Outside joints around Forfar

Historic houses like Glamis Castle (about 4.7 miles west) are a reminder that the area around Forfar has older buildings as well as new. Where a home is older, older walls and rooflines need a sealant that moves with them and suits the material. Harled (roughcast) walls are common in Scotland, and joints where harling meets other materials need a sealant that can grip and flex.

Schools such as Forfar Academy are buildings too, and movement joints, cladding joints and gutters on larger buildings need the same care as a house’s.

External mastic in Forfar

A movement joint is a deliberate break that lets a wall expand and contract. The sealant in it has to stretch and squeeze for years, and when it fails, the wall takes the strain and water finds a way in. Common call-outs are for panel joints letting water in and sealant that has lost its bond to the brick or render, on façade panels, brickwork movement joints and joints between brick and frames.

In a Scottish town like Forfar, wind-driven rain finds any gap on the outside of a building. Gaps in gutter joints, fascias and wall joints are where damp starts.

You get a one-year guarantee, the same in Forfar as everywhere else we work.

Aftercare tips

No joint lasts for ever, but care makes a real difference. Our tips:

  • Ask before painting over external sealant
  • Fix overflowing gutters above sealed joints
  • Show decorators and builders where the movement joints are
  • Keep soil, plants and ivy away from the joints

If you have more work done on the wall, such as new render, cladding or an opening, show the contractor the movement joints. They should be kept open and resealed, not filled.

Act while the splits are small. At that stage it’s a simple cut out and reseal before water has had years to get in.

What we do, step by step

There is not much for you to do on the day. Point us to the joints and we will get on with it. The work itself takes a few hours for a handful of joints, longer for a whole elevation. A visit in Forfar needs three things planned: access, parking and where the work is. Outside work depends on the weather, as sealant needs a dry surface.

  1. We inspect the joints and agree which need resealing and how they’ll be reached.
  2. Old sealant and any debris are cut and raked out.
  3. We clean both faces of the joint and prime them where the product calls for it.
  4. We push in closed-cell backing rod so the sealant is the right depth and bonds to the sides only.
  5. The new sealant, chosen to suit the brick or render, is applied and tooled to a neat finish.

How to prepare

  • For indoor joints, keep the area dry beforehand if you can
  • Tell us about any water getting in
  • Move anything stored near the joints

FAQs for Forfar

What’s the best way to get a price for external mastic in Forfar?

Just email us at info@mrmastic.co.uk and let us know what needs doing and where. You’ll get a clear, fixed price before any work starts.

Can you do external mastic in Forfar?

Yes, Forfar is within the area we cover. We work across all of Scotland. You can send an email to info@mrmastic.co.uk and tell us what needs doing, and we will send you a clear quote.

Can you seal joints between render and window frames?

Yes. The old joint is removed, both surfaces cleaned and primed where needed, and a flexible sealant applied. We pick a colour that works with both materials.

Should I try DIY first?

For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.

Do you take out the old sealant first?

Always. Sealing over old sealant is the main reason resealing fails early, and it’s something we never do.

Do you work for landlords and businesses?

Yes. We work for homeowners, landlords, letting agents, businesses and hotels in Forfar.

Where is Mr Mastic based?

Our base is Crawley. Our area covers South East England, London and Scotland.

What sealant do you use?

Products from Arbo and Everbuild, among others, picked for each joint. We explain the product when we quote.

Different surfaces, different methods

Brickwork movement joints

Brick movement joints are often mistaken for a missing mortar line. Where one has been mortared, we cut it out and reseal it with sealant where it can be done safely.

Copings and trims

Coping and trim joints face rain and sun head on. We reseal them with an exterior sealant suited to the material.

Do you need external mastic in Forfar?

A lot of failed joints come down to preparation: dusty or wet faces, no primer where one was needed, or old sealant left in. The sealant never bonds properly.

The most common problems we see are:

  • Damp patches traced to an open external joint
  • Joints pointed up with cement by mistake
  • Panel joints letting water in
  • Failed seals between different materials

For an older house near a landmark such as Forfar Parish Church, older walls, gutters and the joints where extensions meet them need a flexible sealant.

10 questions to ask before you book

What sealant work can’t fix

Sealant isn’t the answer to every problem, and we’d rather say so up front. It won’t solve:

  • Subsidence or other structural problems
  • Adding movement joints to masonry that has none
  • Damp that is not coming from the joint

If you are not sure, just email us at info@mrmastic.co.uk and we’ll give you a straight answer before you book.

Surfaces we seal

  • Copings & trims
  • Brickwork movement joints
  • Façade panels
  • Concrete & block
  • Render & cladding joints
  • Joints between brick and frames

What affects the cost of external mastic

We quote each job individually. These are the things that affect it:

  • Working hours on commercial sites
  • The type of sealant required
  • The old material and how stubborn it is
  • Access and height

There are no prices on our website, because the cost depends so much on the job itself. For a quick quote, please drop us a line at info@mrmastic.co.uk and we will talk you through it.

What to tell us for a quote

When you call or email, it’s useful to know:

  • If it’s domestic, commercial or a hotel
  • A few pictures by email, if you can
  • Whether it has been sealed before
  • Where the job is, and your postcode

Need a quote? Please drop us a line at info@mrmastic.co.uk and tell us about the job. We will explain what we’d do and give you a clear quote before work begins.

Leave it or put it right?

An open joint keeps letting water into the wall with every downpour. In cold weather, frost can damage wet brick and render near the open joint, so the problem grows beyond the joint itself. In flats with a shared stair in Forfar, a leak from a failed seal can affect the flat below too, and that is much harder to put right.

Instead of a standard rate, we price the job in front of us: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

What you get with us

  • Anti-fungal silicone where joints get wet
  • We’re fully insured
  • ARBOMaster approved applicator
  • White, clear, grey or another colour, product permitting
