Aberlemno Bathroom Resealing
Bathroom resealing across Aberlemno and nearby, with every bit of old sealant taken out first and a 12-month guarantee.
- Mouldy sealant that has gone black
- Failed sealant on the screen profile
- New sealant laid over old sealant that is now lifting
Why deal with it now?
You do not need a new bathroom because the sealant looks bad. A new bead often brings the whole room back. If something else is wrong, we will tell you. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
No two jobs are quite the same, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all make a difference.

How we handle bathroom resealing in Aberlemno
It is not only bathrooms. The joint between worktop and wall, the edge of the sink and the bottom of the splashback get wet every single day, and water behind a laminate worktop can make it swell. Kitchen joints get a sealant suited to kitchens, colour-matched where it shows. If you’re dealing with new sealant laid over old sealant that is now lifting and sealant that has split, shrunk or peeled away, we can put it right.
In and around a place like Aberlemno, homes range from older stone-built properties to newer houses. Older buildings can move a little, and that shows first in cracked grout and split sealant.
We stand behind the work with a 12-month guarantee.

Signs you need bathroom resealing in Aberlemno
Sealant laid on a damp, dusty or greasy joint never bonds properly. Traces of soap, bath oil and old sealant stop it gripping, and a joint that looked fine soon begins to come away.
It’s worth asking for a quote if you see:
- Leaking joints on a shower screen
- Damp behind the bath or under the tray
- A joint torn by a bath that flexes
- Shrunken sealant along the back of a worktop
In the older streets around Aberlemno Parish Church, older homes can move a little, which is hard on rigid grout and tired sealant.
What to look for in a quote
- What the quote includes, VAT included or not
- What product goes in the joint
- How the joint is cleaned and prepared
- The length of the guarantee
How the job changes by surface
Shower trays & enclosures
If a tray moves underfoot, new silicone will not last. We check for movement before we reseal, and tell you if it needs re-bedding first.
Kitchen worktops & upstands
The joint between worktop and wall takes splashes, crumbs and cleaning sprays. We seal them in a colour that suits the worktop, so the line doesn’t stand out.

What affects the cost of bathroom resealing
There’s no set price list. What we look at:
- The size of the job
- Working hours on commercial sites
- How many areas need sealing
- Any mould that needs treating
Leaving a failed joint usually makes the job bigger, not smaller, because water and mould keep working on it. If you are unsure, email us at info@mrmastic.co.uk and we’ll give you an honest view and a quote.
Helping us quote
To make quoting easier, let us know:
- Whether it has been sealed before
- Where the job is, and your postcode
- If it’s domestic, commercial or a hotel
- The problem you’ve noticed
Quotes start with a quick conversation. Describe the problem, the location and the size of the job, and we will explain how we’d tackle it. Whenever you’re ready, email us at info@mrmastic.co.uk.
Aberlemno homes and their sealant
Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black. In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies.

How the visit works
We work through the job in order: protection first, then preparation, sealing and a tidy-up. Typically it takes a morning or an afternoon for most single baths and showers. Around Aberlemno, distance and access matter more than parking. Tell us how to find the property and how to reach the work.
- First, each joint is checked for movement and signs of water.
- Every trace of the old bead is removed, including the thin smear on the tiles.
- Joints are degreased and any mould is treated.
- When the joint is dry, and a bath has been filled with water, the new silicone goes on.
- The bead is tooled smooth and you are told the cure time, generally around 24 hours.
Before we arrive
- For indoor joints, keep the area dry beforehand if you can
- Tell us if parking is tricky
- Plan for the work area to be out of bounds to pets and children

Looking after it afterwards
How long the joints last depends on use and care. Here’s what we suggest:
- Wait for the cure time we give you
- Check the joints every few months for splits or lifting
- Never pick at the silicone with a blade
- Keep the fan on for a while after bathing
Wipe up standing water along the worktop joint and keep hot pans away from the silicone. A dry joint lasts longer.
Mould that starts as a few spots spreads through the bead. When it has grown right through, it rarely cleans out, and nearby grout often goes the same way. Replacing the sealant early keeps the job small.
For landlords and businesses
In hotels, rooms out of use cost money, so we plan the work room by room. Hotel work is part of what we do, alongside homes and businesses.
We regularly work with letting and managing agents. Tell us the address, the job and how access works and we’ll quote.
