What we are called out for in Unthank
No sealant lasts indefinitely. Daily water, heat and cleaning products slowly wear it down, so its life depends on how the room is used, cleaned and aired.
These are the problems we’re asked about most:
- Gaps where the bath or tray has moved
- Gaps between the worktop and the wall
- Sealant that has split, shrunk or peeled away
- A messy, uneven bead from a previous reseal
Homes close to West and St Columba's Parish Church include some older properties, and bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

Bathroom resealing for homes and businesses in Unthank
It is not only bathrooms. Worktop upstands, sink edges and splashback joints get wet every single day, and water behind a laminate worktop can make it swell. Kitchen joints get a sealant suited to kitchens, colour-matched where it shows. We are often asked to deal with water escaping at the shower enclosure and gaps where the bath or tray has moved, on basins & vanity units, shower trays & enclosures and baths.
Bathrooms in smaller places like Unthank work just as hard as those in the cities. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.
A one-year guarantee comes with the work, just as it does everywhere we cover.

Unthank homes and their sealant
Unthank has hotels and guest accommodation nearby. Hotel bathrooms are part of our work as well as homes, and can be done room by room. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that does not dry out.
For site and facilities teams at buildings such as Brechin High School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

DIY versus a professional finish
The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.
Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.
When it is not the sealant
We’d rather tell you now than do work that will not last, so here’s what sealant cannot put right:
- Cracks in the tray itself rather than the joint
- Damage behind the tiles that needs a tiler
- Water coming from the plumbing rather than the joint
Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly.

Surface by surface
Basins & vanity units
Basin joints are short and close to eye level: so we keep the line tidy and even, in white, clear or a colour to suit.
Kitchen worktops & upstands
Water behind a laminate worktop can make the edge swell. A sound joint along the back edge stops that.

FAQs for Unthank
Will you come out to Unthank?
Yes, we do. We work across all of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.
Do you take on hotel work around Unthank?
Yes, hospitality work, including hotels, is part of what we do. Work can be planned room by room, and out-of-hours working can be arranged.
Do you take out the old sealant first?
Yes, always, and completely. New sealant will not bond properly to old, so any old material comes out before anything new goes in.
What does bathroom resealing cost?
We don’t publish prices, because the cost depends on the job: how much there is, what’s there now, how we reach it and what it needs. We agree the price before any work begins.
Will there be a smell?
Possibly a little. It fades as the sealant cures.
What colours of sealant can you use?
White and clear are the most common choices, but other colours can be used to suit tiles and worktops. Let us know your preference when you ask for a quote.
Do you reseal kitchen worktops and sinks too?
Yes, often alongside a bathroom. Next to the sink we use a food-safe product where it’s needed.
Do I have to be there?
If the work is inside, we need someone to let us in. After that, you can carry on with your day.
How it works
We keep the work tidy and contained to the joints we are treating, so you can get on with your day. Expect the work to take half a day or less for one room, longer when the kitchen is included, and we explain the cure time before we leave. For a place like Unthank, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.
- First, each joint is checked for movement and signs of water.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- Joints are degreased and any mould is treated.
- When the joint is dry, and a bath has been filled with water, the new silicone goes on.
- We tool the bead to a neat finish and give you the cure time, generally around 24 hours.
Preparing for the visit
- On commercial sites, let us know about site rules
- Move anything stored near the joints
- Where the joints are inside, avoid wetting them before we arrive
