Book external mastic in Lunanhead

For landlords and businesses

We work for landlords and letting agents as well as householders. Sealant work between tenants is a simple way to keep a property in good order before the next move-in.

Housing providers, facilities teams and property managers book us too. We can quote a run of properties together, and we’re fully insured for the work.

How we handle external mastic in Lunanhead

Movement joints let brickwork, render and cladding expand and shrink without cracking. Its sealant has to flex with the building, season after season, and when it fails, the wall takes the strain and water finds a way in. Common call-outs are for failed sealant between panels on a façade and old sealant gone brittle and cracked, across copings & trims, joints between brick and frames and façade panels.

Stone walls need a stone-friendly sealant, as acetoxy products can attack some stone. Newer houses need their movement joints and roofline trims kept sound.

We stand behind the work with a one-year guarantee, so you’re covered after we have gone.

Honest limits

We will always be straight with you, so here’s what new sealant will not do:

  • Adding movement joints to masonry that has none
  • Structural movement, which needs a surveyor or engineer
  • Cracking across the wall rather than at a joint

Not sure which it is? You can email us at info@mrmastic.co.uk and we will tell you honestly.

Surfaces we seal

  • Concrete & block
  • Façade panels
  • Copings & trims
  • Joints between brick and frames
  • Brickwork movement joints
  • Render & cladding joints

The process

You don’t need to clear the whole room or building before we come, only the area right around the joints. We protect the rest, and the work takes anything from a few hours to several days, depending on the building in most cases. Outside jobs in Lunanhead need a dry day, because sealant will not bond to a wet joint, so an outdoor job can move if the forecast changes. Work indoors isn’t affected.

  1. First we look over the joints with you, agree which to renew and talk through access.
  2. The old mastic and anything lodged in the joint is removed.
  3. We clean both faces of the joint and prime them where the product calls for it.
  4. Backing rod goes in next, setting the depth and keeping the sealant off the back of the joint.
  5. A flexible exterior sealant is applied and tooled in a colour to suit the wall.

How to prepare

  • Let us know if you’ve seen damp or leaks
  • Keep pets and children clear of the area while we work
  • Clear the area around the work

How to look after the new joints

So the new joints stay in good condition:

  • Walk round the building once a year and look at the joints
  • Keep soil, plants and ivy away from the joints
  • Never let anyone fill a movement joint with mortar
  • Fix overflowing gutters above sealed joints

Only paint over the joint if we’ve confirmed the sealant can take paint. Paint can crack on a flexible joint, and paint can crack as the joint moves.

Gaps, plants or missing sealant in a joint are worth getting looked at. Earlier resealing means a smaller job and a better result.

What we are called out for in Lunanhead

If plants are growing out of a joint, the sealant has normally failed or was never there. Roots and dirt hold water against the wall and speed up the damage.

Signs it’s time to call us include:

  • Joints where the bead has come unstuck
  • Weathered mastic that no longer stretches
  • Cracked joints where brick meets render or frames
  • Failed sealant between panels on a façade

For site and facilities teams at buildings such as Forfar Academy, movement joints, cladding joints and gutters on larger buildings need the same care as a house’s.

What to look for in a quote

  • How long the guarantee is
  • What happens if the job turns out different
  • How the joint is cleaned and prepared
  • What insurance they hold

Our hiring checklist

What the job involves on each surface

Copings and trims

A failed coping joint lets water into the top of the wall. Resealing them is a small job that protects a lot.

Render joints

Water behind render can lead to blown patches. Resealing the joints early keeps water out and helps it last.

Do you work for hotels and businesses?

Yes. We work in offices, washrooms, hotels and other commercial premises. We can talk about working times when we quote.

How do you reach high-level joints?

Each building is different. Send us photos and a rough idea of the height.

How often do external joints need resealing?

It varies with how exposed the wall is and how much the joint moves. Signs to watch for are cracking, hardening and gaps at the edges and have them redone then.

What is backing rod for?

The foam is closed-cell backing rod. It stops the sealant going in too deep and bonding to three sides.

How long before the joint can be used?

Different products cure at different speeds, so follow the cure time we give you.

Do you work for landlords and businesses?

Yes. We work for homeowners, landlords, letting agents, businesses and hotels in Lunanhead.

What external mastic looks like in Lunanhead

Plenty of Scottish homes have harled walls, and joints where harling meets other materials need a sealant that can grip and flex. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that.

In the older streets around Lowson Memorial Church, old and new materials meet at the roofline and walls, which is where sealant earns its keep.
