact us after spotting something like this:

  • Rigid filler in a joint that should flex
  • Gaps where render, brick and frames meet
  • Hard, crazed mastic that has stopped moving
  • Plants rooting in failed movement joints

Managing a site like Carnoustie High School? Then larger buildings have long runs of movement joint that eventually need resealing.
