Bathroom resealing for homes and businesses in Brechin

Resealing is a small job that makes a big difference. Mouldy silicone makes even a new bathroom look neglected, and a neat new joint puts that right in a short visit. Just as important, it closes the gaps water would otherwise get through. We work on wet rooms, basins & vanity units and sinks & splashbacks, and the jobs we see most are smears of silicone across the tiles and a reseal done over the top of the old bead.

For a place like Brechin, the job is the same as anywhere: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. The journey and access are simply planned in advance.

The work is covered for a year after we finish. If there’s a problem with it, please email us at info@mrmastic.co.uk.

Common problems we fix in Brechin

Not every tube in the shop is meant for a shower. Acrylic caulk and general-purpose sealants aren’t designed for a joint that is wet every day, so they crack, discolour or grow mould quickly. Wet areas call for a sanitary silicone with an anti-fungal additive.

The problems people generally mention when they call are:

  • A reseal done over the top of the old bead
  • Mouldy sealant that has gone black
  • Damp behind the bath or under the tray
  • Gaps between the worktop and the wall

In and around Brechin, as anywhere, good bathroom resealing starts with a clean, dry, properly prepared joint.

Our hiring checklist

Can I do it myself?

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.

Honest limits

New sealant can’t fix everything, and we will tell you before work begins. Sealant will not put right:

  • Leaks from a shower valve, waste or pipework (a plumber’s job)
  • Loose or hollow tiles, or failed tanking behind them
  • Movement from a bath with loose feet or no proper support

If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think before booking.

Joints and surfaces we work on

  • Shower trays & enclosures
  • Kitchen worktops & upstands
  • Sinks & splashbacks
  • Basins & vanity units
  • Baths
  • Wet rooms

Keeping the joints in good condition

Looking after new joints is easy:

  • Keep an eye on the corners, where splits start
  • Stick to a soft cloth and a mild cleaner
  • Let new sealant cure fully before it gets wet
  • Dry worktop joints after washing up

Wipe up standing water along the worktop joint. The drier the joint stays, the longer it lasts.

Don’t wait for a refit to deal with failed sealant. Like paintwork, sealant needs renewing from time to time, and renewing it as soon as it fails protects everything around it.

What we do, step by step

When we get to you, we check the joints match what you told us. If anything is different, we explain it before carrying on. Most jobs then take around two hours for one bath or shower, longer for a whole bathroom. Somewhere like Brechin may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.

  1. Protection goes down around the bath, shower or worktop.
  2. We cut away the old sealant and clean off what’s left.
  3. We treat any mould and let the joint dry properly.
  4. Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
  5. We finish the joint, clear up and tell you how long to leave it before it gets wet.

How to prepare

  • Let us know about earlier repairs to the joints
  • Tell us about access, such as stairs, a lift or high-level joints
  • For business premises, tell us about site rules or sign-in

Advice

Why deal with it now?

Sorting it now is quick: the work takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. Left until water gets through, the job can grow to lifting panels, drying out and decorating. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

There are no prices on our website, because each job is priced on what it involves. Call for a quick quote and we will talk you through it.

Bathroom resealing around Brechin

Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

For site and facilities teams at buildings such as Brechin High School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

Do you take on hotel work around Brechin?

Yes, hospitality work, including hotels, is part of what we do. Jobs can be programmed room by room, with out-of-hours working possible to arrange.

Can you get rid of the black mould in my sealant?

Yes. Once mould has grown into the silicone, it generally can’t be cleaned out for good, so we cut it out, treat the joint and reseal with anti-fungal silicone.

Will the old sealant be removed?

Yes. All of the old material is cut out and the joint cleaned before resealing.

Are you an approved applicator?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we’re part of it.

Are you fully insured?

Yes, we are fully insured.

What do you put in the joint?

Quality sealants from brands including Arbo and Everbuild, chosen to suit the joint. We explain the product when we quote.

Can you quote for more than one area?

Yes, and it often makes sense. Combining jobs makes good use of the visit, so mention them when you ask for a quote.
