Sealant work in DD11

Bathroom resealing in DD11: how it works

A fresh bead of silicone changes how a bathroom looks more than most people expect. Black, patchy sealant makes clean tiles look tired, and a neat new joint puts that right in a short visit. It also seals the gaps that let water behind the bath. We work on baths, shower trays & enclosures and wet rooms, and people most often call us about failed sealant on the screen profile and leaks into the floor or ceiling below.

All our tools and materials come with us in the van. Once we’ve agreed what’s being done, we protect the area and start. It normally takes a couple of hours for a single bath or shower.

  1. We cover the area around the joints we are working on.
  2. We cut away the old sealant and clean off what’s left.
  3. Mould is treated, then the joint is left to dry thoroughly.
  4. Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
  5. We finish the joint, clear up and tell you how long to leave it before it gets wet.

What’s near Arbroath

We work in homes and buildings around Arbroath High School, Knox's Church and The Corn Exchange pub, among other places. There’s a railway station in Arbroath itself: Arbroath station. Nearby you’ll also find Arbroath Signal Tower Museum (0.6 miles south) and Arbroath Infirmary (0.6 miles south).

Where we work in DD11

From Arbroath, Friockheim and Inverkeilor to its smaller places, homes across DD11 have bathrooms and kitchens of every age. Family bathrooms, rented flats and hotel en suites all need their sealant and grout renewing in time.

Our work covers the whole of Scotland, DD11 included. Journeys are planned ahead, and outside jobs are booked around the forecast. Along the coast in DD11, holiday lets and guest houses can have bathrooms in near-constant use, which is hard on sealant and grout, and the weather is hard on the outside too.

Arbroath: For an older house near a landmark such as Knox's Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. If you let a flat or house near Arbroath station, fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.

What affects the cost of bathroom resealing

You will get a clear quote before we start. It takes into account:

  • How easy the joints are to reach
  • The type of sealant required
  • How many rooms, windows or areas are involved
  • How much old sealant there is and how hard it is to remove

The cost reflects the work involved, not a rough estimate. That is why we ask about the job first and agree the price before starting.

What we need to know

When you call or email, it’s useful to know:

  • How many joints, rooms or windows are involved
  • Access, such as stairs, a lift or height
  • Whether it has been sealed before
  • What the problem is, such as mould, gaps, leaks or cracking

Call for a quick quote, or send an email if you’d rather. Tell us about the joints that need doing and we will explain what’s involved and give you a clear price.

When something else is needed

New sealant cannot fix everything, and we’d rather say so up front. Sealant will not put right:

  • Loose or hollow tiles, or failed tanking behind them
  • A bath or tray that moves because it isn’t properly supported
  • Cracked or missing grout between tiles (that is regrouting)

Different surfaces, different methods

Sinks & splashbacks

Splashbacks in glass, tile or acrylic meet the worktop in a long joint. It’s resealed in white, clear or a colour to suit.

Baths

Baths move more than any other fitting, so we fill it with water before sealing. That way the joint is laid with the bath at its heaviest.

What we’re called out for in DD11

Plenty of failed sealant has been laid over the top of older sealant. New silicone will not bond to old silicone, so it peels, leaks and hides mould behind it.

Common reasons people contact us include:

  • A reseal done over the top of the old bead
  • Shrunken sealant along the back of a worktop
  • A bead that has pulled away from the tiles
  • Water escaping at the shower enclosure

Why act early?

Leaving a split or mouldy bead only stores up trouble. Once water is behind the bath, it can reach floorboards, panels and the ceiling underneath, turning a small job into a building repair.

Common questions in DD11

What do you need from me for a quote?

A short description and the location. If we need more, we will ask.

Do you work for letting agents?

Yes, regularly. We can quote for several properties at once.

Will there be a smell?

Possibly a little. Any smell clears as the sealant cures, and ventilation helps.

Do you do commercial work?

Yes. Hotels, offices and other businesses use us.

Can you reseal around my kitchen sink and worktop?

Yes, often alongside a bathroom. Where it’s needed by the sink, we use a food-safe sealant.

Do you guarantee your resealing?

Yes. Our one-year guarantee covers every job, and we’re fully insured.

How long does a bath or shower reseal take?

One bath or shower is around two hours’ work, old sealant removal included. A whole bathroom plus the kitchen may take most of the day.
