About our sand mastic in Hunter's Town
A silicone bead around a sash window can look out of place and is not always the right material. Sand mastic is the traditional choice and we can swap the silicone for it. If you have old sand mastic that has cracked, crumbled or fallen out and mastic that needs renewing before redecorating, we can put it right, on period & listed homes, tenement windows and sash and case windows alike.
Many older Scottish homes still have timber windows set into stone walls. The sealant has to suit the stone, which rules out acetoxy silicones that can mark or attack it.
You are covered for a year from the day we finish. If there’s a problem with it, please drop us a line at info@mrmastic.co.uk.

Hunter's Town homes and the weather
Hunter's Town is within about 1 mile of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on the mastic around older windows and doors, which can dry out and crack sooner where a building faces the weather. Sash and case windows are common in older Scottish homes, often pointed into the wall with traditional sand mastic.
In the older streets around Carnoustie Parish Church, frames set in older brick or stone need a sealant that suits the wall as well as the frame. Rented homes near Golf Street station change hands often, and any sash windows need sound mastic to keep draughts and rain out.

What else we do in Hunter's Town
Can I do it myself?
What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.
If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.
Why deal with it now?
Not every filler suits an old window surround. Sand mastic is the like-for-like choice and that can be important for listed homes. In a place like Hunter's Town, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.
Some things make a job bigger or smaller: the old material and how easily it comes out, any mould to treat, and whether we need extra access for height. We take all of that into account in your quote.
Why Hunter's Town clients choose us
- Anti-fungal sanitary silicone in wet areas
- Quality sealants from Arbo and Everbuild

How the job changes by surface
Sash and case windows
The box of a sash and case window sits in the stone or brick opening. The gap round it is pointed with sand mastic.
Stone surrounds
Sand mastic sits naturally against stone. It finishes to look like part of the surround.
Common questions in Hunter's Town
I let a flat near Golf Street station. Can you help?
Yes, rental work is part of what we do. Just drop us a line at info@mrmastic.co.uk and tell us about the property, and we will give you a clear quote.
Do you cover smaller places like Hunter's Town?
Yes, we do. We work across all of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.
Should I try DIY first?
Sometimes. Preparation is everything: all the old sealant out, and a clean, dry joint. If it doesn’t work out, we can redo it.
Should I use sand mastic or silicone?
We will talk it through with you. Period homes often look best with sand mastic and newer frames suit modern sealant.
Where do you work from?
Our base is in Crawley, West Sussex, and we cover South East England, London and all of Scotland.
Do you do commercial work?
Yes, regularly. Larger jobs can be planned room by room or area by area.
How much does sand mastic cost in Hunter's Town?
The cost depends on the size of the job, access and how much old sealant has to come out. Ask us for a quote and we’ll talk you through it.
What’s sand mastic made of?
It’s the traditional filler for the joint round timber windows and doors. It combines sand with a linseed-oil-based binder.
How the visit works
On the day, we start by going over the job with you, so there are no surprises. We protect the surfaces around the joints before work begins. Most jobs take a few hours per window, depending on the condition of the joints. For a place like Hunter's Town, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- First we agree which joints need doing.
- Old mastic and any loose material are raked out.
- Deep gaps are packed so the mastic sits at the right depth.
- We apply the mastic by hand and shape it.
- We dress the finish so it sits neatly against the masonry.
Getting ready for the visit
- Tell us about access, such as stairs, a lift or high-level joints
- Let us know about earlier repairs to the joints
- Move anything stored near the joints

Keeping the joints in good condition
Joint life depends on how it’s used and looked after. Here’s what we suggest:
- Don’t paint over the new mastic
- Have rotten timber repaired before new mastic goes in
- Take care around the mastic when scraping paint
- Inspect the joints round the windows every year or so
Keep paint scrapers and sanders off the mastic when redecorating. Hard scraping can loosen it.
Small cracks are a sign the mastic is ageing. It’s easier to renew it before it drops out.
Do you need sand mastic in Hunter's Town?
Paint, silicone or cement used over old mastic causes problems. They don’t move with the timber and we normally remove them.
Keep an eye out for any of the following:
- Gaps between timber frames and stone or brick
- Draughts and rain around sash boxes
- Crumbling sand mastic round a window
- Silicone on a period window that looks wrong
For site and facilities teams at buildings such as Carnoustie High School, the mastic around its windows and doors needs looking after like any other building’s.
