Bathroom resealing across DD8: what to expect

It isn’t only bathrooms. Worktop upstands, sink edges and splashback joints all take splashes every day, and water that gets into the back edge of a worktop can swell the board. We reseal them with a kitchen-suitable silicone, matched to the worktop where it’s on show. We work on basins & vanity units, kitchen worktops & upstands and wet rooms, and the jobs we see most are leaks into the floor or ceiling below and a joint torn by a bath that flexes.

Good joint work is mostly preparation, and we don’t rush it. Joints are cleaned back and dried before anything new goes in. In total, it normally takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen.

  1. We protect the area and cut out all of the old sealant, including the film left on the tiles.
  2. The joint is cleaned, degreased and treated for mould.
  3. Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
  4. We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
  5. We clear away and tell you when it can get wet, normally after around 24 hours.

Where we work in DD8

Homes across DD8 range from older properties to new builds, and in places like Forfar, Kirriemuir and Letham there’s plenty of rented property too. Sound sealant and clean grout keep water out and rooms looking cared for.

Scottish weather is hard on outside joints, especially in the wetter west. That shapes the choice of sealant for jobs across DD8.

Forfar: If you look after a building such as Forfar Academy, we reseal washrooms and kitchens in schools and businesses as well as homes. If you live in an older home near Forfar Parish Church, older homes can move a little, which is hard on rigid grout and tired sealant.

Can I do it myself?

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.

What sealant work cannot fix

Some problems need a builder, plumber or other trade rather than us:

  • Cracks in the tray itself rather than the joint
  • A leaking waste, trap or valve
  • Failed grout lines across the wall

Keeping the joints in good condition

Once the sealant has cured, a few habits help it last:

  • Squeegee the walls and tray after use
  • Dry worktop joints after washing up
  • Move toiletries away from the joint
  • Look for lifting corners and small gaps now and then

Don’t stand bottles along the bead, because they trap water against the silicone. A quick squeegee after showering keeps water from sitting on the joint.

There’s no need to wait for a full refurbishment. Like paintwork, sealant needs renewing from time to time, and replacing it when it fails protects the rest of the room.

Different surfaces, different methods

Shower trays & enclosures

The vertical joint where a screen profile meets the wall is a common leak point. It’s resealed along with the tray joints, following the enclosure maker’s guidance on which side to seal.

Wet rooms

In a wet room, the joints between floor and walls take standing water. They get anti-fungal sanitary silicone, working on the surface joints, not the tanking or drainage.

Work for landlords, hotels and businesses

Letting agents often deal with us directly. Send the address, what’s needed and the access arrangements.

We work for landlords and letting agents as well as householders. Sealant work between tenants is a simple way to keep a property in good order.

Questions from DD8

Will the old sealant be removed?

Yes, every time. New sealant will not bond properly to old, so any old material comes out before anything new goes in.

How much does bathroom resealing cost in DD8?

Every job is different, so each one gets its own quote. For a quick quote, send an email to info@mrmastic.co.uk with a short description of the job.

How long does it take to reseal a bath or shower?

It depends on how many joints there are and how much old sealant has to come out. Allow a couple of hours for a typical bath or shower.

Does someone need to be in?

That depends on where the joints are. For work indoors, someone needs to let us in, while outside work can sometimes be arranged differently.

Is it worth trying it myself?

Some simple jobs can be done by a careful DIYer. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.

Are you fully insured?

Yes. We’re fully insured, and we can confirm the details when we quote.

Where do you work from?

Our base is Crawley. Our area covers South East England, London and Scotland.
