Bathroom resealing in Arbroath

It is not only bathrooms. The joint between worktop and wall, the edge of the sink and the bottom of the splashback get wet every single day, and water behind a laminate worktop can make it swell. Kitchen joints get a sealant suited to kitchens, colour-matched where it shows. We work on baths, kitchen worktops & upstands and shower trays & enclosures, and people most often call us about gaps between the worktop and the wall and water escaping at the shower enclosure.

In a town like Arbroath, stone-built older streets generally sit alongside harled houses and newer estates. Whatever the age of the house, sealant and grout wear out in the end.

A one-year guarantee comes as standard, so you are covered after we have gone.

Bathroom resealing in Arbroath: local notes

Arbroath is within about 1 mile of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that does not dry out.

In the older streets around Knox's Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. For site and facilities teams at buildings such as Arbroath High School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. Letting a property close to Arbroath station? Then mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

What sealant work cannot fix

Honest advice matters more to us than a booking, so here’s what new sealant won’t do:

  • Water coming from the plumbing rather than the joint
  • A tray or bath that is cracked through
  • Damage behind the tiles that needs a tiler

If you are not sure, just send an email to info@mrmastic.co.uk and we’ll give you a straight answer.

Joints and surfaces we work on

  • Basins & vanity units
  • Shower trays & enclosures
  • Baths
  • Wet rooms
  • Kitchen worktops & upstands
  • Sinks & splashbacks

Should I try it myself first?

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.

For landlords and businesses

We also work for property managers and facilities teams in Arbroath and across Angus. Several sites can go on one quote, and we are fully insured for the work.

Letting agents often deal with us directly. Tell us the address, the job and how access works and we’ll give you a quote.

Leave it or put it right?

Most of the work in a good reseal happens before any silicone goes on: removing all the old sealant, degreasing the joint, treating mould and drying it properly. Skip those steps and even the best silicone fails early. If you live in a flat in Arbroath, failed sealant can send water to the neighbours below, and that’s much harder to put right.

A few things move the cost up or down: the old material and how easily it comes out, whether mould needs treating, and whether we need extra access for height. Your quote takes all of that into account.

What you get with us

  • We never seal over old sealant
  • Approved under the ARBOMaster scheme
  • Anti-fungal silicone where joints get wet
  • Arbo and Everbuild products

Sinks & splashbacks

Water getting under the rim of an inset sink can soak the worktop. Where the sealant around the visible edge has failed, we renew it.

Wet rooms

Wet room floors move slightly as they’re used, so the internal corners need silicone rather than grout. Cracked grout in a corner can be cut out and replaced with silicone.

What we do, step by step

Before we leave, we go over the finished joints with you and tell you how long to leave it. The work normally takes half a day or less for one room, longer when the kitchen is included, depending on the amount of work. For a job in Arbroath, tell us where the work is, how to get in and where to park. Outdoor jobs need a dry day, so they can move if the weather turns.

  1. We cover the area around the joints we are working on.
  2. Old sealant is sliced away and the residue removed.
  3. Mould is treated, then the joint is left to dry thoroughly.
  4. Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
  5. We finish the joint, clear up and tell you how long to leave it before it gets wet.

Getting ready for the visit

  • Tell us if parking is tricky
  • Let us know about stairs, lifts or work at height
  • For indoor joints, keep the area dry beforehand if you can

Keeping the joints in good condition

Once the sealant has cured, a few habits help it last:

  • Stick to a soft cloth and a mild cleaner
  • Check the joints every few months for splits or lifting
  • Avoid abrasive pads on the sealant
  • Wipe the sealant dry after showering

Do not stand bottles along the bead, because they trap water against the silicone. Squeegeeing the walls and tray after use keeps water from sitting on the joint.

A split bead lets water through every time the bath or shower is used. Over time that water reaches floors, walls and ceilings. Early resealing closes the gap before damage is done.
