About our external mastic in Craichie

We are ARBOMaster approved applicators, and each external joint gets a sealant suited to it. Some surfaces need a primer before sealing and we use one wherever it does. Typical jobs include movement joints with cracked, split or missing sealant and weeds or debris growing in open joints, on joints between brick and frames, concrete & block and copings & trims.

Stone walls need a stone-friendly sealant, as acetoxy products can attack some stone. Newer houses need their movement joints and roofline trims kept sound.

Your job is guaranteed for a year, as with all our work.

What sealant work can’t fix

It helps to know what we can’t do too:

  • Failed render or damaged cladding panels
  • Damp from another source, such as a leaking gutter or a bridged damp-proof course
  • Subsidence or other structural problems

If you are not sure, just send an email to info@mrmastic.co.uk and we’ll give you a straight answer.

Your questions about external mastic in Craichie

Is Craichie in your area for external mastic?

Yes, Craichie is within the area we cover. We work across all of Scotland. You can email us at info@mrmastic.co.uk and tell us what needs doing.

Is there a guarantee on external mastic in Craichie?

Every job comes with our 12-month guarantee, wherever it is. We are also fully insured and ARBOMaster approved.

Do the sealants smell?

There can be a smell while the sealant cures, which fades as it sets. Opening a window helps.

Do you take out the old sealant first?

Always. Sealing over the old bead is the commonest cause of early failure, and it’s something we never do.

What do you need from me for a quote?

The location, the problem and the rough size of the job. If you can, email a few photos.

Can you reach joints on upper floors?

It depends on the building. Tell us the height, the number of joints and what’s below them.

Are you fully insured?

Yes. We’re fully insured for every job we do.

Can you work on commercial sites?

Yes. Hotels, offices and other businesses use us and we’re fully insured.

Why deal with it now?

Done well, a resealed joint is a neat, straight line that suits the wall. A hurried job with smeared edges and no backing looks worse and fails sooner so it’s worth doing right. In a place like Craichie, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.

No two jobs are quite the same, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all make a difference.

Why us?

  • Trusted Arbo and Everbuild sealants
  • A choice of colours where the product allows
  • Fully insured
  • We never seal over old sealant

Common problems we fix in Craichie

Some movement joints have been pointed up with mortar. With the joint locked solid, the movement turns into cracks elsewhere in the wall.

Common reasons people contact us include:

  • Hard, crazed mastic that has stopped moving
  • Rain getting behind render or cladding at a joint
  • Sealant pulling away from one side of the joint
  • Joints pointed up with cement by mistake

Around Craichie, as everywhere, external mastic is only as good as the preparation behind it.

Before booking anyone

  • How long to leave it before use
  • What insurance they hold
  • Whether all the old sealant comes out first
  • How much experience the applicator has

Our hiring checklist

Work for landlords, hotels and businesses

We work for landlords and agents as well as homeowners. Sealant work between tenants keeps a property looking cared for.

A neglected joint can let water reach the structure, which matters even more when someone else lives there. Resealing at the right time is simple maintenance.

How it works

When we arrive, we start by going over the job with you, so there are no surprises. Surfaces next to the work are protected before any work begins. The work usually takes a few hours to a few days, depending on the length of joint and the access. Around Craichie, distance and access matter more than parking. Tell us how to find the property and how to reach the work.

  1. First, the joints are inspected and the access agreed.
  2. Every bit of old sealant and any mortar or debris is cut out.
  3. Joint faces are cleaned back and primed if the sealant needs it.
  4. Backing rod sized to the joint goes in to set the depth.
  5. We apply the sealant, tool it and check the whole run.

Preparing for the visit

  • Mention any tricky access
  • Let us know about earlier repairs to the joints
  • Clear the area around the work

Advice

Should I try it myself first?

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

What external mastic looks like in Craichie

Plenty of Scottish homes have harled walls, and joints where harling meets other materials need a sealant that can grip and flex. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that.

In the older streets around Dunnichen Church, an extension built onto an older house moves differently, and the joint between them takes the strain.

How we quote for external mastic

  • The old material and how stubborn it is
  • When we can work, for business premises
  • How many rooms, windows or areas are involved
  • The product the joint needs

We do not show prices on the website, because the cost depends so much on the job itself. Call for a quick quote.
