Bathroom & kitchen resealing in Hillend, Angus
Our applicators work in Hillend on bath, shower, basin, wet room, worktop and sink resealing. Old material cut out, joints cleaned and sealed neatly and every job guaranteed for a year.
- Failed sealant on the screen profile
- Two layers of silicone, both failing
- Black spots spreading through the bead
About our bathroom resealing in Hillend
We fill the bath before sealing it. A full bath sits slightly lower than an empty one, so the new joint isn’t pulled apart the first time it’s used. Quick jobs often leave it out, and it makes a real difference. We are often asked to deal with black mould in the silicone that won’t clean off and water getting behind the kitchen upstand, across baths, kitchen worktops & upstands and wet rooms.
Bathrooms in smaller places like Hillend work just as hard as those in the cities. Generally soft Scottish water means less limescale, but steam still lets mould into sealant and grout.
Whatever the size of the job, you get the same 12-month guarantee in Hillend and across Angus.

Should I try it myself first?
Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.
Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.
What affects the quote in Hillend
We don’t publish a price list. The quote depends on:
- The old material and how stubborn it is
- Whether the work is at height
- Working hours on commercial sites
- How many rooms, windows or areas are involved
No two jobs are quite the same, so each one gets its own quote. Size, access and the product the joint needs all play a part, and we will explain the quote if you ask.
What to tell us for a quote
Photos help, but a description is a good start. Please mention:
- Pictures of the joints, sent by email
- Any previous sealing or DIY work
- How many joints, rooms or windows are involved
- The problem you’ve noticed
Asking for a quote is easy: let us know what needs doing and where. Photos by email help us understand the job.
For landlords and businesses
We regularly work with letting and managing agents. Send the address, what’s needed and the access arrangements.
Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance that we can handle for you.
Hillend: your questions answered
Is Hillend in your area for bathroom resealing?
Yes. Our work covers the whole of Scotland, and Hillend is part of that. Just drop us a line at info@mrmastic.co.uk with a few details of the job, and we’ll send you a clear quote.
Is there a guarantee on bathroom resealing in Hillend?
All our work, in Hillend and everywhere else, comes with a 12-month guarantee. We are fully insured, and an ARBOMaster approved applicator.
Do you have insurance?
Yes. Mr Mastic is fully insured, with over 20 years’ experience in sealant work.
Is it messy?
Very little: the area around the joints is protected first, and we clear up the old sealant and our materials before we leave.
Do you work for landlords and businesses?
Yes. We work in homes, commercial premises and hotels, and we’re fully insured.
Do I have to be there?
It depends on the job. For work indoors, someone needs to let us in, while outside work can sometimes be arranged differently.
What do you put in the joint?
The product depends on the job: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.
I’m a tenant. Can you help?
Of course. Check with your landlord; we can send the quote to them too.
When something else is needed
A few problems are outside what sealant work can do:
- Leaks from a shower valve, waste or pipework (a plumber’s job)
- Damage behind the tiles that needs a tiler
- Cracks in the tray itself rather than the joint
If you’re not sure, just send an email to info@mrmastic.co.uk and we’ll give you a straight answer.
Surfaces we seal
- Basins & vanity units
- Wet rooms
- Baths
- Sinks & splashbacks
- Shower trays & enclosures
- Kitchen worktops & upstands
Looking after it afterwards
Once the sealant has cured, a few habits help it last:
- Do not leave water standing on kitchen joints
- Keep an eye on the corners, where splits start
- Keep scourers and sharp tools away from the bead
- Squeegee the walls and tray after use
Clean the silicone with care: a mild bathroom cleaner and a soft cloth is enough. Avoid scouring pads and anything sharp, because a damaged bead gives mould a foothold.
Watch for the early signs: a corner lifting, a gap behind the bead, a dark line under the silicone or a damp patch on the ceiling below. If you spot one, it’s time to reseal.

Sinks & splashbacks
Around the sink, we use a product suited to kitchens, and a food-safe product where it’s needed. The bead is finished smooth so it wipes clean.
Shower trays & enclosures
If a tray moves underfoot, new silicone will not last. Movement is checked before anything is resealed, and if the tray needs refixing, we’ll say so.
Bathroom resealing in Hillend: local notes
Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black. In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in.
Whether the job is in Hillend itself or nearby, the right material for each joint matters as much as a neat finish. Around Hillend, as everywhere, bathroom resealing is only as good as the preparation behind it.

How the visit works
We work through the job in order: protection first, then preparation, sealing and a tidy-up. For most jobs that takes two to three hours for a typical bath, depending on how much old sealant there is and we leave things clean and tidy. For a place like Hillend, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- First the area is protected and every bit of old sealant removed.
- Next, the joint is cleaned and any mould is treated.
- We let it dry fully and fill the bath with water before sealing.
- We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
- We clear away and tell you when it can get wet, generally after around 24 hours.
Getting ready for the visit
- Keep children and pets away from the work area
- Clear items away from the joints we’re working on
- Mention if the joints have been sealed before
