Bathrooms and kitchens in Hunter's Town

Hunter's Town is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

If you live in an older home near Carnoustie Parish Church, walls and floors in older homes can move, and sealant and grout show it first. Managing a site like Carnoustie High School? Then washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

Hunter's Town is about 1 mile west of Carnoustie, in Angus. Hunter's Town gets the same service as everywhere we cover: old sealant removed completely, careful preparation and a one-year guarantee. Hunter's Town is one of 40 places in Angus we cover. Our Dundee page covers work nearby.

Our applicators cover all of DD7 for bathroom resealing. We cover properties on Barry Road, Lochend Road and Maclagan Road and the roads around them. Bathroom resealing for homes and businesses in Hunter's Town

The secret of a lasting bead is the preparation. The old sealant is removed to the last smear, then the joint is cleaned, degreased and treated for mould. Only once it’s dry does the new bead go on. If you’re dealing with black mould in the silicone that won’t clean off and a reseal done over the top of the old bead, we can put it right, whatever the surface.

Being further from a city doesn’t change the work: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. The journey and access are simply planned in advance.

The work is covered for a year after we finish. If anything isn’t right with it, drop us a line at info@mrmastic.co.uk.

What happens on the day

There isn’t much for you to do on the day. Show us the job and we will take it from there. The work itself takes two to three hours for a typical bath, depending on how much old sealant there is. Outdoor work around Hunter's Town depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Work indoors is not affected.

  1. Protection goes down around the bath, shower or worktop.
  2. We cut away the old sealant and clean off what’s left.
  3. Mould is treated, then the joint is left to dry thoroughly.
  4. Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
  5. The joint is finished neatly and we explain when it can get wet.

Preparing for the visit

  • Mention any sign-in or site rules at work premises
  • Try not to wet indoor joints just before the visit
  • Tell us about any previous sealing or DIY attempts

Should I try it myself first?

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

Do you need bathroom resealing in Hunter's Town?

Mould is the reason many people want their sealant replaced. Bathrooms without good ventilation keep the silicone damp for hours, and once it has grown into the bead, cleaning rarely gets it out.

Signs it’s time to call us include:

  • Leaking joints on a shower screen
  • Leaks into the floor or ceiling below
  • Smears of silicone across the tiles
  • A bead that has pulled away from the tiles

Letting a property close to Golf Street station? Then mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

What your quote should include

  • How hidden problems are handled
  • Which colour the sealant will be
  • Whether they seal over old material or remove it
  • What preparation is included

Wet rooms

Wet rooms rely on sound joints at floor and wall junctions. They get anti-fungal sanitary silicone, and our work is on the visible joints only.

Basins & vanity units

On a basin, neatness shows: so we keep the line tidy and even, finished in a colour that suits the basin.

Hunter's Town questions

Will you come out to Hunter's Town?

Yes, we do. We work across all of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.

I let a flat near Golf Street station. Can you help?

Yes, landlords and agents are among the people we work for, and several properties can go on one quote. Just send an email to info@mrmastic.co.uk with the address and what needs doing, and we’ll give you a clear quote.

How much does bathroom resealing cost in Hunter's Town?

The cost depends on the size of the job, access and how much old sealant has to come out. Call for a quick quote and we will talk you through it.

Will the old sealant be removed?

Yes. Sealing over old sealant is the main reason resealing fails early, so we never do it.

Does someone need to be in?

We need access to the joints, so we will agree that with you when we book. Indoors, that usually means someone at home.

Where are you based?

Our base is in Crawley, West Sussex, and we work across South East England, London and Scotland.

What colours of sealant can you use?

White, clear and a range of colours are available. On a worktop we colour-match where the joint shows.

Do you hold any approvals?

Yes. We’re ARBOMaster approved, the scheme for applicators of Arbo sealants.

Landlords, agents and businesses in Hunter's Town

Housing providers, facilities teams and property managers book us too. Several sites can be quoted together, and we are fully insured.

We regularly work with letting and managing agents. Tell us the address, the job and how access works and we’ll give you a quote.

Why it’s worth doing now in Hunter's Town

A quick bead over the top of the old one might look better for a while, but it won’t bond. Water creeps under it and mould follows, so the next person has twice as much to remove. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.

The cost reflects the work involved, not guesswork. That’s why we ask about the job first and agree the price before starting.

What you get with us

  • Quality sealants from Arbo and Everbuild
  • Old sealant always removed completely
  • Full insurance on every job
  • You choose the colour before work begins

See our cost guide and our reviews.

What sealant work can’t fix

We’d rather tell you now than do work that won’t last, so these are the limits:

  • Cracks in the tray itself rather than the joint
  • Tiles that have come away from the wall
  • Failed grout lines across the wall

If you are not sure, just send an email to info@mrmastic.co.uk and we will give you a straight answer before you book.
